Amazing location, room was huge, clean and well presented. The woman who checked us in was incredible and couldn’t help us enough. Thoroughly recommend. Wouldn’t stay anywhere else when we come back! Thank you for being so fantastic to us!

We enjoyed our stay at the property because of the smooth transaction from check-in to checkout. The room was clean and we were provided with toiletries, biscuits, tea, coffee and milk. They also provided us with a hairdryer, electric kettle and microwave which was very convenient. Our room was very spacious and even though it was near the road, it wasn't noisy at all. The location of the property was very favourable because it's close to the bus stop and there's a grocery shop nearby.

Friendly family run guest house in a pleasant location, easy walk down the hill but might be as well to get an uber back up the hill to princes street if on foot,always great communication and very accommodating. Older traditional style building, cozy and homely, great value for money

Glad I stayed here! The couple that runs this place are extremely nice and attentive. The neighborhood is quiet and feels safe. The place is closely located to the St James shopping mall and there are plenty of pubs and restaurants in the area. Only thing is that, it is a bit of a walk to the Royal mile from the property.

Hotel has a good location as regular buses take you to the attractions you might want to see. Many fairly good restaurants nearby..The owners are friendly and helpful..but it doesn't distract from the fact that the property is a bit run down..Threadbare carpets and poor decor.My room looked out to a run down garden with children's toys..Dust and dead flies on the window ledge....Kettle doesn't fit under the tap,so needs to be filled with a glass..Then there's the problem of finding somewhere to put it to boil..I had to put it on the floor...not ideal..its not a dreadful place by any means..nothing that with a bit of thought couldn't be sorted..

Stayed 3 nights, the owners were super welcoming and accomodating. Gave us tips and pamphlets for Edinburgh when we arrived. Contacting them during the stay was also very easy and help was given immediately. Room was spacious and clean, hair dryer on the wall was broken but was replaced with a new one as soon as requested. The location was great with many cafes and restaurants nearby. Even though the building itself was a little old and rickety, the space as a whole was very comfortable.

Very friendly hosts, cosy and calm and clean venue. In walking distance to all the important sites. Beautiful backyard cat!
