Perfect location, comfortable room. There was an easy flood in the bathroom, there was a ruined night light, but otherwise everything was OK. Breakfast was in a small bar where he had to eat in very harsh conditions, and the American breakfast was the same as the English one. The landlord paid back the price of breakfast, it was very fair.

Recently stayed in this hotel and was an average stay. I was informed that reception was in a different location to the hotel located Via Vittoria before arriving which was fine. The lady who greeted us was really friendly and helpful and the reception area was furnished lovely so I had high hopes for my room. We waited 10 minutes and was taken to our room which was a 5 minute walk. The hotel is situated in the same block as where people live and also apartments. When we walked into the room I was taken back to how different this is advertised, completely different colours, furnishings and size. I booked through *********** and the reason why I was drawn to the hotel was 1) location- which was brilliant 2) the look of the room - which was so different to the pictures I was really disappointed. I booked for this my partners birthday present so I was a little embarrassed when I had made out that the room was gorgeous and it really wasn’t. The tea and coffee facilities are located in the corridor with very limited choices. The room was cleaned every day but the bathroom was not the cleanest and the shower was not great. The positive on this hotel is the location, next door to a supermarket, opposite a lovely cafe where we went for breakfast most mornings. 2 minute walk to the metro & Spanish steps, 10/15 minute to Trevi Fountain and Pantheon. If you are looking to book this hotel don’t be fooled by the online pictures as they are not what they are advertised like, very disappointing.

We have no words to say how terrible this hypothetical place is. An absolute scam - it's not even a hotel but an intricacy of what they themselves claim to be "an AirBnB agreement" which honestly only makes them look even worse. We arrived at 11am at the reception, and were told that check-in isn't until 2pm. Fine by us (although they had actually replied to an email 2 days prior that they can arrange for early check in). 4pm rolls by, and we return to the reception, where we are told that we will be escorted to our room 'just 2 minutes away'. We booked the room in via Vittoria so we knew it was a walk away....but we were escorted to a private building in Via del Macello, where we found an apartment with empty rooms and a dirty kitchen...and a welcome sign of a particular AirBnB host, which name was certainly not Spanish Suite. Upset...but we just shut up about it, mood got worse when we realised we had no toiletries and no hot water - we called them and someone actually came and fixed the water heating within 30 minutes. We went out to explore Rome and get a call from the reception telling us we need to check out of our room by 9am the following day (Sunday) due to technical repairs needed (Governmental repairs in Italy on a Sunday?! did they expect us to believe that?), we were specifically asked to leave our belongings in the room and staff will take it to the new location. We thought this was suspicious and our alarm bells went on full alert. After a discussion to try make heads and tails of this, we agreed to meet the alleged 'staff' at 8am and carry our things ourselves before we start out day. Nobody showed up until 8:40...and we found out that the two sent gentlemen were ?cleaning staff who were forced to come pick us up. We asked them where the new location is, and they told us Via Vittoria....and proceeded to walk in the complete opposite direction... My husband insisted that we are taken to our supposed Via Vittoria room and we were told that it is being used, and that we could only access it after 2-3pm. We questioned this cos if the room wasn't available, why would they have taken our booking? Or at least give us a call before we arrive in Italy just to give us a heads up. They simply told us to keep walking as "they are tired". They also cordially told us that Spanish Steps is "like an AirBnB, the buildings aren't theirs". What they didn't know is that we speak italian and have been to Rome quite a few times before - i speak to my husband mainly in english - so we could understand the conversations between them. It was nothing pleasant, and one blatantly told the other 'not to speak to the girl as it's better to discuss with the male'. We just couldn't do this anymore. I just walked to the first nearby boutique hotel and booked the first room I could find for the rest of the stay. We, 4 families in total of 12 people with kids stayed in the Spanish Suite from 14/15.July.2022. Space were conveniently located in a walking distance to Spanish Steps and to many good places to eat around. I guess you can find those in any part of Rome but we were lucky with some really good places. Romana, lady from the front desk was amazing and very helpful... especially considering we were with 5 children under 5 years old so we have a looooooooot of questions and asks. Thanks guys and I hope to see you again.

The first night I arrived they put me in a lower level room than the one I paid for and if I hadn't pointed it out, they wouldn't have changed it. When I asked for compensation, they gave me a voucher, but when I tried to use it, they told me that it is not possible because the rate is already discounted, but it was a discount reserved for everyone, so the voucher will always be unusable. The structure is nice, but they don't know what a customer is.

Terrible! I booked a delux double room and the room we were assigned was nothing like the one in the photo, there was neither a kettle in the room nor a minibar, the walls were dirty, the bed was very uncomfortable, the floor looked like it was about to crumble. giving way at any moment, the windowsill peeling, the broken curtain dangling from one side, the shower head literally disgusting! Not to mention the entrance hall and stairs of the building! Everything very dirty! All for the modest sum of €650 for two nights! The only positive note is the location and the super nice reception guys, but at that price it's absolutely not worth it! Waste of money!
