I stayed here on business at Tsukuba University. This hotel is often crowded with people on weekends for weddings and the like, and although it is old, there were no particular issues. It was also convenient that there was a microwave in front of the elevator on the guest floor.
To get to Tsukuba University, it was a short walk to Tsukuba Station, then a bus ride from there, about 30 minutes. There aren't many shops or restaurants around Tsukuba Station itself, and at night there is really nothing there. There are chain restaurants lined up along the main roads around the hotel, but it was inconvenient that the convenience stores were far away.
It's a little far from the station, so if you make more than one round trip a day it can be a bit of a hassle.
