We were not able to contact anyone before arriving, neither by email nor by phone, so it was complicated and stressful to park the car. In the trip application the reference information was not correct so we tried with the numbers that are on the place's website. The residence is in the part with closed access and uphill. Something to also keep in mind is that you have to climb several stairs in the building. The view from the room is beautiful and breakfast is served in a beautiful nearby cafe.

The amazing views from the Rosso room are only surpassed by the views from the rooftop terrace! Ah-mazing! Be warned there are 83 steps to get to the room but most are wide marble, just the last few are a tiny wooden staircase. It took us a minute to figure everything out but once we did we loved it. SO helpful to have a video to figure out where the parking is! The parking is covered and easy and an additional 10 euro per day. The included breakfast is a voucher for a restaurant for coffee, pastry and juice. For an additional 5 euro pp per day it is a full breakfast with eggs, etc in a beautiful setting. Great deal, just be sure to get the voucher from Natalia or the other lady. There is a mini frig in the room under the desk! Once we found it and plugged it in it was very handy. There were exterior metal shades that kept the morning sun out. The view from the bathroom is also amazing. There is a jacuzzi bath tub but it is possible to shower. There are multiple interesting common rooms but the panoramic rooftop terrace is absolutely magical! Natalia was responsive to our questions on Whatsapp. Everything was clean. Just be prepared for a historic building without many outlets, etc

Stayed for a couple nights in the Rossa Suite. This is lovely guesthouse, with our Suite being on the top floor of the building having stunning view of the countryside and other buildings in Montepulciano. Rossa suite was large with plenty of space. What I really liked was the communication from the owners. The day before I received a whatsapp message asking when we will be arriving and giving us general directions to the hotel. During the stay they would also message you to make sure everything was OK. Other points to note: - Location is about 100m from the bottom of the hill where the main entrance of the old town is. - The hotel is on the top floor, so you need to walk up 3 flights of stairs to reach. The Rossa suite is up another very narrow staircase. We were travelling with 2 large suitcases. It was OK for us but it is worth noting for anyone who may have issues with this. - Our suite did have an aircon unit but didn't seem to be working as the control on the wall did not operate it. When we were staying in June the temp was generally cool, but i imagine it could be an issue in the heat of summer. We did not ask if there is a separate remote control for the aircon unit. - There is a nice rooftop balcony that is available for all guests. Good views and there a chairs if you fancy a late afternoon drink. - Small kitchen area on the main floor. - Breakfast was at a cafe about 100m from the hotel. Its a nice historic cafe. The standard breakfast is just drinks and pastries. Through the hotel we paid an extra 3 euro each to include a hot option that was basically eggs and piece of bacon. - There are plenty of places for lunch in town but they do get busy with large tour groups and day trippers. If you are having dinner we strongly recommend booking in advance as not all places are open in the evening, particularly on Mondays as we found to our peril!

It was snowing heavily in Montepulciano the evening I arrived. The taxi from Chiusi station cost 50 Euros cash. The taxi could not reach the front door but my host sent numerous messages to guide me as I walked the last half kilometer. There is no lift in the building and up four sets of stairs with a heavy bag was an effort! We did a remote check-in. I had the Rossa suite which meant a climb of another set of narrow wooden stairs to the very top floor. This room had a stunning view across the rooftops and valley. That view alone was worth the price paid! The residence did not have any other guests and was very quiet. There are no kitchen facilities but there is a kettle, a microwave oven and small refrigerator in the dining room. All of the furniture (including the bed) probably dates back to mid 20th century. I did not see an electric blanket and I thought it was needed. The air conditioner (heater) in the room seemed to work on a timer and was off for several hours in the daytime. Because it was January, a lot of restaurants nearby were closed for several weeks. I discovered other open restaurants further down the main street on the following nights. Tip: The large door to the residence (3 sets of stairs up) was tricky to open. There are instructions on how to solve this problem posted near the door.

Unfortunately we did not like this residence. We got the green room, also called Suite Verde. It was incredibly hot in the room, with zero chance of cooling down (air conditioning or fan). In addition to this, there was an incredible amount of noise towards the street. Cars, people and the heat kept us up all night. All of the above made us leave one day earlier than we had booked. We are pretty suprised to see all the positives rewievs, because this is not what we experienced! Otherwise, I think it is worth mentioning that the room was clean and that there was good information to get before we arrived.

This is a time machine accommodation in the center of the city. The rooms are really spacious, they are kind of apartments for four people with two separate bedrooms. The decoration is absolutely vintage with many old used items. Such an original place. We had breakfast at Caffe Poliziano with an extra cost. Don't forget to visit and have a city view on the terrace of the building. I have to mention that because of the type of the building there is no air condition.

Everything was just as lovely as the first time we stayed there. Wonderful location and very helpful staff. Lots of room for our family and we were able to cook our Christmas meal in the kitchen, making homemade pici pasta!

Montepulciano is absolutely beautiful with the Val d Orcia area to be explored and photographed for those iconic scenes of Tuscany with rolling hills, cypress trees and lone tuscan villas sitting atop small hills. Residenza Fabroni is inside the old town and a lovely old house, giving you a flavour of a different era. There is a rooftop with stunning views where we took wine and cheese and had a gorgeous evening. there is a little reading room up some narrow wooden stairs, right out of a storybook. They will pick you up from the train station for a reasonable fee and David who collected us and checked us in was lovely. Helped with our bags and gave us all the info we needed. We had the blue suite which was massive and can easily accommodate a family with kids, although we were just two. They also include breakfast at an absolutely lovely cafe nearby with a fantastic view!! Book Residenza Fabroni. We will be back!
