Beautifully decorated traditional bed and breakfast. 18th century doctor's house. Full of history and elegance. Sweeping spiral staircase with circular landing and bedrooms off there. Room three has comfortable double bed, large window to the front with lovely views, modern bathroom with shower, dressing table, drinking water, tea coffee facilities. Kate and Paul are warm friendly down to earth. Full of friendly local knowledge and advice and a warm welcome, very helpful and we enjoyed plenty of banter. These guys started in August 2024 and are building a fabulous business. Rooms spotless and comfortable with charm. Afternoon tea impeccable and I can only say was served up with genuine care, attention to detail and a real love for what they do. Delicious variety of sandwiches, home baked cheese scones by Kate, and locally made cakes. Even edible flowers in the fresh juice drinks! In conclusion, get it booked.

My partner & I had a lovely stay in Room 6. Really comfy bed & everything we needed in the room. Loved the Bluetooth function on the bathroom mirror, nothing like getting a shower to music. Also loved the olde furniture which gave the room extra character. Just one point though -(not enough of a moan to stop giving this place being 5 stars). A bit of a lack of privacy from people passing the window to the car park. Maybe think about a pull down light blind that wouldn't make the room dark. We did pull the curtains but then had to put light on in day. Now on to the breakfast. We were both well satisfied & really set us up for the day. Paul makes exceptional poached eggs, the porridge was plentiful & I loved my yoghurt & blueberries. I would recommend anyone to stay here. Free parking is available, plenty of dining areas close by & it's within easy reach of the main Lakes of Winderemere & Coniston & it's fabulous walking territory.

Terrific stay at this beautiful B & B in Hawkeshead. Friendly, curtious, helpful hosts. Comfortable room and fabulous breakfast. Couldn't be better. Highly recommended. Take advantage of the packed lunch offer. Excellent quality. Great base for walking, visiting the Lakes in a relaxed and friendly atmosphere. Will stay again!

We visited Ivy House for a 2 night stay in June 2025. It is well situated on the Main Street and accessible to all local amenities. It has free car parking at the rear and is well kept throughout. The double bedroom was clean and in traditional style to suit the property. I was in the Lake District for a long distance swim event and so the price we paid for the stay was high as the prices were inflated due to demand. Unfortunately the service was not great. Upon arrival, knocking a couple of times the host at this property answered the door with the words ‘I was on the phone’ and then started to tell me where to move my car. This seemed to set the tone for the weekend. There is a text service to order breakfast which guests use the night before. I asked for a breakfast half an hour earlier than the recognised time as I had to be in Coniston to catch the event bus, however the request was not granted other than to say that cereal could be left out for me. This was not going to be sufficient as I had to fuel/eat enough to swim 5.25 miles that morning. I found this to be inflexible and had to rush my 8am breakfast to be at the event on time. The room was not serviced well. The bed was not made, the bins not emptied and the small toiletries buds and cotton wool not replenished. In fact the only service seemed to be a fresh bottle of water left in the room and new tea bags and milk. So overall we were disappointed with the stay and would not use this property again or recommend it to others.

Great overnight stay with friends. Rooms and the whole place spotless. Very comfy bed. Parking too, which not many places in Hawkshead have, lovely breakfasts. Kate and Paul a great couple, had good natter and laugh after breakfast. Would definitely return

The hospitality was second to none, Kate and her husband made us feel totally at home. I stopped there for 4 nights and would totally recommend this establishment. The best I have ever stopped in
