Really nice rooms. Everything is new and fresh. Staff was extremely polite, flexible and helpful. Location is great. Near to Venice's 5th avenue (of course that doesn't exist, but you will find Louis Vuitton, Dior, DG, Ferragamo, and the best restaurants in the city nearby). It is a few minutes away from Piazza San Marco, or Rialto bridge, and there are plenty of Vaporeto (water bus) nearby.
It is of course not the easiest place to get in if you are caring large bags. Actually, nothing that is not nearby the train station (Santa Lucia) will be. However, I would choose this place over and over again. Get a Vaporeto to Santa Maria del Giglio station and then walk 2 blocks. That is it.
Breakfast was a really high point. Served in the room every morning, with high quality ingredients and plenty of options: Yogurt, cereal, croissant, fresh milk, variety of fruit jams, nutella, eggs, capuccino, coffee, toats, ham, cheese, etc.
There is no reception tough. You will have someone waiting for you when you arrive, like an AirBnB, will get the "keys" and then you come and go as you wish. They will clean the room every day, but there is no room service (it is not a traditional hotel).
I would recommend it all day long.
