This place is vastly over-priced. The rooms are standard and, in fact, made of poor construction. The chipped paint on the thin and poorly made squeaky doors complemented the burnt hole from a cigarette in a couch that showed its age. The cheap toilette tells it all, but I can add: the two sets of faucets (kitchen and bathroom) are separate, and thus it proved difficult for two of us when we wanted tepid or, in fact, warm running water. A good example: when one shaves. There is no difference between what you get here than in any other 'standard' motel that I have stayed in at Tauranga — just the inflated price — and I have been doing so for ca 2X/year since 2011. I have taken photos. NB: roughly around 6 pm the reception appeared closed. The norm in Auckland, which can be used as a base model for comparison to this place, is roughly from ca 7 am till 9 pm, every day. I can provide empirical data.
