The hotel is located not far from Kyoto train station. Breakfast and dinner are included in the stay. The bathroom, as well as the room itself, is very small. The beds are very hard. However, for such a low price, it's a pretty decent hotel.

Food is not great but its included in the price so cant really complain. We booked a room with 2 single beds but got a double and sofa bed. Sofa bed was very uncomfortable but they fixed when we complained. Rooms are tiny but i think thats a japan thing. Short walk to subway and 15 mins walk to main train station. Overall OK

The hotel is not too bad.
It is very busy.
If using the spa and sauna expect it to be very busy too.
Breakfast was crazy busy, like 10 McDonald’s crammed into 1 room.

Exceeding expectations with a dinner provided, nd excellent washing machine and drying facilities. However, bed quilt seems too small, and bed sheet not spread out properly. Though very good otherwise, I didn't have a good sleep!

Pros
1)Good value for money.
2)Your own room with a private bathroom for $35 is a steal deal in Kyoto.
Cons
1)Breakdast and Dinner are is very simple only the salad bar is good.
2)Need to wait in line to Check-in @4.00pm.

Location is a bit far from Kyoto Station, but you can use subway to go to Kyoto Station about 300 meters
Best thing in this hotel is that breakfast and dinner is included in your booking, I stay for 3 nights, the menu are the same each day.

the room size is larger than most japan hotel. the hotel looks new and clean. it provides breakfast and dinner, which is good thar I don't have to look for restaurant.
