Lovely small hotel in North Beach. Communication was very clear. You receive a code for the front door and download an app for the electronic key. There is no front desk staff, but housekeeping is on site. I had a small issue and they responded to my text immediately. Coffee and tea service available. Also a refrigerator for guest use. My room and common areas were very clean.

Wife and I stayed here for two nights. I was a very pleasant experience. Easy online check-in and entry to my room using a phone key. I'd never stayed in a hotel like this and I really enjoyed it. Easy and complimentary soft serve coffee and water in the lobby. I felt very safe and secure even though I never saw any staff besides housekeeping in the middle of the day. I had a small issue in my bathroom that was quickly taken care of after texting the number provided. This hotel did not disappoint on quality either. My room and the lobby were better than I was expecting from the photos and it's in a fantastic location.

Run away, don’t stay here. I just had the worse hospitality experience of my life. I called the day before given they said they would cancel our reservation given a card issue. Since it was after business hours I had to wait until the next day (Friday) the day I was traveling, to call the bank. When I called my bank they stated absolutely No charges have been attempted by Washington Square Inn. This was my first warning sign from the universe to run and not stay here, but given the Memorial Day weekend, our first time in San Francisco, our plane had just landed, we were concerned there wouldn’t be other hotel availability so we proceeded to try to stay here. The Inn had indicated to us someone will be at the desk to help us check in on our arrival. There is no one at the front desk to check you in or assist you or welcome you to your stay. It’s beyond flabbergasting and confusing. Horrible customer service and no clear specifications on the website about the electronic self check in process. No e-mail telling me I must download and app to get into the room, I had to hear this information from another guest at the Inn. When we got to the Inn, the front door was locked, and it took over an hour to get checked into our room. I asked them to run our card. They kept telling me that my card didn’t work. When I called my bank to check what happened they said absolutely no charge had been made or attempted. It was not until we arrive on site were we able to get them to correct their computer malfunction. The locals appeared to be un-phased by the self-check in process, which was equally concerning they put up with such mistreatment. Then when we got to the room, the towels were dirty, the pillows were lumpy, and there is no deadbolt on the door to keep you safe from some random person entering your room. The neighborhood gave off shady vibes. (someone outside our window). I am from Albuquerque so this is saying a lot. The Inn Keepers were so discourteous, when we reserved the room for 3 guest there was only 2 towels. When I asked for another towel. They told me to go get it myself. When I gave them feedback they knew 3 of us were coming so how come they didn't provide for us comforting accommodations with 3 towels. They tried to gaslight us and say that was not in our reservation. I have e-mails confirming 2 adults and 1 child. Why would I lie? again I am a doctor I have no reason to lie. I asked how they will make this up to us and they gave me no good response. How rude of them to not think of my child as a guest. Charging us $240 a night, for them to do absolutely nothing for you. Outrageous and unheard of. My experience continues to get worse. The shower started leaking. We didn't even touch it and it start leaking all kinds of water. When I tried to turn it off, it wouldn't turn off or on. MY original plan was to get into the Inn, rest take a nap, eat dinner, then get ready to go to a concert, but that was not able to happen given the un-

I have stayed at this location 3 times over the past 15 years. This is the first time in a while, and it seems to be a little less than I remebered. The location is perfect but not having any staff on-site is a little concerning. If you are looking for a place close to most things this is the place foe you. The contact we had was attentive and helpful so that was good.

My first trip to San Francisco was a 50+ year old female embarking on my also first, solo trip to the west coast ever. This hotel was the absolute perfect choice in the perfect location for me. Easy entry, they text you a code to let yourself in the lobby. My flight landed about 3 hrs before check in but a cleaning lady immediately asked my name and they dropped everything to get me into my room within 20 minutes of arriving. There is no front desk person, they text you a code to your room...all very easy to navigate. I did bring a small soft side cooler along because I read there is no frig in the rooms. There is an ice maker available though so I kept my pop in the shower in the cooler covered with ice....worked great!! Also bring with plenty of plug in adapters for electronics...this is a historic building so I was prepared but just FYI. The lobby has free coffee, ice water, tea and more available along with an ice maker. Overall the hotel was clean and had such a cozy vibe. Located in North Beach, easy walk to the Wharf, China Town, Coit Tower and more. Two blocks to cable car stop, bus stops and more. North Beach in itself has bars, restaurants, parks, and more within a block or two...so easy. Quaint neighborhood...LOVED IT. I stayed in the Junior Suite with a window seat overlooking the park and cathedral. WELL worth a few bucks extra!!! I would 10000% stay here again!!!

Cozy inn in the heart of North Beach. Many restaurants and bars nearby and a big green space across the street. Other than a cleaning person there is no staff on site, but that was not an issue for me. Nice lobby with a coffee maker and water. I feel at home here. One concern for anyone who may have trouble carrying luggage upstairs - no elevator. Otherwise a good place to stay if you want to be in North Beach.

The staff is uncaring about trying to help guests enjoy their stay. We rented 11 of the 16 rooms over Labor Day weekend. The showers need an odd push and pull of the handle to expel the water, in most rooms there was a page explaining the process - in 2 of the rooms there was not. Staff did not respond to texts. Luckily we had many guests there and they eventually got help from other guests. The money saving technique of having no staff on site, is flawed. It may be profitable for them to eliminate staff but the guest experience suffers. Especially when they do not respond to texts for hours or at all. I love to support Boutique hotels as they usually provide a unique "special" Experience. Washington Inn was not able to provide personal or caring touches as they were not present on site. Location is outstanding - right in North Beach. But if they hope for repeat business, they need to provide a better experience for their guests

Good things: Location Bad things: This is not a hotel, this is a hostel at best If you are over 30 do not go there. No reception except by 'phone. We never saw the reception occupied. We arrived late (about 10pm) due to flight delays. If it had not been for the taxi driver, we would have been on the street all night. He was able to contact somebody on his 'phone who gave him the entry code for the numeric key pad for entry. (which I can understand as there was never any staff around). The room was tiny, no wardrobe of any sort. Unable to connect to internet. Broken blinds. Very lumpy pillows (the actual bed was OK). It was described as "Standard-King-Ensuite" "Be aware this is not a hotel." More like a rooming house. You are entirely on your own
