I stayed here on business at Tsukuba University. This hotel is often crowded with people on weekends for weddings and the like, and although it is old, there were no particular issues. It was also convenient that there was a microwave in front of the elevator on the guest floor.
To get to Tsukuba University, it was a short walk to Tsukuba Station, then a bus ride from there, about 30 minutes. There aren't many shops or restaurants around Tsukuba Station itself, and at night there is really nothing there. There are chain restaurants lined up along the main roads around the hotel, but it was inconvenient that the convenience stores were far away.
It's a little far from the station, so if you make more than one round trip a day it can be a bit of a hassle.

23 years later, I went back to the University of Tsukuba where I was a postdoctoral fellow. I knew there was no hotel on campus, so I chose this hotel that was closer to the University of Tsukuba. If you live alone, it's pretty good. The front desk clerk I met was very friendly. Because it was New Year's Day holiday, the hotel restaurant was closed. I had dinner at an almost pure buffet restaurant across the road from the hotel the first day and at the station the next day. Breakfast at Starbucks.
