I would actually say 3.5 out of 5. Good location for travelling around Suffolk and the nearby marina and park are lovely. Its a shame the gym is permanently closed as I have used it several times in the past. We were in lodge 61 and upon arrival saw that the balcony furniture was tired and falling apart and well past its shelf life. I sat on one chair precariously expecting it to collapse at any second. We called reception who sent maintenance with a bench seat very quickly which was impressive and helped out but didn’t help when sitting at the table to eat el fresco unfortunately. Re the lodge itself, the carpet was soiled, considering you pay £40 for pets as enhanced cleaning is required apparently this carpet needs a deep clean. The bathroom walls are also starting to crack and needs attention.

Stayed in van 109 and to be honest was not anywhere near what Hoseasons show on their website. It was obviously a privately owned unit which had way too many personal items left out. Wardrobe space was taken up by oil heater’s and fans so space was limited also on top of units were random things like pieces of equipment just left covered in dust. The cooker was an electric induction unit which we had never used and no clue on how to use it but no instructions available as with the microwave/oven combo. The decking had way to much furniture on it and was surrounded by large sections of lavender plant which obviously attracts bumble bees which is lovely to see however when there is a large plant below the main bedroom window which meant the window could not be opened due to insects flying into the bedroom, maybe a trim back would help. The caravan had a washing machine and dishwasher which was good. The site is kept clean & tidy and the restaurant is good though a tad pricey and the swimming pool although gets busy is adequate. If you are staying and have young children try and avoid number 109 as lots of trip hazards on the decking and again due to the extreme amount of lavender it attracts loads of insects including bees. I would stay and will book again however will not be staying in 109 again.

We stayed in a pet friendly Carlton lodge, the overall accommodation was of a high standard however the living/kitchen area rather small considering it was for 4 people, we were lucky as the weather was good and we made good use of the amazing veranda. The area is beautiful nice long walks along the Carlton Marshes, and in Nicholas Everett park, which lead to the shops/amenities. We took drives out to Kesslingland beach as this is dog friendly all year round so my adorable pooch loves it and so did we. The only negative was the living space and the train that was next to our lodge, it started at 5.20am and finished about 10.20pm, however I would say you get used to it as it’s so infrequent. The Wi-Fi is none existent so don’t bother paying for it even with a booster box . The staff are friend and the holiday park is spotless. Oulton Broads a a beautiful place.

We thought £25.00 is expensive for a very small boat to moor for one night. The showers and toilets were modern but dirty. There was no shop for basics at the marina or nearby. There is a pub there though, and people there were very helpful and friendly.

Broadlands Holiday Park in Oulton Broad is a lovely place to visit. The accommodation is well placed for visiting the local areas and further afield. We are a family of 2 adults and 3 children (under 10) Carlton Marshes is walking distance where there are beautiful walks and opportunities to bird and deer watch. There is also a park that the children can enjoy. The holiday village has a great swimming pool where all three of our children have practiced their swimming. It's one of the reasons they love going back at every opportunity. The accommodation is well equipped, self catering with plenty of utensils and crockery for our family. The staff on site are welcoming and friendly and nothing is too much trouble even when we leave things behind and they arrange for it to be returned to us Just around the corner is a great play park, and water sports are available locally too. Very much looking forward to our next visit.

Stayed here for one week in an Aedis number 73 ,It was very clean apart from a mouldy loaf left in the bread bin and a abandoned dog jacket found at the side of a settee.It was well equipped with all you could need cooker microwave toaster cutlery etc.a tv in each room 3 in total and a dvd player It had two small settees in the main living area which were reasonably comfortable and a table and chairs, the table was extendable.also the decking at the front had a table and four chairs. The bed was comfy and on the softer side.the bedroom could have done with blackout curtains as the sun shone brightly through them. The receptionist was very pleasant and helpful The site is peaceful and well cared for,close to nicholas everitt park,a 5min walk,where you will find cafes restaurants and a local shop and boat hire. Lowestoft south beach is only a couple of miles away On the whole a wonderful relaxing week and would definitely stay again There is a swimming pool,we didnt use it but it looked ok

Been a few times. It’s recently been fine up. You need a car to go out and see things but there is a town within walking distance. The bar is fantastic so make good use of it. Think I’ll spend Xmas here

Was apprehensive after reading the mixed reviews. We had two ‘Aedis’ chalets. These were positioned on a nice road leading to river. Sadly, cars were going well above the speed limit which is a worry with pets and children. Well maintained outside, with owners making them homely. Lovely enclosed terraced front with gate, ideal for the dog to be safe in when sitting out there. Parking space in front. The size was fine. They’re not huge but has kitchen/dining/lounge area. We had two basic sofas, a table with 4 chairs (1 broken). Kitchen area with microwave, oven, hob, toaster, coffee machine, fridge freezer, washing machine and kettle. Had been left a small piece of j cloth, scourer and tea towel. The bin was broken so lid stayed up which was a bit gross but we put something on top to weigh it down. Basic kitchenware. Tiny frying pan. The cutlery was terrible. Tiny and thin and would bend. The chalet was ‘ surface ‘ clean throughout. I wouldn’t look too close though. In general we were relieved it wasn’t as bad as we expected and were pleasantly surprised considering the bad reviews. We had a chest of drawers in both bedrooms, hanging space in hall. A family member was next door and they had no drawers, only the hall hanging space which wasn’t good at all. Theirs also wasn’t as nice as ours. So it’s a bit hit or miss by looks of it. The older chalets looked a bit grim and old holiday camp style. Good heaters. Was concerned with elderly relative but she was thankfully ok with the warm air radiators. Very bright in the morning on our bedroom side, take eye covers. Lovely sun trap in afternoon on our side of road. Walk down to river and boats. Can walk around to the park and into shop/boat hire area. Didn’t use clubhouse. Limited hours. Pool nice and warm. Changing rooms gross and stunk of sewerage. Went to visit the gym but was told it had shut down. An email to inform of this prior would’ve been nice to save bringing our extra stuff. Lighting bad on site. Very dark when walking dog in evening. Nice setting by river and walks. Great if you want to chill and not do much. A small playground for kids but if you want to go out to a clubhouse and have entertainment/activities etc, this isn’t the place. Had fish and chips from Amanda’s chippy which were very nice. Copper Smokehouse was alright for food. Recommend a visit to Southwold. Tesco express five minutes drive if that. Bigger retail park not far away. If you get lucky with the unit you hire at this holiday park, it’s good, but if not, then it would definitely impact on your enjoyment of the site as a whole.

The caravan itself was great but showing signs of wear. The flooring was lifting in the kitchen/lounge area probably due to water ingress from wet shoes etc. The towel over the toilet pan in the family bathroom was nearly hanging off. The bathroom sink tipped forward if you put slight pressure on the front. The tv kept breaking up but this may have been due to bad weather. Contractors were cutting trees on site which didn’t bother us until our last full day(Thursday) when they started at 07.45hrs right next to our van. I am sure the owners of the caravan would be unhappy to learn the large branches and cuttings were dumped not far away from the rear of their caravan. This didn’t seem to happen with other trees on the site that they cut back. All in all we had a nice wife’s birthday break.
