A lovely room and great breakfast. It was on the more expensive side so I think they should pay more attention to the small details; towels and robes need fabric softener- so hard! The chipped paint in the window ledges (behind voile curtain), rust on the bin and toilet cleaner, dead flowers outside the main entrance and the reception looks tacky with random leaflets. Also it’s very ‘creaky’ so you hear everything upstairs. But overall we would come back. Stayed in the Eden Suite. Gorgeous bathroom and bath!

Absolutely filthy. Hair in bed and shower, dirty carpets, stained blankets, dust in chairs - windows and skirting boards, towels rummaged through look. Poor night duty guy tried hard to fix but as Ivwrute this it’s 1.25 in the morning and I’ve still not gone to bed.

This was our fourth time at Kinnettles and we have been more pleased with each stay, The staff (Lucy!!!), rooms, spa and location are just tops. We were always met with a kind greeting and effort to help if necessary. We will definitely be back the next time we are in town,

Small room and very noisy from the bedroom above. There is free public parking but we needed to pay for street parking and drive around for about an hour and a half before finding an empty parking place. Very expensive for average services and no AC.

ROOM This is definitely not a 5 star hotel. At best a 3 star and in areas a 2 star. Firstly the good. We stayed in a top floor deluxe studio in the Annexe and it was a lovely size. We had a super King bed and a sofa, 2 televisions and a fantastic shower. However when we entered the heat in the room was equivalent to walking off an aircraft abroad. We discovered that the towel rail was burning hot and responsible for the heat in the room. We did manage to turn it off and open windows but it took a full 24 hours for the room to return to an acceptable level and radiators also needed turned off. As someone who enjoys the heat this speaks volumes about how hot the room was. The room was also dirty. Thick dust on the towel radiator and toilet brush cleaner. BREAKFAST We were told that breakfast was until 10.30 the next morning and arrived at 10.15 to be snapped at that we were late and that breakfast finished at 10am despite the fact that all the buffet trays were still out. We explained that we had been told 10.30 and were allowed to get some of the extremely substandard breakfast - soggy hash browns, dried up potato scones, rubbery scrambled eggs...the list goes on. SPA We enjoyed the Spa experience despite the steam room being closed. STAFF Sarah Jane was very accommodating however other staff were rude BAR Absolutely shocking!!!! Closed on arrival and told that they had been funny with opening hours. Later on that evening we noticed it was open so we went across only to be told that none of the draft lagers were attached. We then asked for a vodka and can of coke and were told that they didn't have a can of coke only one can of unrefrigerated diet coke or draft coke. Also no ice available. We had one warm drink and left. This was for my partners birthday so left us feeling unsatisfied. Very poor for price and certainly not 5 star

The location of this hotel is fantastic, right in the centre of St Andrews and close to all the tourist attractions, bars and restaurants. The rooms inside the hotel are lovely. Well appointed and a lovely traditional Scottish look. The downside comes from the rooms across the road in the annexe. The room we had was right by the front door so you could hear everyone entering and exiting the building. Quite disappointing when you pay good money and don’t get told upon booking that you’re not actually in the main part of the hotel. I’d highly recommend NOT paying for breakfast. It is really not worth it. It’s actually quite a poor offering for a fairly decent hotel. Overall a nice stay. Just could have been better

Lovely room, but really shouldn’t have been more than £200 a night, room was across the main road in secondary building, breakfast was a disgrace, embarrassing, do not add that to your room bill, there are restaurants adjacent which offer breakfasts and could not be worse than what I paid for. St Andrews is amazing but when I return I will 1000% not be returning to this hotel.

Supposed to be a 5 star hotel, the room was filthy, so dusty and cobwebs everywhere. Do not recommend staying here if you want 5 star luxury. The restaurant, bar & spa all closed. Breakfast was not great, for a ( star you expect a choice of things to choose from. Don’t recommend a stay here if you are after 5 star standards, more 2/3 in my opinion. Exceptionally overpriced stay for what we received, highly disappointed and unable to speak to a manager. Says it all really.

Restaurant closed. Bar closed. Sauna and steam room broke so closed. Got annexe room on top floor with slopping roof. Two flights of step stairs. 1 chair to sit on. Bed uncomfortable. Breakfast low standard. 3 star hotel at best. Wouldn’t go again. Very overpriced at over 400 per night. On the plus side staff very nice. Location good and coffee out door area also good.
