This private 684 sq foot cottage has an open floor plan which appears bigger due to the vaulted ceiling and sky lights. Relax on the oversized deck facing your own backyard paradise.You will love this home! Here are some features:*Very private and peaceful setting*Open and spacious floor plan. When you walk in you are greeted with a vaulted wood ceiling, open concept with all of the necessary amenities and more.*Large deck with outdoor dining, two elevated captain chairs, flat top grill with propane and 2 umbrellas*Private backyard with firepit and plenty of seating. This is where you can see the lake views the best. You may also see a deer or two, ospreys flying overhead or possibly catch the flight of a bald eagle. There are cornhole boards also available for your use.*Two bedrooms with queen beds. -One bedroom is larger with a closet system and desk. It also includes a box fan and nightstands with charging ports.-Second bedroom is very cozy with ceiling fan, end table with drawers, hooks and under the bed storage bins.*Plenty of private parking at the top of the driveway. It then leads to a narrow stone driveway/walkway down the hill to the cottage. The narrow driveway is for seasonal use only. Due to the slope and winter conditions, it may be blocked off for parking.*Several boardgames, cards, and children's books to make some fun memorable moments. There are also 2 Bluetooth speakers for your use.*Laundry is accessible by going out the back deck and down the stairs (it is not accessible through the home).Please note: **The home was recently upgraded with a mini-split unit in the living room/kitchen area. There is a ceiling fan in the smaller bedroom and an oscillating and box fax for the larger bedroom, if needed.**Although there are only 4 steps to gain access into the home the property is on a fairly steep incline from the driveway to the backyard. There are also 16 steps from the back deck to the backyard. We do not recommend this home for those that may have mobility issues. **The cottage is right off Route 394 yet is so peaceful due to it being in the woods and close to the lake. In turn, this does bring forth a few more insects that you may not be accustomed to. Beautiful and peaceful lakefront cottage that has been updated and enlarged for relaxing and entertaining. Central Air Conditioning. Secluded neighborhood is away from busy roads and is great for morning/evening walks. Great dock, fire pit on patio and fireplace inside!The spaceThis is not a cramped sleep 8 - this is a 5 bedroom house - 3 on the second floor and 2 on the first, with plenty of room to relax. We limit to 8 to keep the neighborhood feel. Our location is rare - our streets do not have traffic because there are not cut thrus to bigger roads. Great for walks. Giant stamped concrete patio with fire pit overlooks our 50 foot of lakefront. Dock for morning coffee or evening wine and room to dock a boat (must use public access for boats.) New second floor bath with jacuzzi tub and separate vanity area and heated floors. New custom built in breakfast nook/wine night looks out over the lake. 50 inch plasma with cable, netflix and hbo to go. Gas fireplace. Wifi. We have put much love and investment in to create a stylish and comfortable lake get away!Guest accessFull access to the house - it will be granted via pass code for the door.Other things to noteSouthern Tier 7 minutes away with great bar/restaurant. Many great wineries, restaurants and pubs in driving distance. Just go out a little earlier than usual most stuff closes up around 10. Wegmans grocery store 10 minutes away in lakewood. We have a 40 ft dock with direct access to the lake with 3 kayaks to use. This is the perfect place to sit back and unwind in this natural paradise on the lake minutes away from Chautauqua counties major attractions.This is a 4 season 3-bedroom house that will comfortably sleep 8, there is room for up to 3 cars (commercial vehicles and trailers can park at Loomis bay park next door) . We allow pets at a 50/stay per pet no more than 2. This is a fully furnished home with Central heat and Air Conditioning. It has a full-size washer and dryer, and fully equipped kitchen including a dishwasher. We have high speed internet and a Roku TV with Netflix, Amazon prime, Disney Plus, and Apple TV. I also take COVID seriously here and I have installed an air cleaning system that will remove pollen and all viruses including COVID 19 from the heating and cooling system. We are 10 minutes from Lakewood / Jamestown, the biggest city in the county so you'll have lots of restaurants, a mall, the comedy center in Jamestown and other entertainment options. The Harbor hotel, Wegmans and Walmart are very close by for your convenience. There are 3 Kayaks available to use. You are 15 minutes from the Chautauqua Institute and 10 minutes from Bemus point. We have a dock that is 40 ft long that you can park your boat and jet skis on (low draft only). There is a fire pit and seating for 4. There is an enclosed heated porch for relaxing and enjoying the wildlife.
