The pictures to promote are old. Firstly had to change rooms as the air conditioning was really struggling after trying for half hour. If you go into a room and it's on 16 degrees, you should be aware that it just won't get cold enough. Changed rooms, marginally better but not much. Ruined my stay. It was 37 degrees outside. With such hot weather, the hotel should have effective air conditioning. Also the 'city view' balcony was overlooking an awning. I have stayed in similarly priced hotels in the area and always been happy/impressed. Not this time. Bed comfortable, shower good, staff nice, location excellent. They also allowed me to check in early which was appreciated. Spend some money on basic things such as air conditioning and good towels (those supplied were frayed), and it will be so much better.

There are better low budget hotels in Hoi An. Some staff not friendly - no smiles, room very small, mouldy smell. Location less than 5 minutes walk for busy tourist areas, hotel quiet street. Beds comfortable. Overall hotel tired and needs some work. Staff need training and to realise that guests pay their wages. It costs nothing to welcome guests and smile.

The hotel is located very close to the old town center, just a few minutes walk, the room is clean, the receptionist is very cute and enthusiastic. Especially when I stay on the top floor at night, I can see the old town, it's so beautiful and airy. I will return to this hotel when I return to Hoi An
