Got to remember this isn't a five star Hilton or the like. Needed a stay over after an issue with rail travel. Hotel is a two minute walk from the railway station. Reception on arrival was friendly. They had a room which was inexpensive at £57 for one night B&B. Room was basic but clean. Tea and coffee making facilities. They don't do evening meals but it's a short walk into town to find a choice of places. Only gripe, no hot water for a shower - evening or morning. Don't judge against five star hotels, you get what you pay for.

Second time round coming here, much better sleep, room and friendly service compared to last time. Everyone working here was lovely to me and my son and incredibly helpful, the room we had (a twin) was much better, cleaner, and wasn’t sweltering during the night! A great place to stay to get head down after the Rugby. Breakfast is pretty decent too and included in the price.

Liked · breakfast was excellent with lots of choices from classic english breakfast to cereal. Great quality ingredients and excellent service Room was basic but really good considering the price value. Location was close to town and lots of transport options. Originally booked one night only, but ended up staying another 2 nights because of my positive experience. Management were great and staff (especially Naomi) were kid and welcoming. On the first night, i was very late arriving at the hotel because of travel delays and although the reception was closing at 9pm, i received a call from Naomi with instructions on how to get my keys outside and access to the building entrance after 9pm. That was fantastic. However, i arrived at 8:50pm and Naomi mentioned that she would keep the bar (pub that is inside the hotel) open so i could have a drink and snack after my ordeal. That was very kind and she was very friendly and made my first night back in the UK a pleasant one. Would recommend the Patten Arms to anyone looking for friendly service, while balancing cost and convenience to the town. Would stay there again. Thank you.

I’m not going to claim this hotel is perfect or the best I’ve been too as I’m aware it is quite tired and old fashioned. It however it serve its purpose as I had a comfortable nights sleep and was able to get a shower etc albeit warm and not roasting hot. The hotel is probably 2 star perhaps pushing a 3 however what sets this hotel apart is the staff, you wouldn’t get better in a 5 star hotel. What an absolutely amazing bunch of people. Nothing is too much trouble and they literally bend over backwards to help you. Breakfast was delicious and I would absolutely return. Thank you for a lovely stay

The beds are horrible to sleep and the staff claim that there is no homeless people living there lying to his paying guest he speaks to all the homeless and some of the paid stuff like absolute haven’t really done anything he still comes out calling me slurs c the hot water barley works and seen as homeless can’t do any washing of there clothes the only person that I thinks is amazing worker is Nioami The me sharmu or how ever you spell it will make you want to please take my advice an never go here you will absolutely hate it no value for money and the building is dead old and creeky and he called mw a slur to do with autism

From the outside it speaks for itself, tired old Victorian building. Perhaps I should have stopped there. However as it was adjacent to the station I'd thought, let's give it a go. Big mistake Room not massive, bed ok nice new bathroom, however there's only so many ways, you can make old things new. Shower doesn't get Hot, or even tepid,run out of toilet paper!!!! I could go on. Majorly disappointed

I could not recommend this place more. Naomi behind the bar was very very welcoming and extremely friendly and always willing to go the extra mile for customers. The bar was great with very very reasonable priced and the location is perfect. It is right in the heart of Warrington so there is lots around to do and I am so surprised at how welcome I have felt here.

My instincts on entering this hotel told me this place is used to house the homeless and a taxi driver later confirmed to me this is correct. We were only here one night and I just had to laugh about it make a fawlty towers joke and hope I didn't catch anything. Filthy, smelly, "dated" doesn't cover the decor. Didn't eat the breakfast as I'm celiac and although they offered gluten free toast I didn't trust them not to cross contaminate me. It looked pretty awful. Poor fish in sad tanks in the dining room not fit for habitation represent the rooms really. Corridors like a bail hostel. Rooms Filthy. Beds horrible and uncomfortable. Some of the lights worked so that's a bonus. No milk in the room. Couldn't get decaf. If they'd turned the room over between guests they'd done a very minimal job Signs everywhere about behaviour that evidence the type of "clientele" that usually stay here. It's obvious that this large building is running with far too few staff and needed a total refurbishment years ago. Honestly it's cheeky them still advertising it as a hotel to the public and the publicity photos are nothing short as a lie. It's a homeless hostel. The owners should admit it and run it as such. Ive seen prisons in better nick no pun intended. All I can say is it gave me a good laugh and as I left I told the owner not to mention the war. I don't think he got the joke.
