Everything is nice but you need to provide ID supporting documents online before 1 week check in and maybe additional cleaning fee that not mentioned in list price.

A great place to stay for a solo traveler. Glenn communicates very well prior to your arrival. It was easy to “check in” once you get to the residence. The place itself is fantastic. The bed is comfortable, the air conditioning is perfect, the tv has Netflix, the place has a convenience store and dining options within the gated area so you’ll feel pretty safe. The best thing about this is that there’s a bridge that connects this building to the mall. Really well worth your buck.
Some small things for me: there is no bidet (as the ******* description lists) but there are plenty of tech things and character in the room to make up for it. Also, the gym is listed as an amenity but you do have to pay a small fee for using it. Also, the place is very clean but there are small bugs in there—not too much that it bothered me because I’m staying at someone’s place in a condo (not a hotel) but noticeable enough for me to warn those of you who can’t stand the sight of even one bug.
Still, highly recommended for everyone!

Was a good stay, close to SM North Edsa. One night before heading by bus to Clark by way of Trinoma bus terminal which is the mall next to SM North Edsa.

Glenn was extremely nice and very accommodating. The location is very convenient as you can just take a bridge to the SM mall that will have anything you need.
The property was very clean and had everything most westerners are custom to. The huge fridge, fast wifi, and air conditioning were very nice to have.
I would highly recommend this property to anyone looking to stay in Manila.

The accommodation is relatively expensive, especially considering the cleaning fee, given its size. Lacking storage space for luggage, the presence of unnecessary items above the bedroom closet, and the owner's food in the fridge were inconvenient. The indoor camera raised privacy concerns, and the thin walls allowed conversations to be heard from both sides. Cockroaches were occasionally present, and there was a sewer smell under the kitchen sink. Some touted high-tech features malfunctioned during our stay, leading us to cut it short and move elsewhere due to feelings of insecurity and a lack of privacy.
A suggestion for the owner would be to recognize that not all guests prioritize high-tech amenities. Clearing unnecessary items and removing the indoor camera would address privacy concerns. Offering flexibility for guests to cancel bookings early if dissatisfied would improve the overall experience.
Despite these issues, we still commend SM Grass Residences for its convenient location with on-site shops and a secure environment.
