Terrible experience!!! N0 staff, no service, no TV, no restaurant, no bar. Music Venue in Barn on property ever so often with hefty surcharge until 11pm. Pos old historic property (could be charming), good wifi. Look at the Shower in our upgraded room!

Will never stay here again, and would not recommend it to anyone due to an uncomfortable room, lack of hospitality, lack of food, and terrible value for the price. First, the positives. The inn is a charming historic building. The room was clean. The bath soap smelled nice. Although the room was freezing, there were plenty of blankets and a space heater. Umm I think that’s it…? The inn isn’t very comfortable. We stayed in one of the basement rooms, which was cold and noisy. We heard people walking around above us, loud music from the venue, and a freaking rooster crowing all day. There were no amenities, such as a TV or mini-fridge. The bed (which was labeled as a king on ********** but was actually a queen) dipped in the center so badly that I spent the whole night trying not to roll into my husband—which is pretty unacceptable at a hotel. Food was very misleading. They have breakfast, which you pay for separately, but not as many options as I saw online; after viewing the sp**** menu, with almost no vegetables, we chose to go elsewhere. It claims to have a dinner restaurant on site, which is total crap—what they have is a music venue. We tried to eat dinner there, and they wanted to charge $25 per person just to enter, before ordering food! So essentially, there’s no real food onsite. And the water fountain was empty the whole time. I never saw a staff person while we were there (aside from the woman selling coffee); not a welcoming vibe at all. The inn shares a parking lot with the music venue, with no parking dedicated to the inn, so parking is a challenge when there’s a show. Overall, we were uncomfortable and annoyed the entire time. We couldn’t wait to leave!

A very special place! Nick is wonderful with the right balance of being available but giving you space. The rooms are very clean, but it’s an old house; nearly 300 years old, so there will be creaks and normal settling for a home that age. There is no tv; I bring my laptop, but also enjoy the solitude. The Barn is open Wednesday through Sunday and provides a small menu, full bar and entertainment. The food was good; the service was excellent and the locals are very friendly. Probably my favorite part of the property is the rescue farm. I love waking up and visiting with the animals or coming back after a day’s adventures to see all these sweet animals. Nearly all are rescued from horrible situations and live happily with each other. It’s really the icing on an already sweet place. Also very convenient to Great Barrington, NY, and CT area towns. This is definitely a wonderful place to unwind and explore.

By far the worst experience I've ever had. Smoke alarm keep us up all night, never saw one staff member. No Breakfast , no dinner at the barn. Fire alarm was intermittent all night. Avant would not refund my full rate. And I will never use Avant for anything in the future.

It is a wonderful old house and the photos show what it could be like with more care and attention. However in real life the place appeared gloomier and more enclosed than the pics would suggest. I can’t really comment on the cleanliness of the public spaces as we didn’t feel comfortable spending time in them. Our room on the second floor was fine but the heating was a joke. The thermostat was outside the room and controlled our room and the one next door. As that was unoccupied we were able to set it to whatever temp we wanted. Well that was the theory, in reality turning the temp one degree up made the room hotter than a sauna with the radiators staying permanent on full blast. Turning it a degree down meant the radiators didn’t come on at all. All that said, having a welcoming and friendly staff/host would have made a big difference. Unfortunately, this was also the least welcoming (but by far not the least expensive) place we have stayed at during our New England touring holiday. There was no one to greet you when you arrive and no one to be seen during our 3 nights there. As other reviewers have said, there was no breakfast or coffee. However the little cafe down the road did a wonderful breakfast

I am being generous with my rating due to the nice owner Nick but we definitely did not find what we see in the pictures. The price per night was not worthy of what we received. We are pretty easy going family so we made the best of it. The "cottage" was a very rustic, in need of repair and upgrade upstairs (10 stair flight) 3 room apar**ent. The "kitchen" was equipped with a small refrigerator and microwave that was not working when we got there. A flick of a fuse box and it was back up and running. The space was enough for a rustic wooden table and 4 chairs. We were able to play a game around the table. The heat was a old forced air vent in the middle of the space so if you closed the doors, you did not benefit from the heat and there was a note not to close the curtain or the heater could I guess catch the curtain on fire The other vents did not work. The bathroom had air vents and heat switches that were very loud and a sink that constantly dripped water. The bedroom closed was off the hinges, the other bedroom had a screen that blocked the stored air conditioners. There is a small farm on property with rescued animals which was kind. Loved to watch the rooster crow . The barn was closed as it was a Monday/Tuesday. There was a small billiard and dart room. The darts were broken. Sara's coffee shop opened up on Wednesday but did not have drip coffee available at 8am. A positive is the beds are comfortable and clean. This place has much potential. I don't typically write as thorough a review, I felt it necessary for others to be informed.

I loved how unique of a place it was. The farm, the barn music venue, and all the interesting books and items around the house. It's too bad they are having such a hard time finding staff. The coffee was great in the cafe and I would have loved to eat there.
