I don't think a 5 star review is high enough! We loved how clean the room and property were. It was so quiet and peaceful. The management was always so prompt to respond if we had any questions. Perfect distance to shops and grocery stores that didn't deplete your funds! The view was amazing! The pool was amazing. The workout room was wonderful. We would definitely stay here again if it was just 2 of us again.

We stayed here a week on our first trip to Hawaii. Kona coast vacations was great at communicating with us. The condo was very large and had everything we needed. The only reason I have it 4 instead of 5 is because it’s dated and much in need of remodeling.

Unit 331 Bo Tree Tower The Shores My wife and I stayed in The Shores in Waikoloa at Unit 331 is in the Bo Tree Tower Building. We arrived to a completely filthy unit. The unit was FILTHY, DISGUSTING! Upon arrival, there was a yellow-stained pillow, mud on the “clean” sheets, a wad of hair on the bed, hair in the shower, and stains in the toilet. Shameful. We spent four hours cleaning the room when we arrived. This is not how we wanted to spend the first day of our vacation after a 10 hour flight with layovers. Despite the quite expensive daily rate, every step is taken to prevent access to air conditioning. The thermostat is set at 74 degrees and CANNOT be adjusted. Standard HVAC design was not followed, letting the owner profit more by an inability of renters to run the air. The thermostat is supposed be near the return (where the warm air is ****** in). Instead, in unit 331, the thermostat is BELOW the vent. So, the thermostat has cold air blowing on it; the thermostat then records a false low temperature and turns off the air conditioning quite quickly, within minutes.This is not in alignment with proper HVAC design. While the thermostat is locked at 74 degrees, the temperature in the bedroom stays a very hot 85 degrees. It is impossible to get a good night’s sleep because of the heat and the cheap sheets. It should be illegal to advertise “air conditioning” if there is no access to the thermostat. There is a sign on the sliding glass door that says the air conditioning will not work if the door is open. This is a lie. In fact, opening the door while leaving the screen shut will trigger the air conditioning to work providing some relief to the 85 degree bedroom. While it still is quite hot, at least the air conditioning will turn on if the sliding door is open. Another solution is to take the blow dryer from the bathroom and blow it on the thermostat. This will temporarily turn on the air conditioning. (This is a temporary fix, but works when you wake up sweating at 2 AM and need some relief from the heat.) If the owner cannot provide renters with access to air conditioning, then they should not rent the unit. Renters are paying a high rental fee, without access to air conditioning or maid service. Stay in a tent on the beach, it’ll be cheaper, cleaner and cooler. More Negatives: The water pressure in the shower is horrible. It appears that the owner has chosen a water-saving shower head that does not adequately supply enough water for proper hygiene. Contrary to advertising, this unit is not “upgraded.” The kitchen, as depicted in the images, showcases new additions such as the island and kitchen cabinets. However, the rest of the unit is furnished with dated furniture from the 1990s, giving an overall dated feel to the bedroom, living room and dining room. The dining room table and living room tables are the antiquated wicker/bamboo style, they are sticky, dirty, old, and smelly. Additionally, there is a disturbance caused by wild parrots

Worst place we have ever stayed! Dirty, constant bugs, including huge cockroaches. Advertising as 990 sq. ft but was actually 350 sq.ft. Advertised internet Wi-Fi, there was none. Totally unresponsive to complaints. STAY AWAY—this place is awful!!!

We stayed in Unit 326 Banyon Tower from November 5-27. Unfortunately our stay was very disappointing. The cleanliness of the unit was unacceptable. From dirty floors, dirty tissues and bandaids left on the floors and uncleaned shower and shower doors.The front door is not sealed. Daylight (&critters) can enter from all sides , not very safe! Glass dinning table is not attached to base so be careful! The chairs are on rollers which is somewhat hazardous.Fridge will freeze your food. The fridge is not the same as seen in rental photos. The sink and garbage disposal smell. Oven door handle fell off as did the towel bar in main bath. The outdoor furniture is very dated , tables chipped and not comfortable. We have visited the island numerous times and this by far is the worst condo we have ever rented. Be aware that there are repair’s happening to the outdoor floors. We had construction the entire stay. Although this is an older complex, the grounds are well maintained.

Rented from Paul Banyon Tower 228 through ABandB for 7 nights, October 10-17. Unfortunately the owner of this unit just didn’t bother mentioning that there was construction noise going on. It started at 8am the morning after we arrived , jackhammers, hammering, etc. I contacted the owner, and basically he said “I don’t know” so I asked one of the construction workers what was going on…”we are tearing out all the tile floors and replacing them in the building. It will last a month. OH..and then the construction worker went on to say “he didn’t tell you”. Thats right, he never mentioned this project that all home owners are notified about. Now Paul could have said “I am so sorry”, however he just said we could leave. I made another reservation at a nice hotel. Then I find out this guy is holding over $500 of our money. The place was okay, but not stellar. Spots on the carpet, hair in the sinks, patio furniture needed to be replaced..very bad condition. Not recommended.

Although this is a lovely villa, it is in need of work. We have stayed here many times & items reported after each visit are rarely fixed. The white carpet is impossible to keep clean. We asked for & received carpet cleaner to spot clean it as best as we could. We were offered a complete clean of the carpet but we didn’t want the inconvenience of having to be gone & wait for it to dry during our stay. This is something that should be addressed BEFORE guests arrive. We were advised that on a certain day, there would be interior pest treatment that was a spray around the baseboards. It was to occur between 10:30-12:30 & we were told to plan to be out of the unit for about an hour after the treatment. Since we didn’t know where we were in the schedule, we left around 11 & didn't return until around 2. We had left the windows open for ventilation & to help with the interior air. There was no note left & no indication that the treatment was done. I reached out to the complex Manager, who later confirmed that our unit had not been treated but no reason was given. He offered to have someone come the next day to take care of it but again, we had already put everything away, planned a day away etc. & didn’t want to loose another day for this so we declined. Slats on the window shades continually fall off & are not replaced. I reported this & a couple of other items. Many days later, without any notice, the repairman showed up. He was able to fix some of the items but the two electrical plugs near the dining table that didn’t work was called in while the repairman was on site. The person he spoke to would not commit to fixing the outlets making it necessary for us to try to recharge our items in inconvenient places within the condo. Garbage disposal noise was never addressed & went away on its own. Small gnats were on the kitchen & bath counters & shelves even though all food was stored in frig or airtight plastic bags & counters were wiped multiple times a day. They will get in your food causing waste & you find them crawling on your skin - not a good feeling. Chair rollers were missing & were not repaired prior to our arrival. Small washer is very loud & its door is very difficult to open. Frig indicated filter needed replacing, was reported immediately but wasn’t for about 2 weeks. Both shower stall glass walls are terribly affected by water deposits - really need a deep cleaning. Kitchen window screen is coming off. Bathroom fixtures are terribly corroded. Master bath shower & sink take 5 minutes for the water to warm up. The furnishings both indoor & on the lanai are very comfortable. The king bed is very nice, also wonderful to have an ice maker & water in the frig door. Ceiling fans along with the open windows & sliding doors offer a beautiful breeze within the unit. Rental unit #106 at Sandalwood at the Shores is one to stay away from. The Shores complex in all is wonderful and a great location. When we arrived we were greeted with dirty carpets and a leaking shower. We were told we could use the shower in the owners condo but we declined- we are rather private people. So if we wanted to take a "quick shower" they would turn it on for us. We declined since the leak went right into my sisters bedroom and would soak the already smelly carpet. We did have another shower to use but with 6 people it was a challenge. The next thing that fell apart was the dishwasher! Again we were invited to bring our dirty dishes to the owners condo to wash them. Well my idea of a vacation is not hauling dishes around an apartment complex!! The owners had a quick fix to every problem we had. The rental is advertised as quiet updated condo. The kitchen has dull knives and old teflon frying pans with the teflon pealing off. The cutting boards were old and so scratched up we had to sanitize them before we used them. The appliances are old and stained and dirty. The screen door to the master bedroom fell off the first day we were there. My nephew put it back on and we never used that door again. It was mentioned in a previous review of the place that the screen had trouble back in 2017! The owners said it had been replaced last year. REALLY??? The screen on the window in the bathroom blew off and blew a ton of dirt into our shower. All the beach equipment is old and rusty and falling apart. The whole relaxing vacation turned into me calling the owners almost daily to get them to fix something. The dirty carpets and filthy grout in the bathrooms were really a turn off for us. This place needs a deep cleaning. The cupboards need to be cleaned they are all sticky. Due to all the trouble we had I asked for a late check out on the day of our departure. That was turned down. I asked for a days refund of $450 but they offered $250 or a free night next year. Needless to say we will not be back. Please be careful when you look at this place.
