Great price and location. Friendly and helpful owners & staff. Charming vibe - if slightly faded 😀 We received lots of great advice on where to eat, drink etc. The dolphin restaurant next door was friendly and fab also (they also do take outs). Room was very clean- but in need of a little TLC. Eg aircon worked, but remote handset was a little temperamental, some TV channels were a bit sketchy, shower took a little while to run warm. But we hate staying in characterless pristine branded hotels. We’ll fondle remember this for its staff and its quirkyness.

i thought i was booking a ”hotel”; as it turns out, we got lost looking for it as there is no indication that there is a hotel at the entrance; in fact, when i finally found the front door, i peeked in through a small window and i thought the place had closed or gone out of business; it turns out that it is more like a B & B; which is fine, but they should have warned us. you have to press the button and they let you in, then you climb two flights of steep stairs to get to reception. all in all, the location is good, the breakfast is very good, the room is very old, the lights flicker and the ac makes lots of noise; but if you can ignore that, it is a quaint place to stay; old school; and the staff is very nice

The price is exceptional, probably a good offer by chance with booking, which has made me appreciate it more than it is. The room was small and the bathroom was small, but it was clean, as others wrote, TV was not working because of the remote control and there was no reception, but there was no problem at the arrival or departure, with the code sent for message. The managers are at the Lance restaurant, 10 minutes walking away, and we're eating well and we're back the next day because it makes tourist menus with good prices and good food. The first we of Carnival, I was satisfied and if I found a offer like that I enjoyed, I would return. It's comfortable location, from the station or from the Rome square to a few minutes.

Love! It's very quiet here, and the hotel is also fragrant ~ welcome drink when staying, I chose white wine with snacks. The hotel staff was also warm and humorous. When they left for the Christmas holidays, they delivered delicious little chocolate bread. For breakfast, I have my favorite hive, and you can also order poached eggs with soft-boiled eggs. If you walk from the train station, you will cross two bridges, a constitutional bridge, and another small bridge.

Really nice small hotel in the center of Venice. Attentive, warm and kind staff. We loved it. Great value for the price. The breakfast was okay, the staff was helpful and everything in Venice in walking distance. We even got a huge breakfast box into our room the day before our departure, for the last day, since we had an early flight.

Lovely hotel in a great area. Minutes walk from Piazzale Roma (where we were dropped off by the airport transport service). The garden, where we ate breakfast, was lovely too and there was a good choice of food. Would have been nice to have been able to get a coffee when we arrived back after our days out (they didn’t appear to offer anything except breakfast). There was a bar next door to the hotel where you could get a drink so it wasn’t a problem and there were some lovely restaurants near the hotel if you wanted to eat locally. Our hotel room 124 didn’t have a nice view (Looked out onto a scruffy yard and the back of a very tall building - not what you expect to look out on when in Venice). We were only in the room for sleeping so not too much of an issue for us. Overall though, the hotel was lovely and we would definitely stay there again.
