When I arrived at Richland, the staff had no clue I booked what room and there was endless phone calls and the manager even said I should cancel online with whoever I booked with because the room I paid for is not available! I was given a standard room when I paid for an executive room. Next there was no hot water, Wi-Fi wasn’t working the first day but second day the Wi-Fi worked. The shower was just dripping not enough water to shower and the toilet makes nose of water dripping the whole night. I didn’t get breakfast the staff said it’s finished The house keeping staff were loud in the morning and I will like to say the staff at front desk are not friendly and the place is very untidy in guests areas however There was a gentleman by the name Mubita who was was very kind and friendly.

The price for the hotel may be low, but it's not worth it 😀 The service was very lazy, breakfast was supposed to be included in the price... And it was (bread and butter 😅). The rooms were dirty, the bathroom was in critical condition, there was no hot water. Stay away ☝️

Quality of room service iron was provided for free.the socket should be worked on,in room 2 it wasn't working properly at the time I visited but the stuff were helpful they went out of there own way so that I could charge my phones after my chargers were not working.so thankful to them.

Better inside than outside The room was clean and well equipped. In Livingstone/Victoria Falls having an air con is essential and the one in my room worked well. Having a mini-fridge and a desk in the room was also very useful for me. The bathroom was clean and I had hot water in the shower. The entrance to the property and the outside of the buildings does need some attention – the friend who dropped me off there wasn’t sure if it was OK to leave me there. The pool water was quite green on the day I was there – I didn’t swim. The wifi was poor. I could send messages & browse websites but making calls or watching videos were not possible. Thankfully data is cheap in Zambia so I got myself a sim card and 2GB of data for K30 (US$1.50) at the Airtel shop. I had to pay extra for breakfast. I think they need to update their listing to show that breakfast is not included. It’s a short walk to a nearby grocery store (Shoprite) and restaurants. Try Kubu café for good coffee.
