They are not flexible. A 30% cancellation fee is charged 90 days before the stay. There is no consideration at all, even though I can no longer physically go to the site. If I try to make a reservation early, I am told that "we are not accepting reservations for that time yet," and if I make a reservation about two months in advance, a cancellation fee is charged from that moment. I can understand if it was about 10%. 30% is too much! It's the first time I've been charged 30% even though I can't physically go. It's the worst. I will never use it again. I really regret it.
