A nice and charming hotel in the old town of Nizwa, close to the souk and the fort. The room was perhaps small for two but perfect for a night and very clean. Also the breakfast was very tasty and plenty. Make sure to take the walk on the wall by night!

Rooms have it’s charm, but air condition is terrible. Very loud so it’s either turned on and you can’t sleep because of the noise, or turned off and it’s to hot to sleep. Because of Ramadan breakfast was supposed to be delivered to the room, later on they said that you should pick it up from the restaurant at 7am. No, sorry that wasn’t the information, plus we left doors unlocked. Nobody called or even knocked and waited as I’ve looked couple of times in the morning. Had I known I’d just go and pick it up myself.

The heritage inn is very central and has great charm. The rooms are decorated in traditional style and the bathroom is quite simple. But good WiFi and aircon, which one might need because of noise, the hotel being very central in the old town. The linked restaurant is just opposite with a charming roof terrace for dinner.

We really enjoyed this unique hotel. If you are one who needs everything to be perfect and like a 5 star hotel, you will not be happy here. If you are someone who enjoys trying something different, and you probably are if you are looking at the reviews of this hotel already, you will absolutely enjoy your stay here. The name says it all: Heritage Inn. Perfect! It is only about a 1/2 block walk from the Nizwa Fort. It is right down the street from the Souk. It is a perfect location with which to feel a part of "Nizwa Night Life". By this, I mean as you walk to your restaurant at night, you will have the opportunity to see all of the young adults riding their mopeds and scooters up and down the alleys and having quick chats with each other as they speed by. It was fascinating to see all of the local residents using various forms of transportation to go through the little town. It really was fun just to watch! This inn is older. If you pick a heritage room, it will be what you see in the photos, cut outs in the walls, you can hear light sounds of mopeds below your window, incredibly unique structures inside of the room, absolutely fascinating and one of the most unique rooms we have ever stayed in. Yes, the bathroom is two steps outside of the front door. Yes, it is your own private bathroom. Yes, it is a little awkward deciding where to put your things, but, it's fine. In the nighttime, I would just walk in my pajamas to my bathroom and no one was around, so it was not a problem. We really enjoyed our room. The air conditioning worked very well and we were there when it was really, really hot outside, so no problems with that. Be sure and look for the swimming pool! It is on the side of the parking lot and, even though the receptionist told us about it when we arrived, we promptly forgot until we heard splashing one night. We almost fell over when we saw this sparkling pool with lovely smelling jasmine all around. The atmosphere is stunning by the old buildings surrounding it. You will be so glad you searched it out. We were the only ones swimming both nights. A treat in the summertime. Not as crazy about the breakfast, but they did have yummy, fresh cut melons everyday so we appreciated that and you could take as many bottles of water as you pleased. Overall, a very good choice for location and unique experiences!

A great location in Nizwa meaning that it’s easy to explore on foot, including the souk. The hotel has plenty of character. It’s great to see the old buildings being renovated and I’ve never stayed in a room with such a huge, thick wooden door, with a massive wooden bolt to slide across and similar shutters. The rooms aren’t huge but were perfectly adequate. We were there whilst the annual independence celebrations were taking place so it was a bit noisy as the room was on the street but the noise stopped at about 11 pm apart from a few loud English tourists a bit later!! Nizwa was very busy with visitors. We ate dinner on the terrace of the restaurant just across the road with interesting views of the skyline. We also ate breakfast there too - both meals were fine with breakfast being included.

Initially, we were assigned room D1, which is very small, very claustrophobic, very noisy, and very dark. We refused to stay in it. After a lot of back and forth, the host agreed to move us to a larger room on the 1st floor in a house further down the street. The room is brighter, a bit larger, but still very exposed to the street noise. For the price, you don't get much value for your money. It's a completely basic room with a shabby bathroom where everything gets soaked after a shower. The Wi-Fi signal fluctuates, much like the unpredictable breeze. On the plus side: There is free parking, and the location just within the old city walls is top notch.

The inn is in the middle of old Nizwa and enables to go for a walk and buy some souvenirs at the Souk. I enjoyed the special feeling in the Souk in the evening with Frankincence burning every where. Rooms are well designed with an authentic touch, very clean and beds are very comfortable. Bathroom size is a bit small but as long as it is clean, no problem. Breakfast was excellent. However, for dinner I would strongly recommend you pre book the terrasse which seems amazing but we had to stay indoor as we didn't make any reservations and there was no availability. Upon check in you are welcomed with coffee and dates, staff is so friendly and speak very good English, no language barrier. In conclusion I can only recommend this hotel.

KITESURFING TRIP from Dubai to Bar Al Hikman. 4 people. June 2023. - Double Room 150 AED p/r / Breakfast 50 AED p/p - Perfect quality/price combination - Cleanliness: excellent. - Rooms: very comfortable. - Bathroom: 'tight' but enough. Breakfast: abundant, typical Omani, and very good. Wifi: yes. - WOULD WE REPEAT? YEAH Nizwa is a perfect stopover because it is almost halfway. 4 hours and something from Dubai (counting the border time in 40 min) and another 4 and a half hours from the final destination, Bar Al Hikman (including 30-40 min of off roading). It is also very convenient if you go to the island of Masirah. This little hotel recreates the old mud houses of the region. And the first thing you notice is that everything is done with love. We stayed for a short time, just enough to shower, sleep, and have breakfast, but the impression was very positive. The friendly staff, with the typical Omani smile, really cares to please you, and they love to talk and tell you stories about their city and traditions. It is located in the heritage site, near the souk, which is very convenient for a quieter visit to the village and surroundings. Liked · This hotel has a great location in downtown Nizwa and near to the Fort. Facilities are basic so don't expect a fully fitted bathroom and/or stocked mini-bars and bathrobes. Rooms are adequate but bathroom was small and shower an issue as it's right between the toilet and the tiny sink. Disliked · Breakfast is pretty basic but the dinner we had there was fine. As mentioned above, bathrooms might be an issue for some....
