positives Excellent location mins walk from Vatican and restaurants and bus stops to Rome Secondly good check in online (don’t expect to see anyone they open the door via phone you go to your room and that’s it ) Thirdly room is large and has window, tv ironing board extra blankets The host Emily very nice woman, was available most of the time via WhatsApp (we eventually contacted her to see us in person and she came to our room on the last day but did not offer to come down when we had a problem) Breakfast is self service in a kitchenette which is shared with other rooms, only has 4 stools not private . So it’s not a b&b There is a croissant each every morning Then prepached biscuits and toast with jam or Nutella , cornflakes also. Coffee then you wash up and put everything back Things the owners need to work on before becoming a 5 star ⭐️ it is true first of all cleanliness comes first Before comfort and certainly before looks. So these are the points 1. My feet were black from the dirt on the wooden floor needs a good clean 2. Impossible to have a hot shower when the pressure is so weak you have 5 droplets 💧 coming out of it , the actual shower head has some black bits coming out of when when cold as the pressure is slightly harder 3. No safe instructions (the safe was tiny) 4 . General cleaning the white curtains were grey with stains , need bleaching and whitening the walls had stains in some areas. The bathroom floor tiles have black mould and the tap is rusty . The pictures on booking do not really show anything but a manicured photo It was an ok stay we actually told Emilia so, but we couldn’t face telling her that the rooms was actually un hygienic and the bed needs to be hoovered as it has bugs 🐛! The kitchen was ok but they need to buy new Cutlery we were 6 in a kitchenette sharing knives and large spoons ! Also I would get rid of the weights in the bathroom they are filthy If these things are done and a lick of fresh paint is given to the room then it would be a good guest house ! Emily could make this into an excellent place but cleanliness comes first !

What a wonderful B&B style place to stay! Emilia gave very clear instructions to find the rooms and there was no difficulties. The room itself was gorgeous and with a private bathroom. The bed was huge and comfy 😍 Emilia or somebody stopped by every morning to provide breakfast in the communal kitchen which was so nice. Honestly I looked forward to that breakfast every day. There was a coffee machine too which made lovely espresso. I would 100% stay here again 100% what a fantastic place and location for Rome. Look forward to the next stay, thank you Emilia.

Emilia and her husband were so warm and welcoming. Our room was beautiful with an authentic Italian interior. The accommodation including shared kitchen was SPOTLESSLY CLEAN. Fresh pastries every morning, tea, coffee machine, juices and even champagne on NYE! Superb location too, less than qp kind walk from St Peter's Square. We loved I so much we are booking to stay again for NY. Emma and Rick (Manchester)

Nice beb Comfortable room as well as the bathroom but a little more care in cleaning Breakfast poor in variety, considering that everything is packaged as per the regulations, a little more choice would not hurt….. croissants not classifiable….. Only private paid parking €30 per day under the house Location of the beb near the basilica of San Pietro considering the distances of Rome TV to be reviewed, Mediaset channels not available Cost in my opinion high for the services offered

Hicimos la reserva y la habitación no se correspondía en absoluto con la habitación que nos dieron. Cuidado!! Te ofrecen una habitación para tu grupo de tres con las fotos de la habitación triple y cuando llegas, te dicen que no, que has cogido una doble donde meten tres.. (mi habitación era además en teoría superior, en ningún momento ponía "doble", se muy bien lo que reserve) Quitan la mesilla de uno de los lados y Hala! meten una cama con calzador, sin espacio en la habitación ni para dejar las maletas porque la habitación, es de dos, en ningún caso para tres... La habitación que ellos llaman "matrimonial superior" es para dos máximo, de vergüenza... Baño ridículo, sin espacio ni sitio para dejar ni el cepillo de dientes en el lavabo Ojo! que además si llegas después de las 21:30 te dicen que te cobran 20€ para que esté allí la mujer del propietario para hacer el check-in, sino te dejan la llave en el portal de enfrente para que lo hagas tú y cuando llegues te lleves la sorpresita De vergüenza....yo me sentí estafada
