I tend to write more positive reviews than negative ones, unfortunately this is not one of them, but it is fair and balanced. There are many positives to take from our stay but the poor response to a problem we encountered has resulted in a lower than expected rating. After all, problems do happen, that's a fact - what sets an organisation apart is how they deal with those problems when they happen - and in this regard Colina failed quite miserably. Colina Da Lapa has a good range of villas, from apartments to 3 and 4 bedroom villas. Villas come with private pool and four of the larger 4 bedroom villas also have a hot tub/jacuzzi. We decied that as we were travelling in November that the pool may be on the cool side, so to opt for and pay the extra for a villa with hot tub. How disappointing it was then that the hot tub was a "tepid tub" - in other words, it reached a maximum temperature of 26 degrees and would not go beyond. We of course reported this (four times) and maintenance engineers came out twice but were unable to fix it during our 4 night stay and we did not have the opportunity to experience it at all. The written response from the Director/Manager was that, to quote: "the water was at the limit of its temperature" - this I find difficult to believe given the ambient air temperature was low 20's and the fact the maintenance engineer said to expect temperature of 37 degrees (any respectable hot tub will heat to 40 deg). I was not offered any refund or compesation despite the fact I would have paid far less had we chosen a villa withou hot tub (which is in effect what we ended up with). A refund of the difference would be the very minimum one would consider a respectable response. The other problem we had, which I would not normally have mentioned, but will do because it added to our disappointment, was that on arrival to our first villa, we found the pool to be dirty and green with algae - see pictures. We immediatly reported this and had to wait while another villa was prepared in earnest (yes, the one with the faulty hot tub). Not a third world problem admittedly, but the lack of duty and care shown by allocating this first property with the pool in that condition is well below par. Other than that I can't really fault the place - spacious, clean, in need of a lick of paint here and there, but in the main (issues above aside) I would have been singing its praises. Avoid plot 411 if you want a warm or warmish hot-tub - and also there's a lot of road noise as there is little screening. Such a shame that the customer service and response to the hot tub fail has resulted in a negative experience, such a shame because as we have family living nearby we were looking for somewhere to stay regularly.

My husband and I have just returned from a weeks holiday here at Colina de Lapa, and there are positives and negatives to staying here. We enjoyed the space in the apartment as bigger than what you’d get in a hotel. But if you’re looking for a beach holiday, or a lively/tourist spot with shops, bars, restaurants and souvenir shops, then I’d say this isn’t the place for you, or you need a car to get out and about! We said we wouldn’t return here as we like to be nearer the beach. Positives first The 1 bed apartment has benefits of a full kitchen inc kettle, washing machine, microwave, hob, oven, fridge freezer, TV, living room and dining table, it’s a great space for a small family and home from home really. Beds were firm and we slept great! Housekeeping came in every day apart from Sunday, they made/changed the beds, we had clean towels daily, they emptied bins and did a little clean round. It’s a quiet and peaceful area with beautiful gardens and pool. We didn’t use the pool so can’t comment but it looked nice. There’s a shuttle bus that takes you to Carvoeire. We didn’t use this as we had a car, so not sure of the exact details but I believe it drops you off at 11am and picks you up at 4pm. Evening meals were nice but limited. Tennis courts and basketball court I think Children’s play area Negatives You need a car to get out and about as it’s quite far away from any town. It’s definitely not suited to anyone with mobility issues. There is a bit of a hill from the restaurant area, to the reception area, (where you get the shuttle) and there are steps round the complex. Takes over 30 minutes to walk to nearest beach, going down is ok but coming up (it’s all uphill) is another story! Unless you get a taxi or use the shuttle to go to the beach in carvoeiro The restaurant is limited, not sure if it’s because we went out of season (2nd week in an October.) We opted for half board (which was more expensive than we’d paid in other hotels) the breakfast was continental, cold meats, cereal, pastries, yoghurts, fruit, no eggs or hot food though. The HB evening meal option was a choice of 2 dishes (not enough variety) and we were offered the same food a few times. It did taste nice what we had though but needs more veg/salad options. Others who were eating here and not HB said they didn’t have all that was on the menu either. But could be a seasonal thing. Apartment is dated, needs modernizing. We also had ants in the bathroom, not mega amounts but about 6-12 and then we saw 1 climbing up the wardrobe in the bedroom, so panicked in case they crept in the bed! There was a subtle musty/damp smell In our apartment, more so in the bedroom. You got used to it when in the apartment, only noticing when you’d been out and come back in. No shops on site, (not even for basics) nearest one is a 10-15 minute walk away which isn’t far unless you’ve got mobility issues. No gym. The complex has apartments and villas with pools, whic

Me and my partner have just come back from a 7 night stay at Colina da Lapa apartments. Firstly I don’t understand some of these reviews, we had the best time here, it is a lovely quiet part of Portugal, our rooms were cleaned every day apart from a Sunday . It was like staying home from home, you had everything you needed, even had a washing machine which really takes the stress off of coming home this time of the year to get all your washing done! The beds are firm but very comfortable, I suffer with a bad back and not once did I wake up feeling sore. We hired a car for 3 days as we wanted to explore and I would highly recommend doing this, everything was sorted out by reception so we didn’t have the hassle of sorting it ourselves. Pool was lovely and clean, Only ate once in the little restaurant and it was ok for what we wanted Shops are quite a distance which was handy having the hire car . WiFi worked perfectly in our apartment. Would definitely return to Colina Da Lapa

Just came back after a 4 day stay at this place, I had booked breakfast included. Well, I wish I never bothered. Breakfast: Stale bread, 4 slice of watermelon that isn't covered, Dry pastrys and hard cheese and smelly ham. And the most miserable rude owner I've ever come across my first day i asked, "Do you make eggs he replied in the most loud voice "No" I said anything else "this is all you get" I complained to reception and was told that's not part of hotel but yet again your selling breakfast as part of the package. Villa is okay needs serious updating the beds are horrible and uncomfortable the bathroom tub was dirty look like oil marks and mouldy, showercurtain is 🤢the housekeeping never came once to empty bins so we had to throw it ourselves. Area around is beautiful, but that's about it. I would come back here in a hurry only because the food and cleanliness of this place. The only polite person I came across was carolina at reception that's it. They take card at reception for any tours has to be cash. Atleast tea and coffer and water should be provided. I wouldn't recommend this place

We hired a 4-bedroom villa at Colina Da Lapa in August 2024. The villa appeared to be clean although we did experience lots of ants in the bathrooms and kitchen, (kitchen needs updating and not enough crockery, etc for the number of people), but didn't think too much about it. The outside area was very nice especially the pool which was a good temperature. We didn't have enough chairs - only 8 were provided despite being a villa for 10. Requested two more which turned up as we were leaving to go home! The sunbeds were falling apart and in need of being renewed immediately. We had a problem with the fridge from day one and reported this to the reception. The lady (she was very helpful but had just started) came along immediately and said she would get maintenance to come and have a look. The fridge was far too warm, and the freezer was not working, the ice melted straight away. We were concerned that the food we had just bought and put in would go off. The lady returned without the maintenance person, and she said she would fix it. Not sure what she did, but it seemed to work a bit better but was still not cold enough. Anyway, consequently out of 14 people (we hired a 1-bedroom apartment also for 4 people) 13 got a horrible bug which consisted of being sick about 10 times and diarrhoea. My brother was taken unwell on the Wednesday and then two nephews on Thursday then having to fly home on Friday with sickness and diarrhoea. Once we got home everyone else became very unwell and the bug took at least two days to do away. We wrote to Colina Da Lapa to let them know that they should look at the air conditioning, fridge, pool (which was only cleaned once during our week stay) and the general cleaning of the villa (which was also poor) and received a reply from management basically saying that we filled the fridge up too much and it was our fault that we got ill! If you are thinking of booking this place, please think again and look at Vale de Lapa instead which we stayed at two years ago and was brilliant.

We got a deal on this place so decided to take the gamble and go. We were not disappointed. We loved it. The place is in the middle of no where but that didn't bother us. There is a minibus service early morning and late afternoon but to be honest Uber is only 7 euros into the town. Fab pool area that wasn't crowded and loved the pool bar and eatery. The villa was up 3 flights of stairs but again that didn't bother us because the villa was massive and clean. The staff are also very nice and helpful. There are 2 or 3 bars a half a mile away and walking on an evening was a pleasure. We also walked to the beach which takes a good 30 minutes but we enjoyed the walk. There is a fantastic restaurant opposite the site gates and a fantastic restaurant on the beach, but beware, they are very expensive. You will struggle to keep a meal for 2 under 150 euros in either of them. The 2 or 3 bars nearby mainly do pizza and a pizza is circa 15 euros. This isolation of this place won't be for everyone, but we loved it and will be back.
