The hotel is right in the heart of Scarborough, very close to the beach but surprisingly quiet. Its full of character and our room had beautiful panoramic sea views. We stayed in a family room which was clean, tidy, and the beds were incredibly comfortable. Yes it is currently undergoing some work but that did not spoil the views or our stay. Staff are lovely and Grace was really helpful. Kids have asked to go back soon and we definitely will!

This is a lovely hotel, clean, tidy, the time taken to decorate the living room was amazing. It must be getting done up a bit at a time. We were up the top, in what I would think was the servants area. There is even a difference in each set of stairs, one for the home owner and another for the servants? So. Why only 4 stars. As I said, we were on the top floor. 49 steps if we took the 'posh' staircase. 47 if we turned left. Our rooms were clean, small and basic. One of them has a sloped ceiling at the bottom of the bed. It's hard to squeeze past and easy to bang your head on. The young lady, who greeted us on arrival was very friendly but that was the last time we saw anyone. There was a number to call but where would they have to come from? It was just as easy to buy milk. The hotel was advertised with limited parking and breakfast. The parking was not available and the breakfast had to be bought elsewhere, it wasn't far away and there is a fridge for you to store food in. I'm guessing for milk if you brought your own cereals.

The hotel was clean and the staff were friendly. We had a really relaxing time being able to wake with a sea view and watch the tide come in and out.. the North Yorkshire council Let the area down with rubbish left on the floor outside.. but our stay was 5* The building is old and has character.

Absolute shxt hole , l'm afraid . Covered in scaffolding , including the outdated grubby seaview rooms . The pictures and describtion this awful place use are v.misleading . One bedside lamp , as not enough power points which meant wires trapest across the room from an extension lead . No glasses in the room , no staff after 16.00 .....oh yes and the tv only played channel 3 as broken ....l could go on .

After booking we had an email to say there were maintenance works going on and scaffolding was in place, we were also informed there would be no breakfast available. We booked the king room with sea view for £92 for one night. When we arrived we could see the scaffolding and were prepared for that however, the view from the room was even more limited due to the dirty windows with bird poo all over them. The room was clean and the bed comfortable but the decor was in need of an update. The shower was unusable as there was hardly any water pressure and either ran freezing cold or scalding hot. The shower curtain was dirty and there was mould and dirt around the skirting boards by the toilet with paint flaking off. The hotel if you could call it one felt very derelict and after 4pm there was no staff and no sign of anyone else staying which was very strange. I feel the price we paid was way over what the room was worth and feel we have been massively ripped off, it had more of a hostel feel than an actual hotel. The location was very good and if some money were spent this hotel could be very nice, however we will definitely not be staying again unfortunately.

So where do I start!! Got a message the day before we were set to arrive saying we are having work done and scaffolding is up, no parking, no breakfast, no reception past 4 so you need to pick up your keys at another hotel! What!! It was Bank Holiday weekend too so left it till day before to tell us this! Shocking! So arrived as said scaffolding up all the way around the building, no one to great us when arrived either. Room nice enough, but we booked a sea view and all covered by scaffolding, lovely. We had blinds up at windows which left massive gaps as did’nt meet together. Only nets up at bathroom windows, but this isn’t the main problem…. Next morning 8am while in bed your woken up by workmen shouting, singing, swearing and loud music playing straight outside your window, workmen can see you and you see them with the gaps in the blinds! Also only nets at the bathroom window, absolutely shocking. No privacy anywhere no where to get changed have a shower in the end my husband had to put a towel at the bathroom window to give us the privacy. Absolutely shocking by this company. Not the builders fault just doing there job! But I really think they should have shut the hotel!!!😡 At moment still trying to sort this out with hotel as nobody has got in touch, spoke to 3 different people each time and still no call back!! Not a happy customer! Avoid at the minute!

What a lovely little guest house! I had a phone call day before our arrival as we were visiting for my fellas birthday. Amy was so lovely on the phone and asked me what he liked. When we got to the hotel, we managed to get parked. Albeit there is only like 4 spaces, so a bit of Tetris is required. We were greeted by Amy who was lovely, bubbly and very welcoming. Got told the house safety rules about ensuring the door was locked, breakfasts and lounge areas etc.. Our room was a room with a balcony and it was great. Room was adequate size. I mean, we were only stopping a night so it great. However, I feel if we were to stop longer, there may be need for a little table and chair or something? Amy and staff had set up a little birthday banner which was adorable and so thoughtful. Balcony looked out to sea, but the flooring was a bit uneven. Not suitable for wheelchair users in our particular room, and to get out aswell was quite tight and a big step out. Comfortable bed and pillows. Was warm and clean. And couldn't fault it!

Fantastic clean room with sea view, incredible location, staff are incredibly friendly and want to make your stay as enjoyable as possible which they certainly did, breakfast smelt amazing although we hadn’t booked breakfast would definitely include next time, looking forward to returning at some point.
