This hotel is in the perfect location near old town. The staff is super friendly, especially Salvadore who checked in with us everyday. The rooms and common areas are clean and bright. Our room was compact. But quite perfect for 2 people. Maybe an extra shelf in the bathroom would be helpful. But plenty of towels and extra blankets. The room has a sweet, albeit, tiny balcony. It was nice to open the doors and listen to the hustle below. The beds were super comfortable. Definitely would stay here again.

First things first, cleanliness, which must be top priority for any hotel, was in order here. The room was starting to show signs of ware but not bad and everything worked. The hotel has no elevator so unless you are prepared to walk up to the top floor (4th) either demand a lower floor or choose somewhere else. I was in room 108 (room with balcony over entrance to Cafe Bombay on the ground floor) so had no issue even though I am no longer as fleet of foot as I used to be. The room had an odd almost triangular shape and was small in fact smaller than I think it looks in photos. The bathroom was therefore also quit small. If you need a proper work station you should pick another room type or a different hotel. Also, the bed I had was lumpy and not super comfortable but okay. My opinion is very much affected by the price I paid. For two nights the cost was € 162. I think that is quite reasonable for a room, albeit a single room but with a balcony as mentioned and a nice street view, in the center of a major city in Europe. You are just 500 meters from what was the ancient center of Valencia and some of the cities most significant tourist attractions. The hotel is in an old beautiful building nicely restored in a very nice neighborhood close to both larger streets and shopping and smaller narrow steers with a lot of old world charm. Taken all together I think this hotel is better than average or one might say good.

Location is excellent; the hotel is situated on a quiet street but a walk of five minutes away from popular streets and squares. The decor is simple and traditional. The bed was comfortable and the shower was excellent. Our room (107) had a small, enclosed balcony (with table and chairs). Salvador (to whom I spoke a couple of times) was very helpful and friendly. The hotel occupies the 1st to 3rd floors above a pleasant and useful bar/cafeteria. Reception is not provided throughout the day and initial entry to the hotel can therefore be slightly complicated. There is no lift and about 20 stairs to each floor. Our room (the hotel responded to our request for a lower floor) was small and its bathroom even smaller, indeed uncomfortably so.

This hotel is in a perfect location for a city break. 5 mins into the old town or the more modern shopping area. Easy walking to all the major attractions and 25 mins to the beach via Colon Metro. There are cafes all around to breakfast including one attached to the hotel. Rooms are very basic but high quality. Bed comfortable, shower big and strong, Wi-Fi reliable, cleaned every day. People have noted noise issue. We didn’t really experience this, but could see if you had wrong neighbours this could be the case. Decor was really clean and the air on is amazing and silent. Probably best I have had in a hotel. Note there is no lift but stairs are safe and well lit. Out of hours check in was also very simple. Tips If you need dark to sleep bring eye masks! Each room has ridiculously bright green fire escape lights in ceilings. I’m sure this is regulation but they were so bright I could read by them. There is no bottled water in room or on site (could do with vending machine in foyer) so get some. There are no tea or coffee facilities or fridge in rooms. There is no safe and the hotel actively tells you not to keep valuables in room. Sockets are Europe only no USBs so you will need adaptors. Stay in old town and go to beach not other way around. It’s a good 3 star hotel. Personally, now we’ve fallen in love with Valencia we might go up the stars.

Unimpressed with this accommodation. Hostel like feel but with hotel prices. Very noisey at night with people coming and going. Bedrooms tiny no wardrobe space /bathroom very bad quality and not clean.

A lovely hotel in a very good location.in a very nice upmarket city centre neighbourhood in Valencia. Great location perfect for city centre sights all in walking distance nearby in a lovely historic building, Reception staff very friendly and hotel us highly recommended for a very reasonable room rate. A real find in Valencia and we will return

Horrible A/C but great location, shower HOT water does not work right. It is close to everything and 5 minutes from Metro LINE 5 will take you and bring you back from airport. The location of the hotel is nice. Do not eat in BOMBAY food is not good. You can always look for breakfast in LA NAU next to the fountain to the left side. Great breakfast and customer service. Great places to eat around, just keep in mind DINNER is at 8pm in many restaurants. My room was 102 in first floor. Owners brought me a fan after the 4th night (I slept 2 nights with A/C HOT, then left one night to Barcelona, hotel was great, then came back and we slept another HOT night, then the rest of the nights with a fan, after I requested it. I would like to add that the girl at the from desk was very nice in our arrival, then after that, only "hola" with an attitude, but is ok, I didn't pay any attention. after all the city and location was lovely. BUT NEVER STAYING HERE AGAIN.

A group of us stayed for a 3 night mini break and were very impressed, Rooms very nice and clean (although some were quite a bit smaller than others), nice Juliet type balcony with just enough room to sit out in and watch the street below. Great position for the metro and central Valencia. Only issue we had was no safe but I guess that is why it is a 2* as it deserves so much more. Worth noting that the reception isn't manned all day and is if you have an early departure there may be no one there on leaving. Nice little cafe next door for a morning coffee but would go elsewhere for more breakfast choices, there are loads of places within a short walk. Highly recommended.

Stayed in Casa del Patriarca for 5 nights recently and, overall, it was a great stay. Have a double room with a view of the back street. It was an easy walk from the train station and within 10 minutes of the Central Market, plenty of restaurants and most of the sights you'd probably want to see. If you can't do stairs it's not a place for you as it's a walk up, no matter what floor your room is on. Outside of that, my only real complaint is I'd have wished the cleaning person respected the do not disturb sign on 2 of the days. Why have it if you're going to knock and then open the door.
