"You can take a leisurely walk from Kyoto Station to the hotel or you can transfer to Kujo Station from Kyoto Station. When you exit from Exit 2, you will find the hotel right there. If you have luggage, Exit 4 has an elevator. The location is quite convenient as there is a 7-11 just a short walk away. Rooms may be small in size, but they offer hot spa. Considering these features, I highly recommend it."

"Sakura Terrace is only 3 mins walking from Kyoto station, there are 2 blocks seperating by the main road. There is a taxi stand next to it too.
I like the free Spa and sauna. I also enjoy the free drink offers in the evening with a variety of alcohol. . You need to be early for the breakfast else you will be stuck in the queue outside."
"Although it is a little far from the subway entrance, about 7-8 minutes, it is quiet. There is a Zhuyi (Michelin one star) next to it, and there is always a queue. I was lucky enough to eat there once, and it was very good. The high-speed rail Japanese-style room I booked has a traditional big bed and Japanese tatami. The room is very large. The private bath on the first floor is also great, and the front desk service is also very good. I experienced delicious food and Japanese breakfast, and I was so full! My daughter is very satisfied!"

"From the entrance to the inn, I was able to have a luxurious experience in a historic townscape that was beyond my imagination. The room is clean and I am very satisfied!
In addition, when using the lounge, the hospitality of the staff was excellent, offering fragrant tea and alcohol, and we were able to have fun conversations. They gave me a lot of suggestions to make my stay in Kyoto wonderful, and it was fun! The service was excellent, with alcohol being brought to your room instead of just in the lounge. thank you."
"Excellent. They make you feel like you’re their special guest at their home and everything is well thought out in order to maximise your comfort. Garden was beautifully curated and the kiseki was exquisite as well. Definitely go for the half board option if it’s available! Thank you for the unforgettable experience."
"Hotel Material was a great value stop in our tour of Japan.
We stayed for 2 nights as a family of four and it provided everything we needed. The bunks were large and ample for even adults. The sunken king bed was unusual, but easily the largest bed I slept in in Japan and well worth the investment. The shower was also excellent with both great water pressure and was tall enough to accommodate me at 6ft without sitting, a first for me here.
The room was clean and well presented and even came with some games to occupy the kids. The staff weee helpful and happy to look after our bags before check in.
The hotel also has a lovely roof terrace available which we weren’t expecting."
"Overall, this hotel is average and not good value for money! The hotel is at the foot of Nanzenji Temple. It is more convenient to climb the mountain to see the temple in the morning. To go to other attractions or shopping, you need to walk a distance before taking the subway. It is understandable that the hotel facilities are old, but the poor quality of the bedding seriously affects the quality of sleep and also makes people worry about hygiene issues. Since the hotel has a restaurant, it does not provide food delivery service to the rooms, which undoubtedly reduces the experience for a Japanese-style hotel. The delivery service was relatively standardized and did not leave a deep impression. Poor sound insulation is a common phenomenon in Japanese-style hotels, so guests should try to be careful about what they say to avoid disturbing other people's rest. The best experience is the breakfast session. In the traditional Japanese restaurant of the hotel, the tofu banquet is a famous restaurant near Nanzenji Temple. It is recommended to wear the kimono provided by the hotel to show respect for the local culture. It is a pleasure to enjoy the beautiful Japanese garden scenery while dining. The hotel has a traditional public bath, but the environment is average. Overall, this Japanese hotel experience is average"

"One of the best hotels I’ve been so far! I would come back for sure ! The services are kind of unique and entertaining ( movie projections, books to read, cocktails to try). The staff was very kind and helpful. One lady was especially welcoming and took her time to explain everything to us in perfect English . The location of the hotel is very good as well. Many restaurants nearby. Make sure to ask the hotel to book a seat at a restaurant for you since most of them were fully reserved and you don’t want to be rejected at the entrance because of that. Great experience overall ."
"A very cost-effective hotel, very convenient to various attractions, and the price is really good for the same location and conditions! There is also a large bathhouse where you can take a dip, and the breakfast is also good. Overall, it is really an excellent hotel."

MMs TCSelected Room: Harmony Suite
A very clean and spacious room with a distinctive layout that boasts ample living space for a couple or family with small children. The big bathtub and plenty of natural light coming from the large windows were the major highlights of the room.
Location: Prime location. Situated right next to Kyoto Station, it is a 1-minute walk from the hotel to the station.
Staff: All staff members were very hospitable and gave you the best support they could when attending to requests.
Gajamer was amazing! He helped us check-in and was very professional and polite in any possible way.
Meals: We did not select any meal plans for this stay.
Overall experience: A very pleasant stay, with all expectations met as shown in the photos and descriptions. Strongly recommended.

JJ SCoin lockers, kettle, microwave on first floor, clean ladies bathroom, all provided with amenities including pajamas! Room was also only the width of the bed but provided with a small sit-down table, and a compartment under the bed big enough to fit my large luggage. Location was convenient - a 20min walk to main kyoto area but only 1min walk to metro station and great access to buses going to other areas of kyoto. Felt safe as a solo female traveller👍

YYI HUEYThe accommodation experience in the townhouse is really authentic. The house is beautiful and very comfortable as soon as you enter the house. No matter how you take photos there, it is very interesting. We were very satisfied with the food at the hotel because we have family members who don’t eat beef. Although the hotel couldn’t do it at first, they were willing to communicate and let us choose different foods. Thank you very much!

PPui SheungThe hotel is located near the Kyoto Station. The room size is larger than many hotels in Japan. The hotel provide free dessert and drinks after lunch hour, some snacks with beer or wine after 6pm. The breakfast is delicious and had lots of choice. During my stay, the hotel provide materials for making a tatami coaster. It is worth to stay in this hotel. I will choose this again when I come back to Kyoto.

AAiliIt is a lovely place to stay with a fancy roof top bar. The location is okay, not far away from Kiyomizu dera temple, but still several bus stops from Kyoto Station. The hotel does provide shuttle bus to Kyoto Station but only allows carry-on luggages. The breakfast from the a la carte menu is mainly omelette, so you will probably get bored of it after trying for two consecutive days. The drip coffee provided by the hotel is amazing. Overall, a good experience to stay at this hotel. The bonus goes to the skincare products they provided for free.

AAnitaI had a great experience staying at this hotel! The surrounding streets were very clean and well-maintained, creating a pleasant environment. There’s a convenience store right downstairs, which made it super convenient to grab anything I needed. I highly recommend this hotel for its excellent location and overall convenience!

GGuest UserFirst of all, thank you to the front desk staff who check us in when we encounter error on the self check in and gave us a free upgrade… ours was the compact room or something and was at a lower level, she upgraded us to a higher floor on level 7 with a view of the train station. Thank you for making our trip in Kyoto a memorable one. The room was big with a long sofa which we can sit and have our meals, enjoy the view and even put our large luggage. Will book again next trip to Kyoto. Sorry didn’t managed to ask for your name. Throughly enjoy my stay with this hotel and it’s pretty near to aeon mall and konbini stores. Thanks again!

GGuest UserVery polite and helpful staff. The hotel and rooms were very clean. The breakfast was ok and they offered both japanese and continental options. The standard rooms on the 2nd floor had no view as there was a large wall in front of the window so i would definitely not recommend this option. The premium rooms are on higher floors and offer better view, if that is what you are going after. Overall it was a comfortable and clean place to stay for a few nights

MMuffinnnThe hotel was much better than expected, very new and very clean. The view arranged this time was facing Ninsanezaka and downtown Kyoto, the view was very good. The breakfast was rich but not amazing. The service was also good, the staff was very patient, and asked if there were any food allergies when checking in. The only complaint was that it was a long uphill walk back to the hotel, so it was recommended to take a taxi when returning to the hotel

GGuest UserStayed for 4 nights.
Plus Points:
1. Friendly, helpful and welcoming staff in particular Mitsukawa
2. Good size TWIN room with washer dryer machine, kettle, microwave and possibility to partially open the window.
3. Very Near to the metro, Tram, 24 hr convenient stores and main touristic places.
4. Of note: McDonald's next to metro (in the event you want to eat breakfast).
5. Self-served Coffee machines from 6am - 11pm. Ice water & ice cubes dispensing machine.
Minus Points:
1. Poor unhygienic room service policy: Room only cleaned and bed linen change only when guests stay 7 nights, despite the fact that guests are paying the same daily rate. Otherwise guests are charged. No good reasons that at the very least this rule is not apply for the first 2 nights. This was strange given the Japanese are perceived to be very cleaned people (which I totally agree with). In some hotels you are encouraged to not walk around with shoes in the rooms. On the other hand they can - as with many hotels - let the guests decide whether or not they want their rooms to be serviced daily.
However, the concierge agreed to give us the bed linen when told we would change them ourselves . ! Bins are emptied and towels are changed every day ONLY if requested.
2. Bed could be firmer.
3. Unlike other Japanese hotels we have stayed, we found the breakfast was too Japanese in content: mainly 'same' typical Japanese menu with cold dishes and even the couple of supposedly bit dishes were tepid. Not a great choice of bread and fruits. In short the choice of menu was not even as good as another Tokyu Stay Hoteks in Tokyo where we also stayed. It seemed to the same theme of breakfast for the Tokyu Stay groups. We decided to go to McDonald's for breakfast on our 3rd night and on our 4th night we left very esrky for our flight and did not miss not having breakfast.
In short, we travel a lot and we would be willing to visit this hotel again if we cannot find something else but will not include breakfast in our booking as other guests did . And it certainly would not be for more than one night.
