Great economy room,clean,warm, compact, great shower and very good lighting for reading. Have stayed here before,room 11 the best economy room to date. Only negative is £10 charge for a check in before 5.30

One person to book in guests, serve drinks and take good orders. You don't see anyone after pub hours if you don't have breakfast. Checked out at 11am told by cleaner to leave key on a table. Twin room only big enough for one person. Beds so narrow you had to do a 3 point turn to turn over. Dink the size of a water fountain, room over the kitchen extractor,so smelly. Glad I only paid £68 a night. Shabby and dingy. Wall paper in corridor pretty but obviously ran out half way! Could be a beautiful place, brilliant location.

We had booked into the Wash & Tope for my husbands birthday as we wanted to look around Hunstanton. The room was clean but very dated. The single beds were so narrow that he fell out of bed during the night although his bed was up againgst the wall. ( he is 84yrs old ) Definitely need some hooks for the towels in the tiny bathroom as well as in the room. Complimentary tea/coffee/biscuits very nice - thank you. Staff very friendly. Although we are dog lovers we personally don't agree with ' dogs been allowed in the rooms especially overnight ' Hotels are for people not animals. 2 rooms that we noticed had dogs ( one had 2 big dogs ) on the 1st floor and whenever someone walked past those rooms at night, the dogs barked !! At breakfast the 1st morning these 2 dogs were sitting under the table with their heads up over the rim and on the table surface !! Sorry, not my type of scene. We left that lunch time and forfeited our 2nd nights stay.

Described on Trip Advisor as a ‘Newly refurbished Boutique Hotel’…..well. That was a lie! Arrived to check in to meet another guest complaining about his room. Told at check in that there is a coded door to get up to the rooms, but this door was just left unlocked- which didn’t feel safe at all, considering no staff stay there overnight! Hallways to rooms very dingy. Our room was number 8. Lock on room door was not very sturdy- gaps from doorframe and could wiggle the door! Room was ok, very dated, no storage. Loft hatch directly above the bed.. Bathroom was a bit grubby. We settled in for the evening. No signal on the tv. WiFi didn’t work where we were. The noise from the fans out the back were SO LOUD- even with the windows shut! Can’t bare to think how it is in the height of summer! Someone- either staff or living next door ( we couldn’t work it out) started blaring out Screamo music, to the volume we could hear every ‘word’ as clear as if it was in our room. And to add to that, they were constantly whistling along to it! This went on for hours, so as we’d done all we wanted to do in the day, we packed up and left late into the night. WILL NOT BE STAYING HERE AGAIN!

Please please do not be put off by the bad reviews as new owners took over 2 weeks ago and this is our second stay here. The new owners could not do enough for us as they work tirelessly to rectify a lot of ‘legacy’ issues. Yes there were some issues with our stay but all of them were rectified immediately with a very cheerful attitude and in fact we stayed an extra night! The hotel has a fabulous location, great rooms and great food in the pub and for the price you would be hard pushed to find anything else better in Hunstanton! We, and our friends will definitely be back 👍

Terrific view from the room but very dated needs some tlc and extremely cold and not cheap with no breakfast offered but did the job as we needed to be in Hunstanton for a family party bonus food very good in the pub at decent price will struggle to stop again

Myself and my sister stayed at the Wash & Tope as we were down in Norfolk attending a nearby theatre show for the night and the Wash & Tope had the best price for a room that particular night. I had stayed at the hotel a couple of times before with previous girlfriends and you very much get what you pay for. Me and my sister had the twin room which had no frills and could generally do with a makeover. Beds were comfortable but very narrow. The aerial lead was hanging down from the ceiling and going loosely round the door and across to the window. TV reception was very poor and intermittent, and Wi-Fi signal very poor in this room, but you could get it when you stood at the door into the room with the door open (!). There is a loud generator outside the window which is a bit of a pain. The other slightly annoying factor with this booking was finding out we were not able to check in before 5:30pm. When I messaged the owners through *********** I was told it’s “3pm in the summer season but 5:30pm in the winter season due to staffing on site”. I did point out it was 3rd June we were checking in but had no reply, so just turned up around 5ish on the day and was let in. I know I had stayed here a few years ago in June and was able to check in at 1/2pm so I’m not sure why it’s now so late. The other slightly odd thing is they insist on taking a card number on check-in “for security” (despite payment already being taken via ***********), but there is no elaboration on what this “security” actually is. Bit odd. I have been charged twice at this hotel before so was a bit wary about this. In a nutshell this hotel is very budget; the staff are friendly on arrival but there are no frills, no niceties and it does very much feel like a side business to the pub which feels to be the main business. The whole place could do with a revamp and bit more love and attention. It’s fine for a budget hotel room if you really don’t care about any luxuries, but if they put a bit more love into the rooms, then maybe they could also charge a bit more for people to stay and it’s win-win all round for owners and customers. I wouldn’t rule out ever staying here again, but I would always not expect anything particularly nice about my stay.

OK for one night but no more. Very hard bed and pillows leading to poor sleep and achy joints in the morning. Arrived 35 minutes early and asked if there was any possibility we could check in but there was a £10 charge fort early arrivals so we went for a walk instead before it got too dark. Seemed to be short staffed so left waiting when tried to check in later on. Small room, with little storage. Very loud macerator ran after every flush and whilst showering. The sliding bathroom door was with semi opaque stripe, so no privacy. Patchy wifi. Didn't have breakfast.

Stayed in room 3 at wash ond tope seaview, absolutely lovely stay comfortable very clean ,barstaff and manager Sam were amazing very friendly and helpful would definitely stay again ,anybody thinking of booking do so it's lovely and very wel owing you'll love the stay . KAT AND STEVE

Friday night sea view for 72 pounds. Was in no1. Lovely view of sea. Bed comfy clean sheets and towels, good tea and coffee tray. This is a room that has been converted to take ensuite shower. Floors uneven. But guess what 72.00 says it all. Would stay again. Free parking out front. Tesco 5 min walk. Lovely breakfast. Yes it is not 5 star but you are not paying 5 star prices. Nice and clean, double glazed, warm electric shower. TV in room with two comfy chairs and small table. We'll done wash and tope.

Someone mentioned the pub/hotel had been refurbished, no sign of that in the pub sticky floors and tables plus missing a serving employee. Hotel, room looked ok, upon closer inspection very dusty skirting boards, rust around waste pipe of loo, mould around the mastic of shower, wallpaper peeling off the wall. Oh and the person who decided at 10:00pm to keep revving his car with a suped up exhaust if your a pub/hotel employee you need a disciplinary or better still sacked for the noise intrusion & not one hotel employee challenged him. The only reason we stayed here was because we couldn’t get a room at the Golden Lion which we will patronise in future trips to Hunstanton. I suggest you keep away.

As the title of my review suggests if you can’t book anywhere else and this is your only option go with very low expectations! This place needs some serious work, but of plaster hanging off walls, wallpaper needs replacing, sticky carpets and weirdly carpeted bathrooms which are so unhygienic! Our room smelt of dogs and fags! And out bed was covered in dog hairs, which is from the through on top of the bed (these need washing guys!) We definitely won’t be back again EVER!!

Stopped for lunch yesterday, the young girl serving the food wasn't very friendly and the food was awful, the chips were cooked in old fat and were raw in the middle, the fish had a layer of uncooked batter and was over cooked on the outside, that was sent back and I ordered a pizza instead, the pizza took well over half an hour to be sent out and came out raw and uncooked, I couldn't even pick a slice up as it flopped and the topping ran off, and the second lot of chips again not cooked properly and tasted of old fat. We were offered a refund but the service was so slow that we left without it. Shame at the pub is nice with a nice beer garden but we won't be back

Awful place ! Tiny room smelled disgusting from the kitchen extractor in the backyard that was our view. No WiFi (only in the seedy bar below apparently) Television kept breaking up. Only a wobbly tatty table to put anything on. Tiny shower room, with no hooks or anywhere to put a towel, or anything. A couple screaming and rowing in the room next to us in the night. Broken window in the entrance door should have warned us off !
