It started out rocky as the pickup we booked via hotel was 30 min late to get us at the airport. However the rest of our stay was still so good that I am willing to give it five stars. Room - huge lofts with kitchen and king bed and 3 half baths. No tub but shower was nice and strong. Concrete floor was great as we visited Lisbon in 100 degree weather. The robe and slipper provided were high quality as was the large bath towels. It was a nice touch to get a free liter of water and a small wine as a welcome Breakfast - included with our stay is awesome. Freshly made to order as this place only has 12 lofts. We got scrabbled eggs every day that came with these tomatoes and sliced ham that was simply delicious. Location - is in the midst of bars and restaurants. Many good places nearby. Thankfully with double pane windows, it was pretty quiet for us to sleep even though many party late in the night outside. Only inconvenience is Uber or bolt cannot pick up at door as its in an alleyway. Need to walk 100ft to Main Street to get a Uber or bolt. Bed - roomy and comfortable. They do put two twin together with a big cushion on top but it was very nice bed. Staff - super friendly and helpful. Maria checked us in and was very nice and Philip gave us free welcome drinks and showed us to a restaurant right outside he liked. We liked it too and had a nice dinner for only 30 euros of sardines and grilled sea bream. Yum. I would definitely book again.

We are so glad we chose to stay here - everything was wonderful and we felt well taken care of. The hotel is beautiful and centrally located - we were able to walk to many attractions and the neighborhood was fun to explore. The staff's attention to detail and pride in the hotel was evident - from reception, to the restaurant to housekeeping - everyone was friendly and professional. We felt taken care of and welcomed by everyone we encountered. Just after booking, we read some negative reviews about the Bica rooms that made us nervous enough to wonder if we should upgrade. After seeing our room in person (Bica 7), we felt much better, and by the end of our stay, we knew we would be happy to stay in that room again. The Bica rooms are not 'in the basement' as some other reviews have stated. While they are on floors below main reception, keep in mind that the hotel is on a steep hill and these rooms look out over the downward slope. Our floor to ceiling windows were still above street level, and we were afforded a beautiful view of the pedestrianized old town streets below. Yes, there are some buildings across the streets with windows that face the hotel, but we never felt a lack of privacy - for one, the room had sun shade blinds on all windows that diffused the bright Portuguese sunlight, but they also provided privacy from anyone who might happen to look into our room from the windows across the street (they didn't). It is something anyone who has lived in a city would be familiar and comfortable with. We heard street noise only when the garbage was being collected, and the windows provided enough soundproofing to ensure that noise was very light and brief. Our room was very spacious, and even with the sun shades down, there was plenty of natural light and it felt airy and gracious. The AC kept the room comfortable, and we were happy to spend the hottest hours of each day relaxing in the room. The bed was huge (and one of the most comfortable hotel beds I've slept in). The bathroom is small, but beautifully designed. The shower water pressure was glorious and we appreciated the Aesop toiletries. The hotel was currently doing renovations on our floor, but you would never know it. There were a few discreet renovation notices on doors and we saw some workmen during the day, but the sound was well insulated behind multiple doors and we were never disturbed. The privacy was actually remarkable - even though the hotel was fully booked during our stay, it was never noisy and we never felt crowded. We saw other guests occasionally, but it never felt like we were competing for space in the common areas or for the staff's attention. We enjoyed lunch and cocktails at the rooftop bar every day (I do not drink and appreciated the no-alcohol cocktail options), and our visit to Suba on the last night was nothing short of exceptional. The actual guesthouse itself is not the problem, as it is nice. The core issue is the disorganization and chaos that ensured once I arrived that lasted literally the entire time. I specifically stated the time I was coming, what I needed (wifi to work) and once I arrived, there was NO ONE to answer the front door, so I was forced to wait outside for nearly half an hour alternating between calling the contact number that was never answered and ringing the front door, which was also never answered. Eventually, someone that lives in the building came out, and I walked in. When I reached the front door of the guesthouse, I found the door wide open, yet NO ONE was inside. Unsure of what to do, I placed my bags in the living room and area and waited. And waited. And waited. A few hours later, I still had NO wifi, no one was answering my phone calls, and there was still no one inside the facility. Finally, I contacted *********** and the owner/manager answered me, apologizing for everything. But I still did not have the wifi and since by the time I ensured that I could leave and return with the door key, everything nearby to buy food was closed. Then, other guests arrived after me and had even worse fates. One had stopped by in the early afternoon, and when no one answered, he left and came back late in the evening. He had flown all the way from SOUTH KOREA and had to walk around with his bags until late in the evening. Then, another guest, from France arrived, and just as I experienced, the room arrangements were incorrect, so we improvised between us. Now, I was offered a full refund, which they basically had no choice but to give me considering how inept they were in checking me in and leaving me outside on a very busy and darkly lit street that resembled an alley. Later, I found out fro other guests that had been here for a few days that it was just more of the same, proving my case that the place is just terribly run. Now, beause I could not leave a review on *********** because that's where I booked it and cancelled, I made it a point to leave one here so that people coming here in the future know to avoid this place. The staff I encountered was fine, and it was not their fault. It starts from the top and if the management doesn't have the proficiency to take care of the basic needs of their guests, then they really should NOT be in business.

I had an excellent 2.5 week vacation in Portugal, where I spent the first 7 days and the last 5 days at Almaria Officina Real Apartment. The apartment was very clean, beautiful, and very well well-maintained, completed with daily cleaning service and excellent amenities. Superb breakfast is delivered daily that includes a variety of local breads, and occasionally my favorite one, pastel de nata!😍 Oranges were always provided daily in the fridge for us to make our own squeezed orange, along with cheese, tomatoes, fruits, yogurt, etc. Both of my stays have been wonderful, particularly as one of which was coincide with my birthday, and I received typical Portuguese birthday cake (Pão de ló com doce de ovo) from Almaria team. It was such a lovely surprise for me! 😍😄 While during my second stay, I received a bottle of wine to welcome me back from my Madeira trip😍. The Almaria team were also all very nice, friendly, and very helpful during my stay. Very excellent service! I hope they all enjoyed the Indonesian chocolate I shared with them😄. To be noted, the location of apartment is also very good, as it is located in the center, near to supermarkets, restaurants, bakery, shopping districts, etc. Highly recommended for any purposes of stay - business, pleasure, and to all types of travelers - solo, couple, family. Thank you Almaria team for making my fifth visit to Lisbon, a memorable and pleasant one. Would definitely stay there again for my future visit! 😉

The location is very good, a few kilometers walk from Liberty Avenue, there is a lot of food downstairs in the evening, breakfast can be. The room where you stayed did not have a lift on the fourth floor. The front desk helped move to the fourth floor. Everything was very good. The hotel with its own characteristics was scary on the fourth floor. It was hard to lock the door. Later, the front desk came to demonstrate it again. There is a place to introduce breakfast after check-in, and there are snacks and juices for free. Small defects Hotel facilities in general, my family suite is only a lamp is very dark, the wardrobe can not be locked, sleep at night is a little scared, the toilet is a little small.

If your looking for a unique place to stay, in a great location, you won't go wrong here. It's not the quitest place, but feels local, and great vibe. The staff were very helpful, and friendly. Great place for visiting this wonderful city, I'd highly recommend. Will be back. ✌

The entrance of the hotel is the square and the tram stop. 300 meters down the street is the seaside. It is located in the lower city of the old city and is very convenient for travel. The most important thing is that the hotel breakfast is very rich.

The location is excellent, the reception, hygiene and services are all very good, except that the room is slightly small. It's very convenient to go out and walk around. There is French Veal downstairs, so it's best to make a reservation in advance. The dessert shop in the hotel is also delicious, not too sweet, and is worth a try. Breakfast is a la carte and very rich. Staying for two days can save a lot of money.
