On the 22nd of April 2022 I stayed at Domus Orsoni in room 3 for 2 nights. As guests, we encountered a number of unsatisfactory service levels which I think you should be aware of. The property did not match the description in multiple of ways. Not a breakfast buffet as described. The property listed a buffet breakfast, we paid for 2 breakfasts yet due to serving time only had breakfast once. One croissant, one bread roll and a hard-boiled egg per person isn’t a buffet. It cannot even be described as continental. Not even a piece of fruit, or any cereal. There wasn’t anything even to toast the bread given. Cold bread just doesn't equal buffet breakfast in my mind. Upon check in the staff member removed personal items such as coats and bags from the room we were checking into. We don’t believe the room had been cleaned prior to check in. This is not safe with COVID precautions of cleanliness as advertised. Not soundproof as described. On the first night staying at the property our room was located adjoining a staff kitchen. There is a door between our room to the kitchen. It was not soundproof as described. Staff members were in the kitchen talking loudly from 7am which woke myself and my partner up. When booking a b&b you want to be able to get rest, not be woken up at 7am by the staff being loud and inconsiderate. Our room didn’t even have a wall between the staff kitchen and our bedroom, it was a door that had the keyhole stuffed with tissues. This is not soundproof, nor appropriate. When the staff members came to work in the morning they would congregate inside that "staff room" which was actually joined to our room, funnily enough the tissue stuffed keyhole didn't stop the noise waking us up. No assistance when requested. One evening my partner and I returned to the property to find broken glass on the staircase, we called a staff member to get some assistance as we was concerned someone may fall and cut themselves. Nobody returned to the property so we cleaned it ourselves with a towel from the room. The property photos did not match the rooms as advertised. In our bathroom there was black mould all up the wall and around the bath. Tiles were coming off the wall and the grouting was full of mould. This is not acceptable. As a guest you do not pay to stay in a mouldy room that is in poor condition. The hotel room radiator could not be turned off, this left the room uncomfortably hot. The air con did not work. The room was covered in bugs and mosquitos, I myself had 16 bites on my face alone. I suffered a reaction to these bites and can provide a video documenting such. No minibar as advertised. No TV in rooms as advertised. No Aircon as advertised. Bugs, the room was absoltely full of bugs. I had 16 bites on my face alone. It just was not up to a standard as expected or "advertised" The stay here is massively disappointing. The rooms are dated and grubby. Its very expensive for what you get, but hey if you want to spend £

The hotel is massively disappointing! The location is good, however the street outside is incredibly noisy with people crossing the bridge. We were woken up multiple times in the night due to noise. The room itself is incredibly dated, there is alot of black mould in the bathroom, up the wall and around the bath. The grouting needs replacing, an easy cheap diy job that’s unfortunately been ignored and gives the bathroom a grubby feel. The bed is almost unfit for purpose, it’s so squeaky even moving your feet leave the bed making squeaking noises, rolling over in the bed is again noisy. I wish staff would lay on the bed to see how loud this is for guests. We woke each other up just by the noise made my moving in bed. The radiator was constantly on and made the room uncomfortably hot, the air conditioning did not work. We didn’t want to open the windows as there is nothing to stop mosquitos, I was bitten through the night and woken up with 15 bites on my face. We both had a terrible nights sleep, and unfortunately breakfast was another disappointment, our room was next to the kitchen, staff were loud and talking from 7:15 which woke us up, when we went for breakfast, one scone, one bread roll and one egg is far from a “buffet breakfast” there wasn’t even a piece of fruit or cereal. I have to say I feel ripped off, for paying well over €300 for a bread roll offered at breakfast, covered in bites and a terrible nights sleep, I won’t be returning. I feel incredibly let down!

We had been referred to this inn by a close family friend who had stayed there a few years ago. Getting ready to soon leave on our trip and opting to avoid the hassle of doing a bunch of research on where to stay in Venice, we went with recommendation and known commodity. The location of Domus Orsoni is great - near the Guigli Bridge; a short and manageable walk from the train station; very nearby to the Jewish Ghetto as it turns out; and with easy access to the Vaparetto water buses. It is in or near the Cannareggio neighborhood which is quieter than areas more central or at the southern tip of the city. As to the inn itself, meh. There is nothing all that wrong with it. But it is a three-star place at best. Our room was basic; the bedding scant; and the bathroom funky. With just a tub; no shower. The proprietor, Valentina, was quite helpful in advance with making the reservation and giving us detailed directions for how to get there. (If we had followed GPS instead of what she told us, we might still be wandering.) Though during our stay, she was less responsive. All in all, if you're looking for basic accommodations at a reasonable price, this is a decent option. If you want something more special or a cut above, you can do far better.
