Important Building Update: Exterior Painting Project (May 2025 – Fall 2025) Our building is undergoing a scheduled exterior painting project beginning May 2025, with an estimated duration of 6–8 months. This is routine maintenance completed every 10 years to keep the property in excellent condition. Current Progress & Schedule 01, 02, 03, 04, 05, 06, 10, 11 units are completed. Stack 07: September 11 – October 11, 2025 Stack 08: September 25 – October 25, 2025 (This unit is an 08) Stack 09: October 11 – November 11, 2025 Please note: During this 08/09 phase, the pool will be partially closed during working hours for safety. What to Expect: Work is quiet — no loud construction noise. Each stack of units takes about 2–3 weeks, but timing is weather dependent. They are doing 2 stacks at once. Balcony Access: Furniture comes inside. You may go out on balconies when before working hours or after working hours. We can provide camping chairs so that you may use the balcony during those off hours but those chairs will need to be brought in and out. Cannot go out while active wet paint or work is being done. The wide interior corridor leads to this luxurious 3 bedroom / 2.5 bathroom luxurious condo. Ocean Vistas offers the ultimate in luxury oceanfront living. This elegant residence offers a double door entry under a rotunda ceiling. Split floor plan. 9`4 interior ceiling. Crown molding. Entry: you walk through the double doors under a rotunda ceiling with a chandelier. 3rd bedroom: To your left will be the third bedroom that has a queen bed and a beautiful desk area for any work that needs to be done while in paradise. Kitchen: As you proceed down the entry corridor you will come up on the gorgeous living room, off to your left is the luxury gourmet chefs kitchen that is fully loaded with amenities for your cooking needs. Living room / Dining room: The living room boasts gorgeous three seat couche with two designer chairs and a large flat screen tv with an upgraded cable package with direct oceanfront views and a sliding glass door to access the balcony. The dining room has a low top table with seating for 4 as well as the additional bar seating at the kitchen. Master oceanfront suite: To the right of the living room is the master bedroom which is fitted with a king size bed, a wall mounted flatscreen TV with that upgraded cable package, walk in closet, private balcony entrance. The private master bathroom has a garden tub, his & her vanities, and a large walk in shower. 2nd oceanfront suite: To the left of the living room is the dining area, entry to the half bath, a a door to the 2nd bedroom which boasts a king size bed, flat screen wall mounted TV with cable, and a private balcony entrance. A private bathroom is attached that has a beautiful vanity with a large walk in shower. Balcony: This 400+ sqft balcony has a multi-million dollar view of the ocean that is unmatched anywhere else along the coast. The balcony features an Kenyon electric outdoor grill with outdoor seating that overlooks the unobstructed views of the Atlantic ocean. ***AMENITIES*** Ocean Vistas is widely considered Daytona Beaches most luxurious rental. Because of that Ocean Vistas has gorgeous amenities that pair with the beautiful units perfectly. Full size oceanfront fitness center with a hot sauna Full size oceanfront community room with commercial ice machine, large flat screen cable tv, and billiards. Fully protected sun deck with outdoor patio furniture for you and the whole family to sunbath if the beach side is windy. Full size business conference center with a conference table that seats 8 and printing capabilities. The back deck has a 80ft heated infinity pool and opposite it on the other side has an infinity hot tub spa. The back deck also has numerous seating arrangements to enjoy the fire-pit and the the view of the ocean waves rolling in. Needless to say you will be living in absolute paradise during your entire trip ***OTHER THINGS TO NOTE*** Minimum age: 25 (minimum age of primary renter) 1. Management fee is $145. In being as transparent as possible with this fee. This covers you for any incidental damage done to the unit during your stay. The alternative would be to pay a large security deposit and or a one time fee to Vrbo that's almost identical to ours only does not cover you very well. So we opted for third party coverage that protected both of us extremely well. CARPET: Take your shoes off when on the carpeted areas of the home. CHECK IN: 4pm-8pm EARLY CHECK IN: Is not available. (If the unit is ready early, our check in agent will let you know) LATE CHECK IN FEE: This fee is charged for "after hours" arrivals at a residential building. ** 8:01pm-11:59pm: $50 ** 12am-1:59am: $100 ** No check in allowed from 2am-7am PETS: no pets KEYS OR KEY FOBS: If lost or damaged are $75 to replace. STARTER SUPPLIES: We provided a starter kit of household items; A few trash bags, laundry pods, dish detergent pods, toilet paper rolls, and one roll of paper towels. Once ours is gone it is the guest’s responsibility to purchase the things they need. CHECKOUT: is at 10:00 am PARKING: ~ ONE garage spot with 7ft clearance guaranteed. ~ ONE garage access pass to the first come first serve spots in the lower garage (6'7ft) for a second vehicle (If the complex is full parking for a second vehicle may not be available) ~ If your vehicle does not fit in the garage you will have to find other parking accommodations. ~ NO THIRD VEHICLES. ~ NO TRAILERS. ~ NO OUTDOOR PARKING ON SITE. CHECKOUT LIST: 1. Wash & dry one load of towels (no folding needed) 2. Put dishes in dishwasher and start prior to leaving 3. Strip beds that were used and leave next to the bed 4. Take the trash out 5. Set AC back to 78 6. Make sure sliding doors are closed 7. All keys/fobs left on the table 8. Report if anything was broke or lost during your stay 9. Birthday Weekend We stayed at Ocean Vistas for a combined Birthday/Father's Day weekend with the family. The unit is even prettier in person. It was immaculate (and I am hard to please when it comes to cleanliness), had everything we needed, the view was breathtaking and the beach area is perfect! We thoroughly enjoyed our stay and would definitely stay here again!

It matters where you choose to vacation This unit was excellent, quality furnishing's, excellent amenities, safe, and a million dollar view. The check in was smooth and accommodating, the agent took time to answer any questions and reviewed the check out process and the host was responsive leading up to my stay. I’ve stayed in several units in the building and this was one of the nicest.
