I regularly stay in London hotels for work so have a very good sense of what you can get for your money. It's a very expensive city so I'm willing to overlook lots of 'quirks' for the right price, but this was the first time I've considered actually checking out and booking somewhere else. We were given a absolutely tiny ground floor room - it wasn't big enough to open our cases, or for us to get ready at the same time. However the biggest issue was that the window looked onto a small courtyard and the window and courtyard were absolutely covered in pigeon excrement (pic below). We arrived really late the first night so didn't notice until the morning. I now see looking at some previous low reviews on here that this was the case in 2019, so clearly hasn't been addressed. It was not only very hot because clearly you wouldn't have opened the window, but I also think potentially a serious health hazard. It is rare that I write a negative review, as I know businesses can struggle, and I feel bad doing it now, but I was genuinely concerned for our health. I did email to ask to be moved into a different room (we arrived late and I was working during the day) and they emailed to say we could change our room if we contacted the receptionist by 1.30 (email sent at 1.20 and I was in a work meeting). No apology or acknowledgement of the problem, or anything. If you do book here I'd really urge you to check the window/request not to stay in room 4.

Stayed for one night, but barely slept as the mattress was rock hard. The ground-floor room I stayed in had a ‘mini’ courtyard where ‘nesting pigeons’ reside, so my sleep was also disturbed by the noise. The room also appeared to have damp issues as paint was peeling-off and there was, what I thought to be ‘splatters’ of concrete on the window, but in the light of day (and the disturbance from the pigeons), I realise that the ‘splatter’s were actually pigeon excrement! I complained before departure and all the man said was “sorry and thank you for staying”. I told him that I hadn’t paid to be kept awake all night, but that made no difference. I would not recommend this establishment to anyone.

Rock hard bed and hence not a decent night was had. Even worse we were coaxed out of our relatively spacious room with double slab into a basement dungeon 3/4 slab on the promise of a softer slab. Upon our realisation that we were now paying for a more expensive loft slab, but getting a damp mouldy dungeon slab we asked to be returned to the former hell of Leigh House upstairs. However, it had been let to new victims No refund on part or full. *********** did nothing.

Small room given at first with a mattress which felt like concrete and was impossible to sleep upon. Asked for a mattress topper or new mattress to be provided before the end of the following day (so that we would be more comfortable for nights 2 and 3). Arrived back at the hotel that evening and nothing was there. Had to raise the issue again. Staff had to go to one of their other hotels to fetch an extra duvet.....which made very little difference. Was told we would be moved to the 2nd floor, in to a room with a softer mattress, for our final night but, the following morning we were told that this would not be possible and that we would be given a room on the ground floor instead. However, this room's mattress was equally hard, the bed was only a small double (4 ft and not 4ft 6"), plus it was absolutely tiny and despite complaining the staff were completely disinterested. No compensation offered. I would avoid this hotel. There are no bedside cabinets, the small wardrobe has three hangers for clothing. One shelf for the tea and coffee. No other shelves for anything. No bedside table. No shelving in the bathroom. The towel rail fell off and landed on my friend's foot. Absolutely nothing was done to address our complaints. Also, the walls in the ground floor bedroom had peeling paint, dreadful carpet, a view of a wall and ledge covered with pigeon faeces and stains on the windows. It was just terrible. The only saving grace is that the room was warm. Given our experience, we feel that some compensation should be given, particularly due to having been given a down-graded room for our final night. Dreadful.

Fantastic value for money, basic hotel near Kings Cross station. Reception staff were super helpful & friendly. We left our luggage in the morning until we could check in as we had arrived early. The rooms are small but all you could need for or a short stay in central London. Top floor bedroom was en suite and a clean small bathroom with a shower cubicle, loo & sink. Plenty of towels, toilet rolls & shower gel. Tea & coffee making supplies. Fan provided but made a clicking sound. Big sash window, catch broken but can prop open easily. Spare pillow in wardrobe. We stayed for just 1 night but we will definitely return to this value for money hotel. No breakfast available at the moment due to kitchen repairs. Takeaway pizza, Indian, fish & chips within a few seconds walk and a bar opposite. Very quiet at night and felt safe having 24 hour reception accessed via a locked door.

Competitive price, welcoming and helpful staff, would return. I asked for and was given ground floor room, had a lovely sash window that opened (hate hotels with windows that only only an inch!!). Lovely view of Cartwright Gardens. Great central location, walking distance to restaurants and bars and St Pancras station.

Booked last minute as had an awful experience in a hotel where I could not stay, such value 4 money staff also lovely myself and my partner had the basement room ...was such a lovely staff thankyou..would defiantly recommend this 2 anyone and value 4 money
