The accommodation impresses with spacious, clean rooms and comfortable beds, but some guests find it overpriced. Its central location and attentive staff receive praise, along with nearby parking.

We had a really lovely overnight stay here, staff were all so friendly and attentive. Rooms were beautiful and very spacious. Spa facilities were amazing and breakfast were wonderful. Great location too. Would definitely stay here again.

I booked this hotel for a celebratory weekend. I was nervous about staying after reading previous reviews and really wasn’t sure what to expect. We stayed in a junior suite which was spacious, nicely decorated and spotlessly clean. The bed was one of the most comfortable I have slept in. The staff were very friendly and helpful especially the reception and cleaning staff. Breakfast was a la carte on the mornings we were there and was absolutely delicious. The continental selection was also very good with a selection of fruit, yogurt, pastries and muffins. There is no lift which I was aware of when booking but we managed the stairs without any issues. Parking is free in the surrounding streets and we managed to find spaces without too much difficulty. The next time we visit St Andrews I would be more than happy to stay here again as it is in a great location to explore the town.

If I could’ve given a “0” rating, I would’ve. This place is filthy. This is one of the very few times I failed to read TripAdvisor reviews about this boutique lodging. We arrived to St. Andrews only just yesterday afternoon. The guy at the reception desk was nice enough. So here’s how it went: there is no elevator. Therefore you have to carry your own baggage up a flight or two of stairs. That’s only a problem if you need assistance of some type to do so. But when we were introduced to our two rooms, the first thing we noticed was the awful and dank smell. The carpet was disgustingly dirty! The lighting is awfully dark. The couch in the sitting area of the room was also filthy and stained. Dare I tell you that the bedding was dirty and bathroom was not cleaned, nor did it appear to have been disinfected or sterilized somehow. We were disgusted! We left our rooms immediately to grab dinner (at TailEnd, which I highly recommend), during which time we booked two lovely rooms at the Old Course Hotel, only a less-than 5 minute drive away. We collected our baggage from Kinnetles and just left. (Kinnetles, use our reservation money to hire cleaning staff). For the same price, our new lodgings offered 2 large rooms, great views of the golf course, a true gym and spa ( the “spa” at Kinnettles was just a tub, which required a 30-minute advanced notice to use so they could “warm up the water”. If a private room bath wasn’t cleaned, I can’t imagine their “spa” being cleaned), a full breakfast buffet, AND most importantly, VERY CLEAN ROOMS, BEDDING, AND BATHROOMS! I write this on our 2nd of 4 nights here. It’s so pleasant to enjoy a vacation in comfort and without a feeling of disgust. I would definitely steer clear of Kinnettles until a complete cleansing and refurb are done, especially if you care about cleanliness and comfort. A rating of “0” is a slight bit generous, and I won’t forget to read trip advisor reviews again.

Very comfortable and overall a good experience. The staff were all extremely welcoming and helpful, but there were not enough of them. When we arrived we had to wait over 20 minutes to check in as the poor receptionist dealt with the people in front of us in the queue. Rooms were well appointed with comfortable beds. The coffee machines in the rooms were really tricky to use - would suggest a kettle instead! At the breakfast buffet there was the same machine and the waitress was constantly being asked by guests how to use it. Breakfast was delicious and promptly served with a smile so all good there.

Very welcoming staff. A large and comfortable room and delicious breakfast (especially the French Toast) . The use of the gorgeous spa was a treat we hadn’t expected. Would highly recommend this hotel for a short stay in the beautiful town of St Andrews.

My partner booked this hotel to celebrate an anniversary for weekend away from the big city. We’ve both had the worst sleep of our lives. Considering I’m also pregnant and expected to have amazing time away this hotel doesn’t even deserve one star. Most rooms consist only of two single beds put together with single mattress toppers, with a big hole in the middle of the beds making it impossible to turn around. Lumpy and dirty underneath the bedsheets as we checked to see what was underneath. Very uncomfortable bed with the mattress toppers too high and sliding off the bed constantly. Cobwebs hanging from the ceiling everywhere. The building is also across from the main building and reception having to constantly cross back and forth on the street if you want to use the spa or to go for breakfast, never seen this in my life never mind for a five star. “ Spa” consists of small sauna , steam room hot tub , showers were scalding hot at the spa making it impossible to shower. My partner booked to use the spa the following day and the sauna was not hot apparently they forgot to turn it on and it was very disappointing. We requested to speak to a manager, the guy at the reception said he will take it to them, he never actually did. We had to speak to another woman who said there were no notes or anything left for manager. We were only offered complimentary drinks for the trouble and she seemed frustrated. No duty manager entire weekend at a five star hotel over the weekend seems ridiculous. The worst “five star” hotel we have ever stayed and I won’t ever recommend to anyone. We’ve stayed at Cameron house and blythswood also other five star ones the standard is totally different!! Not being properly dealt with and issues everywhere. Also breakfast is not a buffet they just give you a menu to pick from which I find absolutely ridiculous for a five star. This was not mentioned anywhere on booking. Call that false advertisement and I honestly have no idea who in their right mind will give this place five stars. Housekeeper didnt change bedsheets either just made the bed. So many issues and nothing was being done or improved for our entire stay over there. Extremely disappointing place to be will never be back.

A lovely room and great breakfast. It was on the more expensive side so I think they should pay more attention to the small details; towels and robes need fabric softener- so hard! The chipped paint in the window ledges (behind voile curtain), rust on the bin and toilet cleaner, dead flowers outside the main entrance and the reception looks tacky with random leaflets. Also it’s very ‘creaky’ so you hear everything upstairs. But overall we would come back. Stayed in the Eden Suite. Gorgeous bathroom and bath!
