Stayed two years ago and returned as we like this hotel. Room was huge, two double beds, fridge, big TV, balcony and sea view. Bedding and towels clean as was the room itself and had a lovely big walk in shower. The staff all very friendly and helpful. Location is great, near everthing and we managed to park for free about 4 min walk away Negatives which can be improved on - the lights by bed need looking as as one only works when you screw bulb in tightly and need to unscrew bulb to turn it off and other bedside one only works when middle light on. Curtains hard to close and very thin so light comes in. Bathroom floor needs replacing as marks on tiles. Also door handles to balcony a bit temperamental/need tightening. The communal areas sadly need refurbishing, carpets stained and worn. It's a shame as first impression isnt good but the bedroom itself is lovely and we will be back!

Checked in around 16.00 , lady was very pleasant . I get the impression a lot of the rooms are not necessary hotel rooms , they are residential. Was pleasantly surprised on our room 109 , family room , two double beds , table , chairs , kettle, biscuits , fridge didn't work ( shame ), TV was good size . Descent size shower . Three doors opening onto shared balcony from room , so great for abreeze , view was fab out to sea . Down side , could smell people smoking, even though windows closed , big plastic bottle outside filled with water and cigarette butt's. The curtains , so thin , so much light in the morning as sun rose , was woken around 3.30 , odd movement of people going out , then light really disturbed me . Miss laid my hair brush , fortunately left it in car , I looked under bed to be greeted with loads of rubbish , air freshener tin , apon leaving . Bin wasn't emptied in the ensuite . Lack of sockets to charge phone , USB by beds , didn't work . Parking £2.50 for each day , busy time we were there , had to park up road , away from hotel but no issue , as don't mind a walk . Only stayed one night , if I had the time , I would stay two , as so easy for access to beach and pier . This isn't a glamour hotel , budget hotel

Clean comfortable family room for myself and 12 year old granddaughter. Having seen some reviews I was a bit concerned but for £66 it was a bargain and iv definitely stayed in worse . Typical large old sea front hotel that's showing its age, yes some rooms are used by the immigration service , yes the long front balcony it shared , yes there was someone several rooms down smoking on the balcony, but everyone was friendly, staff very accomodation with bikes allowing us to store in hotel ( both really dirty having been on the southdown way for a week). Hot water in shower . Comfortable bed .loads of clean towels .soap .shower gel . TV reception a bit poor . Great view of sea and pier . Sat on balcony with a beer and toasted the end of a hard week . Lift old fashioned but when we were in Rome the same one was described as quaint. Would I stay again based on my personal experience-- absolutely I would .

Worst hotel ever, got to hotel and they said room was all good as soon as we got in 10 min later a cleaner opened the door and tried to come in. Later on when went for a shower, there was no hot water and so we had to wait to be fixed. And then another person came into the room to see the situation about the shower. One of the house rules was that we were not to be bothered at all during the stay and that wasn’t the case. Also, what hotel asks to leave the keys to the room in the reception every time you leave as use the excuse of in case of fire… like they would pick any of our stuff. I don’t tend to review places even when I have bad experiences, but this hotel here was just outrageous, £90 for one night!!! (Btw, bathroom door didn’t even close properly) and look at the state of this room!!!!

Good location & we would visit again as we know what to expect. Hotel looks very tired & needs TLC unfortunately :-( bed was comfortable, plenty tea & coffee facilities, shower was definitely not a power shower but was hot. Friendly staff.

The room was functional and clean. Nice view of the sea and good location for nearby restaurants. The staff at reception gave good information but really look like they could use cheering up. Room was nice enough but the carpets in the hallways badly need replacing and the doors need to be repainted - all scratched up. WiFi works well 26mbps download and 8mbps upload. Tea and coffee in the room but no breakfast included. Locks on the bedroom doors are extremely fiddly and should be replaced.

Every time I turned the bathroom light/fan on it stank of smoke. The sheets had a cigarette burn hole. The soap box left on towels was empty. The wardrobe door fell off and hit my head hard. The bottom sheet wasn’t bothered to be tucked in like a properly made bed. There was leftover clothing tags from previous occupants. Their was multiple hairs on shower floor and bathroom floor. It was cheap but should have been cheaper for the standard it was. I couldn’t bare to stay my second night so I left. What a disappointment. I have stayed in cheap hostels all over the world and this was the worst excuse for a room I’ve ever seen. Nothing about this place was okay I’m sorry but no.

The worst place I’ve ever booked. I don’t believe this should be listed as a hotel, it is more like a hostel. I did not feel safe in the room as there was a door leading to a shared balcony outside with many people milling about. The noise during the night was unbearable, I didn’t get any sleep and eventually gave up and left at 2 am. There was loud music and tvs coming from the adjacent rooms and the lift constantly banging. When I mentioned the noise to the staff on the way out he didn’t seem to care and just shrugged his shoulders. I was completely misled by the ratings of this property before booking. Would not recommend to anyone though I bet they don’t publish this truthful review,
