Stayed in a very nice and spacious room on the 15th floor for 7 nights. It is well maintained, quiet, and clean. Very comfortable bedding and we had very good sleep for the entire stay. The room faces east so is very well lit during day time and you can see the sunrises. There's only one elevator but it is efficient. Washer/dryer on the ground floor is convenient, although the drying function doesn't dry too well and fast. The location is acceptable, there are eateries and convenience stores close by. It's about 5-7 mins walk to the Nagborihashi station, which has an underground walk (and shops) leading to the shinsaibaishi station/street (another 10 mins walk). However, the location is situated on some little, narrow alley and is about 2-3 blocks walk to the main street so it demands certain walking, which is not all that bad if you don't mind exercising. The neighborhood itself, although safe (human crimes wise), literally has no sidewalks and there are cars/bikes driven by all the time. So this can be scary and raises safety concerns when walking with little kids, especially at night. So location wise, it's probably not the most ideal location if traveling with little kids or baby stroller or elders. It's totally fine for grown ups and adults. Check-in and check-out processes are annoying (though it took us only 5 mins and 2 mins or so to complete).
