Kennebunkport is a nice place to be. But The Breakwater Inn is not the place to stay to see it from. It really is a Bed & Breakfast without the breakfast . It claims to have a gym and a spa, but these are not available to use or indeed visible. Our room was small, with no storage, with a toilet door that does not close, with the noisiest air conditioning ever experienced and with no daily room cleaning. The restaurant next door that is a part of the hotel is however good. Basically a huge expensive disappointment. We were booked for 4 nights and left after 2 unhappy days.

We were looking forward to staying here to kick off our honeymoon, but the experience fell far below expectations. Despite confirming early check-in in advance, the front desk staff were unwelcoming and dismissive upon arrival. There was no offer of assistance with luggage, and we had to carry everything up three flights of stairs on our own. The first floor was under active construction, giving the entire property the feel of a worksite rather than a hotel. WiFi was completely non-functional throughout our stay, and staff showed no interest in resolving the issue. Compounding this, the air conditioning system depended on WiFi connectivity, making it difficult to regulate the temperature in our room. Unfortunately, attempts to provide feedback were met with indifference and no acknowledgment. What was meant to be a special and relaxing start to our honeymoon became a frustrating and uncomfortable experience. Based on the service, amenities, and condition of the property, this stay was not worth the cost.

We had a truly disappointing stay at the Inn, a stark contrast to our wonderful experience five years ago. There was no internet, no TV, no front desk staff and no visible management. Despite asking to speak with a manager three times, we were eventually told he wasn’t working. Our room in the new building was beautiful, but the common areas were uncomfortably hot with no AC. The in-room window unit wasn’t on at check-in, and the room was stifling. The internet didn’t work across multiple devices, and the staff dismissed our concerns. Later, we discovered the TV was broken and the bathroom door wouldn’t close. When we sent our concerns to the front desk for the third time, we were told it wasn’t their fault. We were also misled about amenities—there was no happy hour, and our request for housekeeping (made at 8am) wasn’t fulfilled until after 4pm, and only after a follow-up call.

The hotel is ideally located with view on the Kennebunk bay. From the pictures we expected a historic building but this one was infortunately far beyond that. The ladies at the desk mentioned there was a new owner planning to do thorough rénovations that should finish by late spring. Nevertheless, between now and then you pay 200 usd for a room with a smelly, stained rug and outdated amenities. Also apart from sleeps and some complimentary coffee there is no breakfast or other service that you would typically expect from a hotel.

I must start at the beginning, but I promise you this story has a happy ending. I started by booking my July 4th holiday trip on Trip Advisor. I booked a suite at The Breakwater Inn and Spa on Trip Advisor. 15 minutes from the Breakwater and got a call from the Breakwater saying that our suite that we received a confirmation from Trip Advisor had been booked over 1 year ago and was not available. The Breakwater Concierge and manager did all they could to find us another comparable room at other hotels in Kennebunkport without any luck because of the July 4th holiday. Our original booking was for 3 nights. The Breakwater had a standard queen room for 2 nights. They did all they could do to compensate us for this problem that Trip Advisor created. The Breakwater gave us 2 tickets to their July 4th Lobster Bake and offered us their best room, The Cottage, for our last night and gave us an extra night in The Cottage. The Cottage is a separate single unit with floor to ceiling windows that looks out at the marina. This has a king bed, a sitting area, a kitchenette, a bathroom with a rainfall shower and a spa tub. One of the best parts was the fireworks which was had the best view from the Breakwater. I cannot say enough about the Breakwater staff and management for saving our July 4th holiday. This was our first trip to Kenebunkport and The Breakwater and it will not be our last.

We stayed here as part of a wedding block of rooms and way overpaid ($411/night!) This hotel has a great location but I have stayed at La Quintas that are more luxurious. The Pros: -View of the Harbor -Walking distance to a few shops and eateries -Easy parking on site -Bathrobes in the room The cons: Everything else: -Rooms are in serious need of a facelift. The furniture is dated and downright ugly. The bathroom was hilariously underwhelming (pic posted) -There is not a lobby to congregate in if you're traveling as part of a group. -The room keys are physical keys labeled with hotel name and room number. Quaint? maybe. Potentially unsafe? definitely! - There is no phone in the room if you wanted to call the front desk - The continental breakfast was exactly that- basically bakery items, yogurt, and coffee set up on a table at the restaurant next door. -The rooms do not have blackout curtains and sunrise was just after 5am in June.

Awesome Hotel and Service! We came in for the Christmas prelude and the hotel was so convenient to everything in the area while being far enough away that it was also quiet! The rooms were absolutely gorgeous and Brian couldn’t have been more helpful. On check-in, Natasha was like a Christmas angel! She made sure everything was taken care of and checked on us on a regular basis throughout our stay I would highly recommend this hotel
