獨立的小院子，車可以停在裏面，5歐每晚，但千萬注意入住時間，行李寄存時間也要注意，民宿要尊重經營者時間表，確實不如正規酒店方便。

Located on the outskirts of Pisa, the B&B offers very clean, fairly functional rooms in a quiet residential area. The owners are very kind and above all available for any need or help they can offer. Parking available outside just in front of the structure with no extrafee

Here's the revised version of your text: The villa is even more beautiful than the pictures can express. The warm welcome was immediate. The host is very friendly and exceptionally helpful. Breakfast is prepared with a lot of care and love; the homemade cakes and eggs made to your liking were the perfect start of the day. The host also provided excellent restaurant recommendations, made reservations, and suggested less touristy places to visit in the area. If we decide to visit Pisa again, we will definitely stay at Live09.

Un piccolo B&B molto curato e ben tenuto. I proprietari sono gentilissimi e forniscono molte informazioni utili. Camere ampie e pulite. Colazione ottima, con ottime torte fatte in casa. Comodo per l’aeroporto e abbastanza vicino al centro città.

Abbiamo alloggiato in questo b&b per due notti. E’ stata davvero una piacevole scoperta sia per la struttura moderna, pulita e funzionale (dotata anche di parcheggio interno) e che nulla ha da invidiare ad un hotel a 4 stelle, sia per la gentilezza e professionalità dei proprietari, attenti alle esigenze degli ospiti. La colazione è varia e soprattutto cosa non scontata home made! Consiglio decisamente questo super b&b a chi predilige la tranquillità, la pulizia e la cordialità.

Abbiamo soggiornato in questa bellissima struttura e bisogna dire che è stata un esperienza da rifare. Federico il proprietario e tutto il personale sono persone splendide disponibili e non ti fanno mancare nulla. Tutto ben curato nei particolari molto pulito con servizi e colazione perfetti. Il posto è in un ottima posizione per poter visitare le città vicine e nelle vicinanze si può cenare in ristoranti dal buon cibo. Possiamo solo dire un grande GRAZIE per aver reso questi giorni un bellissimo ricordo.

Ho soggiornato con mia moglie in questo bellissimo B&B pisano nel ponte del 2 giugno da poco trascorso, ospiti di amici che ci hanno appunto indicato questa struttura. Che dire: voto 10 con lode. Premetto che siamo viaggiatori esigenti ed è difficile soddisfarci al 100%. Poche volte è accaduto, quasi mai, direi. Trovare qualche difetto è umano ed assolutamente tollerabile, quasi scontato. Ebbene, qui non abbiamo trovato difetti! Dalla squisita cortesia dei titolari e delle loro famiglie, all’eccezionale professionalità di tutti coloro che lavorano nella struttura: tutto è encomiabile. Come la pulizia, l’ordine, l’accoglienza. Camere spaziose, molto confortevoli, maniacalmente (e dunque piacevolmente) pulite, un letto comodo come mai ci è capitato di provare (nemmeno in hotel 5 stelle), servizi assortiti e curati. Semplice, ma ottima anche la colazione. Spero di poter fare presto ritorno nella bella Pisa per essere nuovamente accolto da Federico e dalla sua famiglia, a cui faremo certamente la miglior pubblicità. La meritano ampiamente!
