I’ve never wrote a bad review before but I’ve had to I’ve never experienced anything like this before on holiday we couldn’t even have a laugh If you want a fun holiday stay clear Rules rules rules not an enjoyable stay at all you need to take your own pillow cases and towels incase you get a mark on there’s if you do you don’t get your deposit back Sunbed’s don’t adjust so my friend got a plastic chair and moved it 6 feet so she could sit with us as she has a bad back was told that’s not allowed it’s against the rules if you are loud ie having fun they have the right to terminate your stay no music around the pool and your not allowed to put your own on if the cleaner has to do unnecessary cleaning you get charged don’t know what this means but we didn’t dare have anything out of place not allowed to take your own food or drink around the pool only outside your room no noise at night at all in fact you just couldn’t enjoy ya self full stop you could hear a pin drop day or night if you need reception to order you a taxi you get charged 1 euro every room is checked thoroughly before getting your deposit back we went to check out 30 mins early luckily our transfer was late

I thought I'd write a review as again, once I'd read the reviews I was worrying about going. We were a family of 4 which included 2 teenage boys. Upon arrival, I was impressed with the charm and traditional nature of this hotel. I was prepared with the €200 euros and you are made to read the rules. We got an early check in too. The apartment is basic, but absolutely spotless. It was on 3 floors which we thought was fabulous and a great balcony. The shower head is ridiculously low and does need altering. I took towels and pillow cases due to previous reviews. I recommend you do this for your own peace of mind. The price list is absolutely ridiculous too if you break anything. It did put me on edge as you were constantly worrying if there was a tiny mark etc. Pool spotless and quiet. No diving, ball games inflatables... so this is the wrong place if you want a bit of fun in the pool. We walked to Aldi 10/15 minutes and 20 to reach the new town. We got an uber to the old town or marina every night and that was so handy. This place is a little gem, but unfortunately the older guy is very stern and we did have a small issue when leaving as he claimed he couldn't find the air con remote. ( it was found on the table ) It put a small downer on the check out. We did get our €200 back eventually. A great week, very chilled plus we paid a great price. Just a shame you feel on edge and one member of staff is not very approachable.

Ok, you’ve read all the previous reviews and you are now concerned about your forthcoming holiday at this hotel, just as we were. We even contemplated trying to change our accommodation prior to coming but decided in the end to just “ Go for it “ and I suggest you do the same ! The positives - spotlessly clean, everywhere on the complex - very spacious apartments, particularly the studio’s - beautiful pool and surrounding area. As clean as I’ve ever seen anywhere - quiet location, you’ll sleep like a baby - very well kept and maintained - excellent value for money - excellent free Wi-Fi The Negatives - 10 / 15 mins from nearest shop or bar - 25 / 30 mins to nearest beach - € 200 deposit taken off u upon arrival - Staff and management approachable but quite sullen and strict - your not really made to feel welcome considering your their paying guests The in between - price of a pt is €4.50 compared to local bars, I would have expected that - other drinks and food on par price wise with local bars - food and drink quality is good - Aldi is your nearest facility - you need to download the Uber app before you arrive. Half the price of local cabs - slightly isolated complex probably not for people who don’t like a walk - too much signage about the place with negative instructions. All “don’ts, no do’s” - suggest you take you own towels for use in and outside your apartment - suggest you take a couple of small towels for on your pillows - we were told by jet2 it was adult only complex, it isn’t Ok, in general, don’t panic about staying here. It’s a very nice, small, well run, quiet complex and I’m sure as long as you don’t break anything in your apartment, leave nasty stains on the towels or the bedding, then you’ll get your €200 back when you leave and you’ll have a great time. Just back from few days here. The place is lovely and clean and staff friendly. The negatives were the deposit on arrival. I had read reviews and heard about the 200 euro deposit but when we arrived we were charged 300. I asked around guests and found some guests were only charged 200. We are a retired couple, not likely to trash the place. There was a list in the cupboard of every single item in the apartment and a price for it eg. spoons 3 euros, pan 45, microwave plate 50, curtain 300, garbage bin 25 just to name a few over priced items. We took our own towels, pillowcases and mugs and were very wary about using anything in the apartment for fear of accidentally breaking or damaging. I think they need to review this as we found it very uncomfortable. My husband sat on a flimsy plastic chair on balcony and it buckled beneath him, luckily it didnt break! or he would have been hurt and we would have been charged. There is no shop and when we arrived late in evening had no access to basics like water to make a cup of tea, there was a note on wall not to use the tap water in the kettle! Needless to say will not be back .

Absolutely fantastic hotel can not fault it one bit! The stuff they provide is amazing, all cutlery/cooking essentials You have a toaster a hob, microwave, kettle... everything you need for self catering! Rooms are cleaned frequently and ladies that clean are fantastic The staff are so helpful and friendly, if you get drinks and food at hotel it is a bit more than the main ***** but still tastes amazing! Still so shocked the price we paid for what we were provided with, pool is lovely a bit fresh but ideal for when it gets mega hot. We had a late check out and they provided us with a room for our bags as checkout was 11am. I've seen mixed reviews of this place but honestly the best place I've stayed considering it's my first time self catering. 10/10 Absolutely amazing

4th time staying at these apartments, ignore all the negative reviews. First of all the 200 euro deposit is explained at booking, you even have to tick a box to acknowledge that you understand this !! There was 11 of us on a family holiday this time, was not sure if they would like it as we usually travel as a couple. They all loved it !! Rooms are a bit dated but reflect what you pay for the holiday. Complex is about 15 minute walk fro Newtown, which is why they are so peaceful. Communal areas are great, spotlessly clean and always has sun beds available. Anna, Mariana and all the staff are so friendly. Can’t wait to go back again next year.

Stayed here in October for a week, there are plus points and negatives to the complex so hear goes..... Firstly, on arrival you dropped off on a main road about 500m from the complex as its too narrow for the coach to get down. On entering the complex, it looks very pretty and you could tell straight away its very well maintained. At check in you are asked for 200 damage deposit, which if everything is ok on departure you will get back. I did know there was a deposit to be paid, but I personally thought 200 euros was excessive. Check in was very quick and friendly, and i was taken to my room. I was on the ground floor with twin beds, a small kitchen area, with the basics u needed for self catering, 2 ring induction hob, microwave, fridge, kettle, coffee maker, however no oven or grill. After reading a lot of negative reviews about being charged large amounts for minor things, i decided straight away o do a walk around video on my phone, just to show all the inventory and condition of the room, upon departure i took another video just in case there was any issues. I did take my own towels, as reviews had said a lot of charges were made for marks on towels, pillow cases, so i even slept with a small towel on my pillow. There is a warning notice displayed about marks on towels. The room itself was very spacious and clean, with twin beds, and the tv on the wall had a lot of channels, whilst the only English ones i could find were BBB entertainment and BBC news, there were lots of American channels, and Fox Movies, which was handy on the days it poured down. i had a lovely terraced area outside the room that overlooked the pool, with lovely distant views, it was also covered so u could sit out when it was raining. The bathroom was nice, but the shower OMG, this thing was tiny. I am quite a big guy, and really struggled with this, firstly there's a 12 inch step to get over to get in, the floor had no mat, and was extremely slippy, and it only had a very thin shower curtain, getting a shower everyday was extremely challenging. Once settled i headed down to the pool bar, which is very nice, right by the pool, and a nice area to meet friends and chat, it even had a pool table, and the staff were very friendly, HOWEVER, it is Very expensive, a beer is 4 euro 50 for Super Bock, I asked if there was a happy Hour, and the young girl said yeah, and pointed to a sign that said "Happy Hour, Gin & Tonic 7 Euros"!! That was the only drink for happy hour, and it was 7 Euros?? It was such a shame as it was a nice place to be. They dont allow you to take ANY food or drink around the pool area, you have to purchase it from the bar, needless to say i never saw many people down there, most people seemed to be doing what i did which was go to the Large Aldi, just a 10 min walk away, stock up on food, snacks and drinks, and just sit out on the terrace, with a wine or a beer. Wine in Aldi was very cheap, from 2 euro a bottle, as well as the beers. The complex is a bit out

Where here for a week and from the start we had to walk over 500yrd to the hotel coz the coach could get to it then had to pay 200euro's deposit.the apartment its self was very clean as was the complex ie pool area etc ! We read the reviews before we left so came prepared ie our own towels posters all over the place about getting make up on the towels would result in a charge ! Staff were pleasant enough but we're very strict on noise around the pool and at night ! The bar was very expensive in my opinion a bit over priced ! The shower in our apartment was way to small for purpose ie my wife is 5ft and struggled I am 6ft and double her size so could just get in n no more ! But despite these issues still managed to enjoy our holiday the old town was brilliant ! Last day on check out our apartment had to be checked before our deposit could be returned it was an early flight so when security came back apparently there was a saucer missing at the cost of 24euros so would recommend to do a check when you arrive and count everything as we never used any of the apartment crockery n actually bought our own mugs which we left so having a heated debate about a extremely small saucer at 6 o clock in the morning wasn't a good start to our journey home ! Would defo go again in a heartbeat but defo not to the balaia sol !

this was by far the worst place i have ever stayed. it single handedly spoilt my holiday experience. first of all 200 euro deposit is a joke. there were 7 posters in the room all with rules on them. avert strict around the pool, you are literally aloud to get in and out of it and that’s about it. the tv in the room had NO CHANNELS working at all so once you got back to your room you couldn’t even watch the tv. the shower was so small that i had to duck down in it to wash my hair. the electrics went off the second you took your key out of the wall so i went out for a day at the beach got back and all my food that was in the fridge was spoiled. to top it of the double room that i had booked for me and my partner was two single beds and two single materasses pushed together. every time we moved we fell down the gap. it was shocking. i would highly recommend going to portugal but if you want to have a good experience in all aspects of your holiday DO NOT book this hotel.
