Lovely break at this super bed & breakfast. Our room was so spacious with a huge extremely comfortable bed, bathroom also amazing. The view from our room was the icing on the cake. 🥰 The owners Rob and Fiona are very friendly, also knowledgeable about the area. The breakfast offerings were delicious. We are definitely looking forward to returning.

Wonderfully comfortable beds and sweet treats!! Welcoming reception from the owners and great sea views to follow. Breakfasts to die for; cereals, fruit, yoghurts, compote, jam and marmalade and then breakfast!! Unusual choices outside the traditional full English. Smoked fish, black pudding, spinach! Excellent place to stay

We’ve just had the pleasure of staying here & throughly enjoyed it. Hosts were friendly, room was very spacious with comfy beds and spectacular views over Dawlish seafront. Lovely chair in window to enjoy the views. There was a good choice of cooked breakfast items, all cooked fresh as you ordered & all tasted great! Hotel was in a good position, up a hill but very close to the town. It had its own parking area just up road from hotel. Lots of little extras provided like homemade cookies/ macaroons and toiletries.. We would definitely stay again.

Lovely guest house! Fab hosts, views over the bay , breakfast, comfiest beds ever and the homemade apricot cookies were to die for! We stayed for Let’s Rock 80s Festival in Exeter and will definitely be back. Rob and Fiona are the perfect hosts!

Had a lovely weekend stay at Lammas Park. Very welcoming, friendly and attentive hosts. Peaceful surroundings. Facilities excellent, however possibly not suited to those with mobility problems as no lift, two flights of stairs. Rooms excellent, warm, Comfortable beds, en-suite with toiletries, tea & coffee making, nice views. Lovely dining room and superb breakfasts, well cooked.

Our two night stay was fantastic.Really beautifully appointed rooms with gorgeous home made biscuits. Breakfast was superb,very tasty and lovely produce especially the black pudding.The hosts were particularly helpful and friendly.we look forward to staying in this gorgeous B and B again.

My Husband and I stayed 3 nights at Lammas Park House in the York Room which was on the 2nd Floor and had a fantastic view of Dawlish. On arrival we were given a very warm welcome by Fiona and Rob and our ensuite room was exceptionally clean and the beds were very comfortable. It had a TV, tea/coffee making facilities, a bottle of water, plus special treats like homemade cookies which were replenished each day. The breakfast (served from 08.30-10.00) was excellent and started with a help yourself buffet which included several different cereals, yogurts, fruit juice, fresh fruit salad and prunes. This was followed by a choice of The Lammas Special, Full English with "Stornoway" Black Pudding, Lammas Omelette, Smoked Haddock or Kipper or the Lammas Vegan. Plus toast/delicious marmalade/jams and tea or coffee. Lammas Park also has the option of an evening meal on a Monday and Tuesday evening. We travelled to Dawlish by train and managed to reach Lammas Park in less than 10 minutes. Both trains and buses run regularly and stop closeby. The South West Coastal path is only a few minutes walk from Lammas Park and there are some breathtaking coastal walks nearby. We were delighted with our stay at Lammas Park House and look forward to visiting again next year. We booked directly with Lammas Park House on their website which enabled us to get a discount for booking direct with them and the offer of an additional discount if booking direct for a return visit. Highly recommended.

Very good instructions on how to get there and where to park. Hosts had our room ready for when we arrived which was great. Very friendly welcome by Fiona who showed us the breakfast room and the times for breakfast and explained about the WiFi. She carried my parents case up the flight of stairs to their room, which was very kind. Rooms were clear, home made cookies, tea and coffee etc in the rooms. My parents room was huge with everything apart from a fridge. We had the York room, which was a lot smaller. Beds were comfortable but I would have preferred bigger pillows, but that is my preference. Lovely selection of hot breakfast items with cereal, yoghurt and fruit salad. It would have been nice to help yourself to the fruit juice. Fiona always offered you a good selection of toasts and breads. Lovely breakfast room. You could not hear anything in the rooms from other guests and we slept well. Shower hot and powerful. Location was excellent, easy walk to town, train station and bus stops.

We stayed here for two nights and were made to feel so welcome by Fiona and Rob. Our room was massive and we loved the view from the balcony (see the photo for the view from the balcony). Lots of nice welcoming touches like homemade cookies and macaroons. The breakfast was perfectly cooked and of high quality. Fiona and Rob are the perfect hosts, very welcoming, warm and friendly. They also aren’t intrusive during your stay, which can sometimes be a problem elsewhere when staying in a small b&b. You can come and go without feeling watched, but they’re always there if you need them. The room was faultlessly clean and very comfortable beds! Great location too, very quiet yet quick to get to the high street and the sea. Just couldn’t fault it.
