This Bed and Breakfast is the finest we’ve ever been to. Caroline and Colin really know what they are doing. Caroline is energized and welcoming with a “can do” attitude that shines. Colin cooked up the most delicious breakfast. Our room was lovely and our bed linens were crisp and smelled so luscious. We melted right in. We didn’t want to leave. Our regret was we were there only one night and didn’t get to enjoy the garden.

An idyllic location in a beautiful property. Bedroom was ideal, large, spotless and overlooking the countryside. Added to the tea and coffee tray were homemade slices of sponge which was much appreciated after a long journey. Breakfast was fabulous with homemade pancakes, fresh fruit and yoghurt (my choice) and an array of other choices on the menu. We were then given 2 freshly baked apple and cinnamon pastries for our journey. The owners went out of their way to ensure our stay was first class, highly recommend this property for a stay.

We stayed for three nights. The location is peaceful and feels a bit remote but it only took us 10 minutes to walk to Instow to eat. The room was more like a small flat with a bedroom, small dining area and separate toilet and bathroom. The room was refreshed every day with clean towels, fresh milk and homemade cakes. The breakfast is the best we’ve had in a bed and breakfast or indeed a hotel and the hosts were delightful and nothing was too much trouble. On the day we left we paid for a packed lunch for the long trip home, cost about the same as we spent on the way down in a service station but infinitely better. I can’t see we will stay anywhere else when visiting this area in future.

Lovely greeting by host Caroline, our room nos 3 was simply sumptuous, huge bed, plenty of space in the room, nicely furnished, large bathroom, all spotlessly clean. Great nights very quiet sleep. Breakfast pre - ordered was one of the best ever in any hotel we've stayed at, very well cooked, plentiful, excellent side choices too, really nice room, first class service from Caroline. Car parking no problem. Our first stay at Instow Barton, but definitely not our last!....we will be returning 2025. Marilyn & Brian. Worcester

Caroline and Colin are the perfect hosts. Nothing is too much trouble and they go over and beyond making your stay happy and lovely. The bed linen is top quality and the accommodation is spotless. Very easy to communicate with. The breakfasts are amazing and their local knowledge is fabulous. We will be returning.

Excellent experience. Welcoming hosts who go out of their way to make you stay memorable. Great breakfast and tea and cake in the afternoon. About 10 mins walk to the couple of pubs in Instow where the food was very good. Ideal location for visiting Rosemore, Baggy Point, Hartland Quay etc. Would go back without hesitation.

Loved our stay here in this beautiful home. Our room was so comfortable, styled so well and maintained well. There were delicious scones and jam for us in the room, what a delight! Bathroom was very good too. Such a peaceful location with the church next door. Walked into the village for dinner, an easy walk. Our breakfast was outstanding, served in the beautiful dining room, very delicious and plentiful, the best! Caroline was a very accommodating host. We loved our 1 night stay.

We have just returned from an enjoyable two night stay at Instow Barton, situated in a quiet lane in Instow.The owners were friendly and welcoming, the rooms quiet and spacious, and breakfast 1st class. Plenty of car parking space. Throughly recommend.
