I have been going to Arroyo Vista Inn for nearly a decade. This is a home away from home where I have stayed and have brought family and friends, all of whom enjoyed their stays tremendously. As a resident of South Pasadena, there have been occasions where I've needed an escape from the intense heat, issues with my own residence or just a getaway from it all as I did last Sunday. I've stayed in many of the rooms, all with their charms and singularities but my current favourite is room number 4, Daybreak Terrace, because it has a gorgeous clawfoot tub. I spent a relaxing evening soaking and listening to the owl hooting outside my window and the quiet chant of critckets. I've been caretaking for a very ill relative so this one night escape left me feeling like I'd had a long weekend. The room has lovely details, a four poster bed and faces the mountainside and its greenery. I highly recommend Arroyo Vista for its welcoming rooms, spotlessly clean and comfortable spaces and old world (1910) charm with modern conveniences.

What a wonderful stay! My only complaint is that I couldn't stay longer - I was in and out for business. Run by a family, the place is spotless. They have a casual happy hour late afternoon with wine and snacks - an opportunity to meet your fellow guests. My room had a lovely shared patio looking out to the mountains. The bed was super comfortable, and I had a desk to work on. I was cramming for work, so ordered delivery from a long list of excellent restaurants the B&B provided. And will take this opportunity to thank them for accommodating my special request. Highly recommend this lovely inn - perfect for a couple's weekend getaway or a family trip.

This hotel provides beautiful rooms, nicely presented and decorated. We felt almost like at home in a very cozy environment. The location was good when visiting Los Angeles, Hollowood, Beverly Hill, etc. We loved the hostality and especially the nice breakfast freshly cooked every morning for a reasonable extra- charge.

Choose The Bissell House instead! Place stole our money, lied, and blamed everyone else. For our anniversary I booked this "charming" B & B. I even emailed them several times in the days before we arrived asking various questions that they answered. However when we arrived we were told our room's air conditioning didn't work and that they had NO way to get a hold of me before hand to let me know. I HAD JUST BEEN TALKING TO THEM VIA EMAIL... I was dumbstruck. I emailed twice and they said nothing about air. They said they had a "sister" hotel they often send guests to and we took a drive to hotel only to find a motel 6 like motel. I cried. We quickly told owner we would not be staying there and after a long time I found another hotel at 4 times the cost. I was very disappointed, but MORE disappointed is that this B & B would NOT give me my money back. I waited for 5 days!!! Spoke to owner and she blamed the travel site I purchased this through and us for not purchasing it through her. The travel site said the B & B would NOT refund the money when they called. How sad. Finally I spoke to the owner and she said she would "try" to get "some" money back from other motel they sent us to. Just so terribly unprofessional. This is an example when a reputable business "eats" the cost and realizes how awful they would feel if put in our shoes. She even said the motel was "nice." So I warn you not to go here. They will take your money and send you to a motel if they have to. Really very sad!

My fiancé and I did a hotel buyout of the Arroyo for our wedding this month, and it was absolutely worth it! Our friends and family stayed in all the rooms, which were lovely, spacious, and comfortable. The Arroyo also catered our goodbye brunch the Sunday after the wedding, and it was FANTASTIC. They provided a decadent buffet of French toast, sausage, eggs, quiche, bacon, kept the coffee fresh, and included a few bottles of bubbly and orange juice to make mimosas. We were a bit slow getting all of our wedding guests out, but the owners were extremely relaxed about letting us take our time to spend our final moments with all our friends and family. Given the size of our wedding, we also did a hotel buyout of another boutique inn down the street, Bi**** Ho****. If you're deciding between these two, choose the Arroyo, hands down. Communication with the Arroyo staff was excellent, unlike the owners at B***** H****, who we contacted many times via emails, texts, and phone calls, only to receive responses sporadically. Due to this lack of communication, there was a severe misunderstanding between us that resulted in a really awful exchange on our last day. It was the only negative experience of our entire wedding weekend. If you want to spend a lot of money and be treated poorly by a pretentious couple who seem to think they are overseeing a museum rather than a hotel, stay at Bi***** Ho****. However, if you want to have a pleasant hospitality experience without the drama, complete with excellent food and beautiful views, the Arroyo is your place! Thank you, Susan and Janice, for your kindness and for being the perfect place to conclude our wedding weekend festivities!

We stayed for a family wedding. The rooms and communal space were excellent. The catered meal was beyond expectations. Everything from the main dishes and sides were so much better than I was expecting and the desserts were above and beyond. If you are looking for an event space for 25 to 50 people, I highly recommended

We stayed here for a week, visiting our son and his wife who live in Highland Park, a couple of miles away. We really enjoyed the stay. The bed was comfortable and, although the bathroom fittings were a little tired, everything worked OK. The breakfast was in a pleasant room on the ground floor and the host cooked a limited range of food to order every morning. The location suited us well. We don’t hire a car when we visit LA but use Uber and walk. South Pasadena is a 15 minute walk from the property and offers the Metro into LA. The area itself is fairly well served for restaurants and bars and is much more relaxed than the neighbouring metropolis. We’ll stay there again when we next visit.

My husband and I decided to attend the Rose Bowl and The Tournament of Roses Parade after it was announced his alma mater would be playing in the game. Originally, we had made reservations at a hotel but I didn't like the location or the reviews on TripAdvisor. After searching I found a room available at this gem. Let's just say I'm glad we were able to stay here. The location is a little hidden but once you make your way up the narrow drive, you are greeted by such a friendly home. Self-check-in is easy and well labeled (you expect this as it is sent in an email as well as a code to enter the door to the inn). The home is very charming and a nod to its history. We stayed in #3 on the second floor overlooking the back. Our bed was comfortable and the room spacious. The bathroom was large, too with a standard tub/bath. The only quirk is the toilet - the flange doesn't always go down, so have to jiggle the handle sometimes. We did enjoy the wine reception both nights of our stay and got to meet some of the other guests. On the day of the parade, the owners offered to shuttle guests to the parade. We took them up on the offer and it was great! We were dropped off a block from our seats in the grandstand. Saved us much time and greatly appreciated. We were given sack breakfast that day since it was before breakfast time on the weekend. The sack breakfast was great including a homemade breakfast burrito, granola bar, and yogurt along with coffee and juice. So filling and appreciated. We did take the Metro train back from Pasadena to South Pasadena and walked back to the inn, which was a fine walk. We did enjoy the homemade breakfast on Sunday - it was delicious and the company of the other guests was great. Our weekend went by too fast but we will be back for another stay at Arroyo Vista Inn.
