A little too far outside of the Lakes (not helped by roadworks near Windermere which caused chaos each day to be near anywhere near anything. The accommodation was okay, no better or worse. It was not unpleasant, albeit it feels a little unloved. Breakfast was okay, but the continental options should avoid the use of tinned fruit and be more expansive. The car park was not great not helped by poor lighting. It is on a main road but the traffic noise was not a real problem. The guest house was not not responsive, though I didn’t know who was hosting our stay. For serious or even semi serious walker it could do with a proper drying room. It was not expensive but I didn’t feel greasy value. That said it was okay

We stayed here five years ago and was blown away by the place. We visited again last week and were not disappointed. Some places have a problem maintaining standards. This isn't one of them. Clean, friendly and excellent breakfast. Debbie treats you like one of her family.

Lovely weekend break! Perfect room, spacious and very clean. Amazing shower that was powerful rather than the dribble that most guest houses offer. Parking was always available, yummy breakfast (but we did miss the black pudding) and the whole experience was fab. 100% staying here again x

This B and B is a little gem just outside Windermere. Owners are always so helpful and friendly and the breakfasts just hit the spot. We have stayed there several times and is always spotlessly clean. It’s a home from home. Thank you for making us feel so welcome. Olivia Mike Emily and Minnie

Wow!!! The wife and I had 3 nights here over the Bank Holiday. We did not want to come home. Debbie, Jackie & the team were so welcoming and friendly. I really want to sing the praises of our stay but then? If I sing too loud. It could be booked up the next time we want to go, and we will. First impression, smelt clean and was spotless throughout. Lovely room 8. All amenities provided for. Yes it is situated close to a main road but close the double glazed windows and silence. Perfect just of of Windermere which was heaving. Free parking. Superb freshly cooked breakfast, comfy beds and a really relaxing break. Added bonus, a pub and brewery 100yds away. (separate review submitted) Thank you to you all.

We have a lovely couple of nights at the lakes using this bnb as a base. Rooms were very cute bed comfy as hell and clean and tidy. I think we met the host on our last morning and she was lovely. Breakfast was delish and continental was available in the room if you didnt want to go down for a full english. The only 2 things i disliked was us having to put our poochy in the car when we had breakfast. She is a good girl and wouldnt have done any damage, although i know this isnt the case for all dogs so i get why the rule is in force. I just wouldnt have done this if it was hot summer months. The other was our view, it was literally a petrol station but again not the end of the world. For 40 pound each a night you genuinely cannot complain. Its about 10 minutes drive from Windermere but didnt bother us as we had a car Ate at the pub 5 minutes away on both nights really lovely and dog friendly 😊 No toiletries so take your own

Room 10 - Great Room for Three Adults, Fun trying to remember to duck for the beams as we are quite a tall family. Great choice for Breakfast, Fruit, Yoghurts, Cereals and Full English. Good to explore Kentmere Area - Would recommend a walk to Kentmere Reservior, loads of Buzzards and even a Peregrine Falcon. Fantastic pub just down the road with many locally brewed real ales. Will definitely be looking to book again.

The B&B was spotless. The room was very clean and confortable. The owners friendly and welcoming. The highlight of our stay was the breakfast - simply stunning. We were in room 8 whichwas on the front of the building, unfortunately it was close to the main road between Windermere and Kendal and very noisy with traffic after 5 30 am. Dont let that put you off the B&B is brilliant
