Anne’s house is a real gem, just a short walk away from Hastings town centre and the seafront. The hosts, Olivia and Michael, were very welcoming and did their utmost to make sure we were comfortable. Bathroom amenities included all that was required with some quirky details, which put a smile on my face. The bedroom itself was well stocked with a large selection of teas, very tasty cookies and fresh milk was available each day. The beds were very comfortable. The breakfast was made to order and freshly prepared by the hosts. Olivia and Michael are both knowledgeable about attractions and sights nearby and happily advised us. We felt truly pampered and will most certainly be back.

Very clean and comfortable room with a personal touch of homemade cookies. Excellent service and breakfast was great with a very good selection of cereals,yoghurt,fresh fruit crossiants, and full English if one wanted it. Very friendly atmosphere, and nothing was too much for them. Definitely would recommend it. Thank you, Michael, for a lovely few days.

What a wonderful week we had here. From here you can visit all kinds of beautiful places and you can walk to the beach. Olivia and Michael are friendly, welcoming and helpful. From tourist tips to chairs to borrow for the beach, wishes for breakfast, tea and cake if you get there around 3 p.m.! We had access to a beautiful bedroom and bathroom. You can also use their garden and you have your own sitting room.

I spent two comfortable nights and two delicious breakfasts at this wonderful English garden of a B&B, arriving in the afternoon to the question “Would you like tea and cake?” Decorated with portraits and florals, recurring shades of green, it sits on a hill above the railway (easy access, yet quiet) and overlooking the town, ruin, and Strait of Dover. Breakfast included fresh fruit, Greek yogurt, croissant, and my choice of cooked protein. I had avocado toast and sausage one morning and egg with mushrooms and roasted, homegrown tomatoes, the second. My restful white room with blue tiled fireplace and crystal chandelier included the view of William the Conqueror’s castle ruin on the distant West Hill. That pleased me. I had plenty of tea options in my room, plus oatmeal raisin cookies, all sealed in jars, and an electric kettle, bottle of charcoal-filtered water, tea cup, and a water glass. Michael and Olivia are lovely hosts, helpful in suggesting museums and restaurants. If I had planned ahead further or stayed longer, I might have noticed the musical events that were happening in town. However I was quite happy walking around the old streets, up to the castle and park, through the “twittens”, pausing at Christopher Foyle’s house, and stopping to paint scenes en plein air…I enjoyed a relaxing stay in Hastings, made more delightful and cozy because I stayed at Anne’s House.

I am a very particular traveller and this place far surpassed anywhere I have ever been. The house is beautiful the decor, cleanliness and attention to detail will far surpass your expectations. The breakfast, made from local produce is so fresh and delicious. The homemade cookies are melt in the mouth as was the cake. The room had my favourite teabags (tea pigs) and coffee - Kenco. The big bath and refreshing shower make the bathroom. Michael and Olivia are such lovely hosts that have paid so much attention to detail, from the beautiful little lemon serving bowl to the nautical themed glasses in the room. As a location it beats Brighton hands down! The only problem is that you need to make and effort to leave the sanctuary of the room as the bed and sheets are so comfortable. A truly luxury experience. Hope to be back.

We had a great stay with Michael & Olivia at Anne’s house. The home is beautiful, well appointed and the hosts were great. We came here straight from an overseas flight and it was the perfect place to start our England trip, with a bed so comfortable neither of us had much jet lag. We started our day with a delicious breakfast cooked to order, and Olivia & Michael provided great recommendations for town activities, transport and dinner (loved the Farm Yard at their reco!). We will recommend Hastings and Anne’s House to anyone traveling to the UK. Thanks for the great visit!

We spent a wonderful weekend at this lovely B&B. Hosts Michael and Olivia welcome you into their beautiful period home, conveniently located within walking distance of the seafront and the charming lanes of Hastings Old Town. The house is spacious and very tastefully decorated with artwork, antiques and objet d'art throughout. With just two bedrooms you are made to feel like special guests in their beautiful home. Michael and Olivia are utterly charming and make a real effort to make you feel completely at ease. There is a lovely, light, dining room where breakfast is served, and a beautifully furnished sitting room for guests to relax and unwind. Breakfast is a delight - a wide choice of qualtiy ingredients from a light continental breakfast to a multi-course breakfast feast to set you up for the day. Everything is beautifuly prepared and presented. We stayed in the "Turret Room" which has an ensuite bathroom with bath and separate walk-in shower. Fine quality complimentary toiletries complete the picture. A very comfortable bed made for a very restful night. Special touches include home-baked biscuits in a cookie jar for morning tea, and cake served with afternoon tea. We would have no hesitation in recommending this rather special place to stay in a much-underated south coast destination.

We really enjoyed our stay at Anne's house, a very high quality establishment. Olivia and Michael are very friendly and helpful. The breakfast was all fresh from the fruit through the croissants to the cooked breakfast, a really delicious start to the day. The decor was in character with the house and gave a friendly cosy feel. We really appreciated the extra little touches like fresh milk, bath robes and home baked cookies in the room. The road is quiet and Olivia and Michael provide visitor's parking permits. We have already recommended Anne's house to friends and will be staying at Anne's House next time we are in the area.
