Absolutely appalled by the proprietors attitude, Anyone would have thought we had the bubonic plague or rabies or such like with the diabolical welcome we recieved....... Firstly meet with a chain across the entrance , Rang the bell 🔔, Then met by the grumpist old man on the planet,,,,,, Before we even had chance to enquire as to what we wanted , He said, Cream tea , I replied , What else is on offer , He barked , Cake 🎂, Even though it was pouring with rain He processed to close the door in our faces after ordering cream tea , Throw the tray at me & my sister in the rain and went on to demand £15 cash We were shocked at how expensive this was , We"re cornish and farmers & were rared on clotted.cream so we know how it should be , I asked him to bring us a fresh bowl as it looked old stale and dark orange with a hard skin & a crack on the top . Like it had Been sat in the back of the fridge for days , Reluctantly brought more , Was slightly better , But the dish was smaller , Wasn't enough for one scone then rang the bell & asked for more , The same even grumpier old.man brought the original stale old cracked cream , My sister & I preceeded to taste and it , It was rancid & had spots of mould on it , Unfortunately we had already paid and we didn't want to make a fuss because he already looked angry so imagine it we had complained more . I am still shocked that this day & age paying customers can be treated this way . I've noticed all the other bad reviews, Close this man's place down before he poisons someone!!!!

We stayed here years ago and it was absolutely awful then. Such a shame because the position of this place is beautiful. We didn't find the owner very pleasant in fact he was rather abrupt with his customers. We stayed in the attic room with our daughter and we all ended up sleeping in one bed as her bed was really uncomfortable.

Well, I’ve just returned home from visiting this tea room and felt the need to have a moan. Firstly my friend and I ordered a cream tea which was delivered very quickly by a grumpy man asking for payment immediately and said he only takes cash, this was not mentioned to us at the outset. One of us had tea and the other ordered coffee, both were undrinkable, the tea was the colour of pale dirty water and had no tea bag in the pot, the coffee was disgusting, tasted like it had been warmed up. I asked for a tea bag which was supplied by the lady of the house. My friend asked if they had any sweeteners and was bought a dispenser which was dated bb April 2021. After finishing the tea I asked if I could use the loo as we had a reasonable journey to make and I needed to wash my hands, I was told by the very rude man that he didn’t have any loos for me to use and that I could go across the river to the public ones, which cost 50p a go. I asked to wash my hands and was directed to the side of the building to the outside tap on the wall used for watering the garden, what more can I say. After reading some of the reviews I cannot understand how this place is still offering poor quality food and drink.

Went for a lovely day out in Lynmouth. Decided to have a drink at this place. Was shocked when we arrived in , what was a lovely garden, to find a chain across the door. A lady asked if she could help and we said we would like cream tea, one with a black coffee. Later a man appeared with a tray, of tea, coffee and warm scones.Asked him if he had sweeteners and he bought some out. They were dated April 2021 so did not use them . The coffee was absolutely tasteless and my friends tea was grey , there was no teabag in the pot. Asked for a tea bag and was given one. Then the man said that’s £15… cash is king in Devon. No card payments. We had to rustle up £10 each and he said five ones will be good. We didn’t have five ones so he brought out a £5 note for change. We noticed how abrupt he was with a couple sheltering from the rain , they didn’t want a cream tea and he had a face like thunder. This man makes Basil Fawlty look charming…he is rude ,not welcoming and WE WILL NOT COME BACK.Cash is not king in Devon as other places we visited during the day were very hospitable.

Such a shame as this could be an amazing place to sit and enjoy an afternoon tea. The gardens are beautiful and the views stunning but that’s all that is good about it. You have to ring the bell in the porch and wait for someone to serve you, no menus outside just one pinned up in the porch. The man who came to serve was quite abrupt just asking if we wanted a cream tea, however we want sandwiches, the choices were with ham and piccalilli or cheese and pickle so we ordered 2 of each and a pot of tea. The sandwiches arrived with a few crisps, just cut across in half and not well presented. The cheese was grated cheese from a packet, the ham was thin and obviously cheap and the bread was standard sliced bread. You then have to ring the bell and wait for him to come back to pay your bill. I was very disappointed as we went there with family and I was expecting a different experience. I didn’t want to complain as I felt I wouldn’t get anywhere, it is their loss as people will not go back and it could be a little goldmine but then maybe he doesn’t want that. 😞

Went their for a bite to eat as it looked pleasant near the river.ordered 4 sandwiches and a pot of Luke warm tea.the sandwiches was not like he said they was 2 buttered pieces of bread with grated cheese and a blob of branston pickle7.50p x 4 sandwiches that’s not the pot of tea that’s extra.that really is daylight robbery I had to button my lip and walk away as my sister paid the bill.so avoid it like the plague a complete rip off and disgusting.kevin from minehead

We RESERVED a room here via Airbnb for a birthday treat for myself. On clicking the reserve button in the Airbnb app (which I have done many times) this usually takes you to another window to show you the total cost of your stay and commit to pay. Instead we were charged for the room instantly!! I IMMEDIATELY cancelled the booking and called the guest house first thing the next morning, only to be greeted over the phone by an extremely rude man who wanted nothing to do with the situation and refused to refund us our £130. I was devastated. Now I have read other reviews about this place, I wish I had never even clicked on thier page!

Cliff and Josephine made my stay on Exmoor very special indeed. Their lovely BnB is located right in the centre of Lynmouth right next to the River Lyn. The views from the windows are exceptionally stunning and the location couldn't be more convenient. Their Full English Breakfast was always delicious and I thoroughly enjoyed Cliff imparting his extensive local knowledge of the area. We had many interesting chats over breakfast and he always had good recommendations for places to visit. I also really appreciated Josephine's good sense of humour and how welcoming she was. For the few days I stayed in their home, I felt welcomed like part of the family. If you're visiting Exmoor, this is the place to stay!
