PRIME LOCATION: -Ten minute walk to the some of the highest rated restaurants/breweries on Larimer St and the heart of RiNo (arts district). Cart Driver is my fav! -Walk to Coors field 0.6 Miles -0.9 Miles to the Convention Center -0.6 miles to Curtis Park -5 Min drive to Downtown. -1.5 miles to Union Station/Ball Arena and Broncos Stadium (Empower Field at Mile High). -Next to major highways for easy access to the ski resorts, Red Rocks Amphitheater, and Boulder *Located across the street from a day shelter. As is common in any major city, you will see homeless people. LAYOUT: - 3 story, 4 level townhouse - 2 bedrooms (2 king beds, 1 sofa bed) - 2.5 bathrooms. - No access to the lower level. - 2 bedrooms have a dedicated workplace (desk and chair) and there is a 3rd workspace in the hallway with a desk and chair. All bedrooms are separate from living spaces and equipped with: - Smart TVs - Alexa Dots - Chargers & adapters. *MAIN LEVEL: - A fully equipped European style kitchen, with custom Berloni cabinets, quartz countertops, a 5-burner gas range, and a breakfast bar that seats 4. -A dining room that can accommodate large groups/families. -The living room features a see-through fireplace and comfortable seating area with a TV. -A small deck/balcony and a powder room complete this level. -We allow smoking/vaping of marijuana on this level inside with the air purifiers on. No tobacco smoking inside; outside is OK. *UPPER LEVEL: -Primary bedroom with a king-size bed and a sofa bed & TV. 5-piece en-suite bathroom and a large walk-in close. Includes dedicated workspace (desk and chair). -Guest bedroom features a king-size bed, a walk-in closet, a full-length mirror and a dedicated workspace (desk/chair). -A hall bath with a bath/shower combo and a washer/dryer closet with an iron and ironing board are also available on this level. -Dedicated workspace in hallway (desk/chair) -A balcony *ROOFTOP DECK: -The rooftop deck is the epitome of luxury with a hot tub, a wet bar, a grill, a dining area, and a lounge area with ample seating. -A large cantilevered umbrella and a fire pit complete this outdoor oasis that offers stunning views of the city.
