Nice place, nice concept, nice people. The place is perfectly priced in an absurdly priced nonsense of a city.
People should be paid to go to Italy and even more to the run down thiefs' den that is Modena.
Yet there are ones going there to whatch people racing with completely useless cars and some fo those may anjoy the set-up of one of the rooms...
So, if along your penitence path to redemption you happen to be in Moden, I strongly suggest wasting your money at this place much better than similarly priced other ones.

Alessio gave us a lovely welcome, our room (Fellini) was very cute, the apartment has an excellent location and the breakfast brought to our room was so well prepared and very comprehensive. We really enjoyed our stay in this apartment and in Modena.

The staff is very nice. We stayed in the Duse room. The furniture is too large for the size of the room & made it hard to get around. There wasn’t any type of closet, so we had to store luggage in the extra room. The extra room did have a clothes rack with a few mix matched hangers. The mattress needs to be replaced as well as the bed pillows. The bathroom has a new shower that was nice but the shelf over sink was about to fall down & leaned really badly making it difficult to use. The worst part of the bathroom was definitely the cracked toilet seat! We had to cover it with a bidet towel to be able to use it. Breakfast is brought to your room and was good. No utensils provided, so unable to eat yogurt or cut up fruit.

the only positive note is the convenience of the b&b ... right in the center and convenient parking !! the room is a bit old and needs to be reviewed ... we didn't sleep very well, too hot !! 24 degrees without the possibility of lowering and regulating the temperature .. we slept with the windows open! 😅 for the rest everything ok

Excellent structure and very helpful staff! We stayed in the Jacovitti Suite, but it is actually a complete apartment! Breakfast served in the room and ticket for free parking in the area! Highly recommended!! We will recommend it to our friends!!

Even though the room was nice, I have to give an absolutely negative opinion because on the morning of our last day, as agreed, we were expecting breakfast at 9 but no one showed up. We tried to contact the owner but nothing... we only managed to reach him by phone but in the meantime it was time to leave... Furthermore, he did not communicate the license plate of my car to the municipal police (the Fonticolo is in a ZTL area) and after 2 months I received a fine! This unfortunate affair went on for a good 10 MONTHS!!!!! Unacceptable!!!!

B&B in the center of Modena, kind and super helpful owner. Clean and tidy room with even a coffee machine, kettle and fridge at the complete disposal of the guests (something not for everyone) Breakfast was brought directly to our room at the time indicated by us.. Sweet breakfast with milk, coffee, juice, yogurt, croissants, cake, biscuits, jam, fruit... Fantastic I would also add that right next to the B&B there is a very good restaurant and this is also a great convenience
