Nice structure. nice staff. There are adequate services. However, full outdoor parking Saturday night due to the restaurant's customers so much that they can't park. In addition, when we arrived the room was cold: I think if guests arrive, the environment must be prepared to be comfortable (and this also takes into account the hotel level and the costs). The spa with heated swimming pool, sauna and very nice Turkish bathroom (pay).

This review is actually difficult to write. The property itself is located at a beautiful location. With that being said, the staff are not genuine and do not enforce ”rules” consistently nor with any rhyme or reason. For instance we went down to the spa area to get a tour of what we could experience. We were not wearing the issued spa shoes, so we were not given a tour. Not even offered to use some spa shoes due to ours being in our room. Yet when we were in the spa for a pool visit, we saw no less than 3 couples being shown around wearing regular street shoes. Also people are not supposed to be talking on their phones or listening to audible music. At least two guests were when we were at the pool. Overall the spa is severely overpriced and overly hyped. Quite frankly it's not impressive. Along the lines of rules, men are are supposed to wear pants in the restaurant at dinner, yet I saw men wearing shorts. Also once again people were chatting on their phones. The breakfast was good, but dinner was a huge disappointment. We ate dinner twice. The food was indeed presented well. But the taste was lacking. During a four course dinner, my appetizer of fried cod was essentially room temperature as if it was cooked 10-15 min earlier. It was not of good quality taste either. The rest of my ”hot” food for the 1st and 2nd courses were also NOT hot. My ravioli were warm at best. For my 2nd course only part of my pork dish was actually hot. And staff NEVER checked to see if the food was prepared properly or to your liking. My wife's one course was barely touched, not a single question was asked. Also we weren't even offered a wine list! we were shocked!!!!!!!!! The portion sizes are extremely small and over priced. One morning there was NO hot water. Called the front desk, they had someone to find what the problem was. Once it was fixed about 90 minutes later, they never called us to let us know. For the price we paid for the room ,they could've at least called us to let us know we had hot water again. They charge a flat fee of 30 Euros to charge an electric car each time. Our rental car was a plug in hybrid that had a small battery which could charge rather quickly. There was a language barrier. I was under the impression the fee to use the charger would be only 30 euros for our entire stay due to the battery not being for a fully electric car. That is not the case. Even for a fully electric vehicle, paying 30 euros is way too pricey. Depending where your room is located you have a long walk up or down ad very long walkway that is NOT level. IT's actually on a fairly steep incline/decline. Upon checkout they sent the person to help load bags to the wrong part of the hotel two times. I will discuss the staff last. The staff here pretends to act friendly. They seem very uptight and not at all genuine. Our entire stay here we did not feel like we could relax. We went to this Agriturismo last summer for the seventh time, it feels like coming home, the domain is maintained to the point and is a oasis of rest. The large pool is a cool day, the restaurant is a good restaurant for you to enjoy the Umbrian cuisine. The rooms are authentic, so great luxury as in a hotel you cannot expect. This would lose the setting of the old hove of charm. Our room is equipped with air-conditioning, shower, modern toilet and washing box a lovely bed. All you need. The central location makes it excellent for visiting the historical cities of the ancient Etruscans, natural visits and even a little riding to the lakes and the sea. I enjoy the rest of my holidays every time.

I stayed with my partner, a little work and a little holiday, we can only praise so much professionality and courtesy, we can't find a defect, even the restaurant is extraordinary, everything is unpredictable! We will return with pleasure
