Joe's Resort Unawatuna

Avoid this scamming place. Went for dinner with husband (for the owners attention - this was Thursday 3rd April - 7:30ish, only one waiter working, who needs to be sacked because he’s cheating you) . We ordered an appetizer followed what we thought would be a soup course each. It all arrived together, no biggie, soups were delicious & appetizer was OK. Immediately after the soup being served the waiter tried to serve my husband his main course, there was firstly, little to no room on the table and secondly, who throws that much food at customers all at once?? It was not late, approx 7:45pm, but abundantly obvious they wanted us in & out of the restaurant. We sent my husbands main away, but knowing it would likely be cold or over cooked (calamari isn’t great either cold or overcooked) when it reappeared - dinner spoilt. Starters were taken away and mains served immediately, and as expected cold. We eat it anyway and decide to let it go rather than waste food. This is basic hospitality, don’t throw food at people, allow sufficient time & be conscious of the temperature at which you serve food. Then we get presented with the bill, well 2 bills; one an itemised bill, with a hand written receipt attached for some additional drinks we ordered, a blatant scam to pocket the extra, the waiter wrongly assumed we’d pay cash, he told us we must pay cash, I knew this to be a lie as the place is a modern, lovely looking hotel, we had cash but there was NO way I was going to allow the scam after an already spoilt dinner. I insisted on a card machine (he disappeared off with the machine for a while - not sure why?) but miraculously he was able to retype a fully itemised receipt??? Hmmm, anyway - management it’s over to you, scammers shouldn’t be employed. Leaves a bad taste in my mouth about staying at any ‘joes resorts’ …. Receipts are attached for your reference. In hindsight, we shouldn’t have paid either bill, a spoilt evening all round due to ‘bad egg’ staff …. You’ll need to watch your belongings at this place.

We were concerned after reading unfavourable reviews, but have been pleasantly surprised. Room is a little smaller than most but has everything you need. Nice balcony overlooking the private beach, rooftop pool, nice setting for relaxing. Bathroom is well laid out, only criticism is that shower does not have a door so water can run right across the floor making it a fall risk. Bed was confortable enough - wire sprung. Food average given we were on a 1/2 board arrangement. Our only issue was the noise from the road - hooting and tooting during the night. The property is on the main road to Galle

The streetnoise is a real bother in this hotel as the door of the room is not air tight.During our stay the airconditioning startend to leak in our suitcase; the breakfast is excellent as is the food in general,but mind you: service is extremely slow ( of even forgetfull) If you do decade to stay there take a room on the first Floor so that you have a private bakcony

It is a very good place with amazing views and beach access. There is a private beach with sea facing rooms. The restaurant is also by the sea. Food is limited but good. The chef is accommodative. Very friendly staff. There is a supermarket right opposite. You can walk along the beach to other restaurants where you can try their food. Else, there are good places within 10 mins walk. It's a lovely place to be in Unawatana. Loved our stay.

Small but a good Hotel , very well maintained and the food was GOOD !!! . Staff was very friendly and helpful too. Rooms were small but well kept , the bathrooms were clean and well kept too. Pool is on the rooftop and has a great view. the Beach is a long stretch and plenty of restaurants along the beach.

The rooms are small but u shouldn't be bothered with it because half of the time u would be on the beach this hotel has. It has private beach where u can just walk in at any time. The water over there isn't calm but u will enjoy the beach experience this hotel provides. The food was also good and did catered to vegetarian as well. The options provided for one day was good and can be improved upon. The resort doesn't have any other option apart from the superb beach view and beach access. We stayed for 2 nights and enjoyed the services. The staff was cordial and was helpful and provided in room dining as well Important thing, hotel needs to provide intercom facility. The room lacks that so if u hav to communicate anything u need to go down physically. I guess Joe's resort doesn't have concept of intercom because other resort also didn't had. This thing is must and hotel need to provide the same because it causes inconvenience.
