I spent 4 nights at Rooms at 31 whilst visiting family in the area. It is ideally situated within Stonehaven, a short walk to the seafront and a pleasant (but steep) walk to the war memorial and Dunottar Castle. Stonehaven itself has everything you might need for a short stay: places to eat, groceries etc. Rooms at 31 was clean and adequate for my needs. There were a few minor issues in the room which I have already contacted the owner about, but this did not adversely affect my stay. Breakfast is a self-serve affair with access to cereals, bread/toast, packaged morning goods, hot drinks and juice. The advantage of this set-up is that you can have breakfast at any time and it's not restricted to limited serving times as you would usually have in a B&B. It would have been useful to have had a mini fridge in the room, and access to a microwave, perhaps, for being able to heat food when eating out is not possible/desirable. It would also have been nice to feel that the breakfast room was usable outside of breakfast instead of feeling I needed to eat my takeaway in my room. Overall, I found the stay rather impersonal, not seeing anyone else for my entire stay, except for a very short encounter one morning in the breakfast room with whom I suspected may have been the owner. If I hadn't been visiting family, it would have been a rather lonely stay. This is not a fault, merely my preference. I can see how it would work well for businesses travellers or anyone who prefers the self-checkout in a supermarket and not dealing with other human beings!

Stayed here for a weekend away in Stonehaven. On arrival check in was simple enough and got our key from a key safe and let ourselves in. We had our own parking space around the back of building. We had the ground floor beach front room. Room was spacious and clean. Same with bathroom. The water pressure and shower was amazing. Bed was comfy. Plenty to watch on tv with usual apps such as Netflix, bbc, Brit box etc. The host (David) was friendly and welcoming. Breakfast was continental with cereals, toast, yogurt etc. Location was very central. Right on sea front and in town centre. Would definitely recommend and worth what we paid.
