My friend has moved into here at the start of the month and what a scam it is. She is the only girl in an all boy flat, the front door doesn’t lock, parcels have been stolen as there is never staff on at the reception but by far the worst part of it all is that if you try to move out as she is at the moment, she has been told she can’t and if she wants to she needs to find a replacement and hold viewing ect or she is liable for the years rent. The staff have been incredibly hostile and all around a very not nice place. There are more problems such as the main bins not being emptied and the walls stained and ruined and when she asked for the walls to be sorted they said “it’s a student accommodation what do you expect” and this is for nearly £1000 a month for 1 room.

Ridiculous business. We booked this , as it was described with access to kitchen and utensils.we were at another student accomodation last year in Edinburgh with no issues at all.this place however is a joke to say the least. Dirty! Dusty! No staff present. No bins in rooms. Trash piles in the lobby. Shower and sink clogged, which prevents me from taking a shower. Dirty bathroom, despite the two "cleaners" had obviously been in the room to make the bed and leave towels. Chepest linnen and duve. Cheapest towels that leaves you fuzzy with residue. No easy way to contact staff. Email or phone is a 50/50 chance you'll get an answer within 72 hours. No staff to hand out toiletries. The fire alarm went off early in the morning for about an hour. No staff or firefighters showed up. Dust and dirty in my "cleaned" room. The common areas described in their adds, totally trashed. Notes about additional charges if you dare try use the kitchen, which has zero utensils whatsoever, despite their claims online. Dirty kitchen. Booked a place with kitchen as we need to cook our own food some days due to allergies, which is now quite impossible here. Overall not up to par, and quite disappointing service. I had one nice employee on the phone when we arrived , besides that this place is a joke. Im not sure how its is even legal to run a place like this in this state. I will attach photos. I am still awaiting their answers to my emails, and to see how they will rectify this mess . Would only recommend this place if you absolutely had no other place to stay so far.

Another business stay, another week away… This week we headed up north to Edinburgh during the many festivals on in August! I should begin by mentioning availability for hotels/apartments are very limited due to a number of events running across Edinburgh. Guest365 state a number of things on their website, Lets run through them all… ----------------------------------------------------------------------------------------------------------- Professional Photography; The advert was very accurate and photos replicated the exact room given. Optimised Listing; N/A Responsive Pricing; I agree the price listed for this property was reasonable. Guest Vetting; I was constantly harassed and asked to provide my passport as proof of ID and then told my booking will be cancelled if this is not provided. I do not understand the requirements for my ID as NO other like for like accommodation I have ever booked has asked for this. I was then asked to directly email a copy of my colleagues ID – Unwilling to do this as this is sensitive data and as per GDPR no mentioning of how and where it will be stored. Simple Check-In; I felt constantly harassed by the team asking exactly what time I will be arriving. Check-in at the accommodation is available 3pm-10pm. This totally contradicts what it says on the website “keys held in a secure location” as you are required to meet a representative from 365 and keys handed to you not giving the total flexibility to arrive anytime. It is also very misleading as there is no mention on the website or advertised property page prior to booking regarding additional charges for late check-in. For check-ins after 10pm there will be a charge of £25, for check-ins after midnight there will be a charge of £50. Guest Communications; There is a contact number but the “quickest” way to get through to the team or request anything is via the chat/emails. Whilst it is great, it is annoying not having a direct team involved per region/property to discuss any issues with the property. Instead, you are directed to a team of ‘Account Managers’ and on multiple occasions promised a call back that never happened. Easy Check-Out; This was very easy and required leaving the key card on the desk. I was however harassed a few hours later with emails and calls asking if I parked a coach onsite and it was going to be removed. This was nothing to do with me and funnily enough did see a note on the window of the vehicle with a contact number so unsure why the team were quick to call all guests staying at the property. There are also a number of other businesses opposite/ around the accommodation so should have really asked around first before contacting me. Quality Housekeeping; This is also very misleading, the website states “Our in-house cleaners are totally focussed on ensuring your place is cleaned and turned around in time for each guest. More than just cleaning, we check the small details too.” and on multiple places I found dust aroun
