Beatiful view from my room . They gave breadast to go as i had to catch early train. Only negative was i had to return to room at midnight. I would have liked to stay out past midnight

Good hotel in an excellent location but it seems like a labyrinth of rooms but the food is quite good. YOU LOSE FRIENDS IN THE ROOMS. The bathroom is small and in some bathrooms there is a fantastic shower-toilet where the toilet is under the shower so that you can do both things at the same time. Breakfast plentiful and good for a busy day. In one room the shower was not in the bathroom but in another part where you could see everything. The rooms with more than 2 people are as small as the bedrooms two of them are even smaller. Wi-Fi does not work on the 3rd floor but it does on the rest and there is no data connection

Went only for New Year's Eve. I don't argue about the price which may be justifiable for the date but it's not really worth what was asked for. Dilapidated bathroom, disarmingly hot, very old blankets.

It's already the third time I've been back. It's an enchanting place!!!❤️ It's like living a dream where you don't want to wake up. Hotel San Giacomo. The owners are fantastic and genuine people, very kind and friendly staff.

We had a great time, 3 large and well-kept double rooms, abundant breakfast buffet and homemade cakes. Genuine and very familiar welcome. Parking within walking distance and free. Last, but not least, a stone's throw from the Basilica of San Francesco. Advised.

Like every year now when I stop in Umbria I go to this hotel, where the kindness, professionalism and hospitality of everyone and in particular of Rita and Fausto make you feel at home, it is comfortable and very close to the Basilica of San Francesco. Thanks to you and see you next time

The enthusiastic reviews are completely incomprehensible; in fact it is a hotel that could use a general refresh, especially for the very small bathrooms, not to mention century-old cobwebs and even traces of sawdust in the corners (at least it means that the floor has been cleaned sometimes); I was there with a large group of twelve-thirteen-year-olds and no one enjoyed their stay. The photos on the site and here in Tripadvisor probably refer to another hotel. Breakfast was good, lunch and dinner were decidedly mediocre. In short, with more careful management, a much better result could be obtained. This being the case, the advice is to avoid it.

Hotel located in a perfect position, in the historic center just a few minutes' walk from the most important places, very close to the car park and the basilica. The cleaning of rooms, corridors, common rooms, stairs, elevator, all mirrored and disinfected! The restaurant, as always, is not two stars but it also deserves 4!!! Kindness, helpfulness and friendliness come first!!!!!! As per the title, FANTASTIC!!!!!! HIGHLY RECOMMENDED!
