The hotel is worth every penny. It's central close to Kyoto station with so many nice restaurants within walking distance. The room is big, always clean, has everything you need for a cosy, comfortable stay away from home. Highly recommended.

This hotel is incredibly close to Kyoto Station (just a 5-minute walk, and very easy to find if you exit from the Central Gate), making it super convenient for getting around. There's a 7-Eleven conveniently located directly across the street, and plenty of great restaurants within a 10-minute walk. It's very clean and quiet, and laundry facilities are available. I stayed in a Kyoto Tower room, which had large windows (though they don't open) offering a great view of Kyoto Tower.

Amazing experience. Some traditional japanese vibes mixed with westernized traits.
It was our first time visiting a hotel with any resemblance to a traditional japanese hotel - this was a great entry point into this kind of experience.
As is traditional, you are required to leave your shoes in the footlockers by the entrance. You walk around the hotel in socks / barefoot. In some spaces wooden shoes are provided (example: public toilet on the first floor, toilet in the hotel room), everywhere else is socks-only.
The design is very traditionally looking, pleasing to the eyes.
Breakfast offers a combination of japanese and western dishes in a buffet style - so if you want to try some traditional japanese food, but are afraid you won’t like it - you will still have plenty of options (I will add a photo as an example - in reality the list of options is much bigger both in both japanese and western cuisines).
Onsen is great, works a long time (3pm-10am). We went there in the morning / day / evening — all times it was not too crowded, sometimes there were only a couple other people in there. The onsen are separate for men and women, so there is no need to check against any timetable (men hours / women hours, how some other hotels do it) - you can go any time when onsen is open.
Location is great too — multiple subway stations are close, Kyoto Tower is in about 10 minutes of walking. Many restaurants nearby.

Firstly, the location is superb. Kyoto Station is just a 10-minute walk away, and there are abundant dining options, convenience stores, Yodobashi Camera, and Don Quijote all within easy walking distance. Priced around 500, this established 5-star hotel offers rooms that are quite spacious by Japanese standards, providing incredible value for money. Free parking and EV charging stations are also available. They also have Chinese-speaking staff. The only minor imperfection was finding a hair on the bed, suggesting they could pay closer attention to detail in their cleaning.

The surrounding area offers excellent attractions like the Kyoto International Manga Museum, the Museum of Kyoto, the impressive modern historical buildings along Sanjo-dori Street, various shopping areas, and ShinPuhKan. The breakfast was fantastic, with both Western and Japanese options available. Our room was impeccably clean, and the overall atmosphere was very pleasant. The hotel is situated approximately 80 meters down an alley from the main street, which ensures a wonderfully quiet and comfortable night's sleep. It's also conveniently close to Kyoto City Hall.

The stay was wonderful.
Location right infront of Kyoto station & local bus interchange. If you came late from Kansai airport by limousine. the limousine will stop at Kyoto Avanti 3-5min away from this hotel.
If you join day tour, the pick up point is same at Limousine drop of point.
Many 7/11 & restaurants around.
The hotel look very new, room & bed was very comfortable and toilet was very clean. Hotel's staff front deck & housekeeping very polite.
The coffee house open for free hot & cool beverages for guests from afternoon till 10pm.
Will sure book this hotel if we visit Kyoto again.

Excellent location, very good for commuting to other cities.
Although hotel is practicaly between train tracks, rooms are almost soundproof, so good sleeping.
Matress was bit hard but not a big problem.
Breakfast is quite good, also some western dishes but fresh fruit was missing.
Gym was not on site and would be appreciated.
Hotel can store luggage free of charge.

The hotel is just one stop away from Kyoto JR Station; you step right out into it. There's also a bus stop right outside the entrance. It's very convenient for visiting attractions in Kyoto city. The whole place feels very new and modern. You're required to take off your shoes upon entering the hotel, and walking barefoot throughout the entire premises takes a bit of getting used to. They offer complimentary late-night noodles starting at 9:30 PM daily. In the mornings, there's unlimited Yakult, and in the evenings, free-flow ice pops. Both indoor and outdoor onsen (hot springs) are available. However, since Kyoto likely doesn't have volcanoes, the overall quality of the hot springs can't quite compare to similar hotels in areas like Hakone. P.S. This hotel belongs to the same management group as Mizunone, where I stayed in Hakone last year.

Very convenient location of the hotel, close to Kyoto train station, bus stop. The rooms are comfortable, there is a small wardrobe, a shelf by the bed, a small table. Next to the bed is a USB socket for charging a smartphone. Cleaning, clean towels and a set of home clothes (sweatshirt and trousers) every day. Excellent breakfasts, a large selection of delicious Japanese and European dishes.

Cconnie_kwokmyI stayed for 6 nights in the peak season of November and the price was not cheap. The staff is so polite. The kitchen floor in the room is quite dirty. The most disappointing thing is that the sound insulation is very poor. There are many people walking upstairs every night and it is very loud. After staying for 6 nights, only the last night was quiet because the two couples upstairs had checked out and had already packed their luggage around 5 a.m. We went out and met them checking out around 9 a.m. I wanted to report the noise the next morning, but the staff hadn't come to work yet. After that, I stayed for a while and forgot about it. Moreover, the table in the living room is very small. We bought food from a nearby supermarket to eat back, but there was not enough space, so we had to use our suitcases as the table. The door is electronically locked, so there is no need to bring a key when going out. Towels will not be changed during your stay, but there is a washing machine so you can clean yourself. Not many hangers and cutlery. The location is good, very close to the station, and there are convenience stores and supermarkets nearby.
Nnina18This hotel in Kyoto was absolutely amazing! Its location is super convenient, just one subway stop from Kyoto Station, and a mere 200m walk from the subway exit to the hotel. The buffet breakfast was phenomenal, even featuring delicious unagi (eel)! I honestly ate until I couldn't move every morning. They also offer 24-hour complimentary coffee and beverages, plus a self-service station where you can pick up various toiletries, skincare products, and face wash. A huge bonus was the separate male and female public baths (onsen-style), which we made sure to enjoy both morning and evening. Laundry costs 200 JPY for 30 minutes, and drying is 100 JPY for 30 minutes. Just a heads-up, there's usually a queue for the machines around 9 PM. It's clearly a popular choice for both international and Japanese travelers, so be prepared for queues at breakfast too. Seriously, I can't recommend this place enough!
GGuest UserI traveled alone, and the staff who helped me check in late on the first day was very kind and tried their best to explain and guide me, even though they don't speak English well.
They were able to speak basic English when I called in advance to ask if there was an iron, so I think it would be okay for people who don't speak Japanese.
In Japan, there is a non-refundable accommodation deposit concept, so you have to pay 200 yen in tax separately from the hotel fee, so please note that you have to pay that on site.
The only reason I left out the cleanliness is that the garden-type terrace room I stayed in the second day was so clean, and even the Wi-Fi worked well, the soundproofing was good, and the bathroom and toilet were separated from the bedroom with thick doors, so it would be great for a couple's trip!

The single room I got because I arrived late on the first day was a bit messy.
There was hair on the bedding, hair in the bathroom, etc.
But it was just a single strand, and it was okay to clean it up, so it didn't matter much. But the single room wasn't soundproof, so the sound of something happening in the other room echoed through the hallway.
However, for this price, the single room also had an iron in the hallway, and on the second day, when I moved to a room, they moved the carriers that I had stored in advance to the room in advance. The service was really good.

My room is blocked from the outside, but the inside air can circulate through the perforated ceiling of the hallway. Although the meals served every day have the same menu, they seem to be carefully prepared. I saw a lot of complaints about the crowded restaurant in the reviews, and it was easy to adapt because it was like a school cafeteria.
